Welcome to 30A Beachside Waters. Beautiful gulf-facing condo on the beach side of 30A! Ocean views from the balcony. Steps from our guest-only beach. This cozy 1-bedroom unit sleeps 4 and offers easy access to world-class dining at nearby restaurants like Cafe Thirty A. This is exactly where you want to be!

THE SPACE
The master bedroom includes a king size bed, with 2 twin bunk beds in the hallways (see photos). Great for couples, or small families / groups looking for a sweet beach getaway. This unit is on the 2nd floor up one flight of stairs (no elevator). There is a king mattress in the bedroom, and 2 twin bunks in the hallway. Sleeps 4.

This 1982 beachfront condo may exhibit some signs of its age but has been well loved over the years. Recent renovations inclue exterior paint, all new doors and windows.

Please note: Exterior improvements / necessary repairs on the building and neighboring buildings may occur intermittently and without notice.

AMENITIES TO GET YOU SETTLED IN
Enjoy a starter set of amenities during your stay. Our kitchen essentials include 1 roll of paper towels, 1 dish sponge, 1 bottle of dish soap, 2 dishwasher pods, and 1 trashcan liner. In each bathroom, you'll find 2 soap bars, 1 shampoo, 1 conditioner, 1 makeup rag, and 3 rolls of toilet paper, as well as 2 bathroom garbage bags, 3 hand towels in the master bathroom, 4 washcloths, and 4 bath towels. We have a Keurig coffee maker but do not provide pods.

BEACH ACCESS
The nearest beach is just steps away. From the condo, walk down the first flight of stairs and you should see the top of another set of stairs that leads down to the water. This beach is private and available for guests of Beachside Condos (which includes you).

BEACH CHAIRS & UMBRELLA
4 portable folding beach chairs (Tommy Bahama style or similar) and 1 umbrella + sand anchor are provided for guests.
Most guests our happy with our equipment, but beach chair service is also an option via a local vendor ($30/day for 2 chairs and an umbrella)

POOL
Available year round but is not heated. 2 min walk.

LAUNDRY
Washer & dryer available in the unit.

TV/ INTERNET
In addition to Vizio Watch Free+, and MediaCom basic cable, each TV has Chromecast, allowing you to stream your favorite apps from your personal subscription accounts). Please note that while we provide TVs and internet for convenience, Mediacom has been known to have instability in this area, and we cannot always guarantee operation or specific channel availability.

SECURITY CAMERAS
We have 1 Ring Doorbell Cam that faces the exterior hallway. There are no interior cameras.

PARKING INFO
There is space for one car (or cart) in the parking lot. It is free but not gated, and is only available to Beachside guests. Parking passes are required and will be provided in the unit when you arrive.

- Please refrain from charging lithium ion batteries while unattended.
- Main guest must be 25+ and stay on-site
- Main guest must sign rental agreement
- Check-in: 4pm / Check-out: 10am
- No early check-in or late check-out (we’ll text if ready early)
- $100 security hold required per stay; released after checkout if no damage - ** A valid credit card is required for a $100 hold before arrival. This isn’t a charge, but rather a temporary hold in case of damage. Handled via OwnerRez, our software-connected management platform.
- Hold is similar to a hotel card-on-file
- Hosts not responsible for temporary outages, closures (beach, pool, etc), maintenance, construction, or weather-related issues.
- No refunds outside our cancellation policy
- Rule violations may result in fines or cancellation without refund


CHECK OUT
- Run the dishwasher (we can unload).
- Trash, including fridge. (Excessive trash may result in a fee)
- Dirty towels the bathroom.

AIR CONDITIONING
Please don't set the AC more than 15 to 20 degrees cooler than outside, or leave doors/windows open while it's onthis can freeze the unit and shut down the HVAC.

CANCELLATION POLICY
Cancellation Policy. Please review the cancellation policy at time of booking. No refunds are given outside of that cancellation policy prior to arrival or during your stay, including for weather, maintenance, renovations, utility issues, or amenity disruptions. We highly recommend travel insurance for added flexibility. If Airbnb or VRBO issues a refund outside our policy, we reserve the right to recharge your card.That said, our goal as responsible hosts is to give you the best stay possible. If we missed anything or something can be improved, let us know right away so we can make it right. We look forward to hosting you!

CHARGEBACKS
Guest agrees all charges tied to their Airbnb stay-- including extras -- are final, non-refundable, and may not be disputed. Any chargeback or payment dispute is a breach of this agreement. Guest must reimburse all costs (including legal fees) tied to any dispute. Unpaid disputes after 30 days may be sent to collections. Host may pursue all legal remedies. Host's proof of purchase is sufficient to counter chargebacks.

Great communication from both owner and property manager, before/during/after our stay. Fantastic location, steps away from the beach. Clean and well-appointed throughout. Fully equipped kitchen (though we did not take advantage of it), towels and beach chairs provided, washer/dryer worked fine. Would not hesitate to recommend!

Great Stay

Great location, walkable distance to places to eat, and short bike ride to the many more places. Short walk to the beach. Private beach nice and quiet. Ocean view from the balcony. Great communication from host.

Great location and communication

You can’t beat the location on the beach. The owner communicates better than I’ve ever experienced. The beds are great. They had chairs and an umbrella and beach towels which was very convenient. The kitchen equipment is dated but it’s doable for a beach house. Will be back.
