We do rely upon Spectrum Cable/Internet for the high speed wifi. Sometimes there service goes out on the Island, FYI.



Up to 2 dogs or birds are allowed. The pet fee nonrefundable is $75 PER dog or birds, no exceptions. Dog (s) cannot be left alone to bark nor be allowed up on furniture. Pets found on property without prior notice to us as host will be evicted without refund.

This property and listing does require a few things after the booking is made on Airbnb:



1.) You must additionally assure against damages by either agreeing to pay a 1 time $59 damage coverage protection plan fee (not refundable) to assure against damages



OR



You may choose to do a fully refundable $500 damage deposit. You must do one or the other to book this property and stay here

We bill for either via the Airbnb resolution center prior to arrival. Again, these are fully disclosed for guest convenience as many HOAs are very strict on coverage plans.



Our listing again, REQUIRES that the primary tenant is 25 years of age or older to book & must be present at check in. You MUST contact us prior to booking if you are not 25 - no exceptions - though it IS POSSIBLE sometimes with additional requirements.



2.) Please take note we do require an E sign rental agreement with an attached photo ID after booking is made, We require to maintain our City of South Padre Island Rental License a signed rental agreement you may esign by docusign prior to arrival to be checked in with door code therefore you must provide your email address. You must attach a pic of your photo ID OR upload to Airbnb messaging to age verify as 25 years of age or older. If you are not 25, we do NOT allow you to book unless you contact us first :) though it may be possible with additional requirements

The Neighborhood:

Great street. Located half a block to the beach. Walk to The Palms on the Beach one of the best breakfasts on the island. Great fish sandwiches too about 50 yards from the house.



While there is no pool, the small backyard we DO ALLOW BBQing as long as you clean up/remove grill. If this is not done, we do charge. Reminder, unregistered guests are not allowed at the property.



Getting Around:

Walk to beach. Walk to great Palms on the Beach cafe/bar just half a block away.

Condo does not have daily maid service



At check out we require dishwasher loaded and turned on and all trash taken to cans at street. An excessive cleaning fee applies otherwise

Location 10/10Comfort 10/10Amenities 10/10Quiet, Cozy, Relaxing.Super easy check in, spacious, with an outdoor shower & hose is super convenient. Plenty of space for our large family of 7 with plenty of blankets & places to sleep comfortably, plenty of towels but I recommend bringing your own for beach days - WASHER & DRYER IS A GODSEND! Kitchen has all the essentials, plenty of flatware, plates, bowls, glasses, etc (FYI: all glass, no plasticware for the littles but dollar general is located 2 mins away). We cooked everyday & didn’t have to buy any cookware as the kitchen is well equipped. We loved how hot the water gets in the showers & the thermostat was set on igloo when we got there. PERFECT and I can’t stress this enough, STAY. In the cut but close to the party. Iykyk.We were near gravity park, numerous souvenir stores, restaurants, etc. The property is located on a quiet street between 2 different beach accesses, just a 5 min walk. Beach access 13 (about 7 min walk) has showers to rinse off at the boardwalk. AWESOME STAY, HIGHLY RECOMMEND, WILL STAY AGAIN.
