The 1898 Carriage House Retreat is accessed by a flight of 10 stairs to the 2nd floor with private balcony. The main 2nd story living area is an intimate, 400sq. ft. 1 room studio sprinkled with vintage architectural detail. Tiny but very romantic, there is a queen bed & the sofa opens into a full bed allowing 2 (or 3 guests if they are comfortable with the intimacy) to sleep in air conditioned comfort. The bedding, towels & guest robes are sparkling white & fluffy. Pool/beach towels can be found in upstairs closet.
The kitchenette has conduction burner, microwave, mini fridge, toaster oven, sink, toaster, utensils, cooking implements, dishes, Keurig, Mr Coffee maker & a complimentary tea & coffee bar.
The TV is Smart with ROKU & the WIFI is fast!
You'll love enjoying morning coffee on the private 2nd floor balcony tree level with the birds. Downstairs, there is a private laundry only for guests with washer/dryer, beach chairs, igloo (8mi. to Manatee Beach & AMI), & a bathroom to use. We also provide 2 bikes to enjoy cruising the Riverwalk & downtown and an outdoor grill if you don't feel like eating out.
This is a very unique place to get away and enjoy our local downtown with Manatee Rehab, Bishop Museum, Village of the Arts, Live Theatre, Rooftop dining, salon, Farmer's Market, Music Festivals, River Regatta & more just steps away. When you’re ready to relax come back to your charming 1898 Carriage House Retreat & relax-you’re on river time!

Guests have their own reserved driveway next to the Carriage House. They have private access to the downstairs laundry, toilet and outdoor shower area and the entire upstairs living area. There is a small yard area designated by fencing with a lovely bistro set and umbrella with grill reserved exclusively for guests.

We respond by message almost immediately. Most of our guests prefer we send clear directions for a contactless check in and then should they have questions we urge them to message

We are in the historic district of our charming Florida Gulf Coast Downtown on the mile wide Manatee River. Just 8 miles from the Gulf, the river offers unique fun of its own. Restaurants, coffee shops ( orange blossom and sage and biscuits our favourites ) cafes, ice cream, boutiques, pubs, museum, planetarium, manatee aquarium, Riverwalk and more all within walking distance. River cruises, fireworks, festivals, farmers market, live music, Regatta races, and local artisans. Come stay like a local!

Walk or bike in the downtown, or take the water taxi to Anna Maria island. Lovely neighborhood for dog walking and walking to restaurants,cafes, museum, library, boutiques. River walk is very dog friendly as well as many open air dining places where your pup can come along. You’ll need a car, Uber, or MCAT to get to beach (8 mi) or take the new water ferry, the Downtown Dutchess to Anna Maria Island then hop on the Miss Anna Maria ferry for a relaxing ride back to downtown Riverwalk. $8 per person and you get a boat cruise as well!! Nearest airports: (SRQ 10 mi. TIA 59 mi.)

The Carriage House guest driveway is accessed behind the main house by a service road which remains available 24 hours a day. The back driveway is narrow so proceed slowly and with care.

10 steps must be climbed to the 2nd story unit. Only the laundry room/ pool bath & outdoor shower are on the ground floor.

The living space is very compact-perfect for a couple or friends intimately acquainted. We do have the additional pool potty in downstairs laundry room and the outdoor shower if two people need the bathroom at the same time.

When walking with pet off our property you will need to keep your pup leashed & picked up after as that is a city ordinance.
Please note - as part of our booking process we ask all our guests to sign a rental agreement and we place a hold of $100 the day before your arrival on a card. No funds are taken from your account it is a hold of funds which is released 5 days after your departure. This process was put in place to prevent house rules being broken, theft or damage to the property.
