**LOCATION. RIGHT ON THE BEACH. WATCH THE SUN RISE OUT OF THE OCEAN from YOUR PILLOW. First level with just a few steps at your entrance. Walk right in with your luggage. No need to lug luggage up lots of stairs. Everything is on one level. No steps inside.
* This terrific property features 2 full bathrooms. One has a new cast iron bathtub and a shower and the other has a step in shower with marble tile and a spa panel.Completely renovated with new marble and vintage tile. Of course you also have a hair dryer and all bathing amenities like soap and shampoo and more.
*Relax on your new Serena and Lily over stuffed sofa in your oceanfront living room. Central AC and heat with free WiFi and extra large Screen TV.
*Your kitchen has everything you need to prepare your seafood special or just a cup of coffee. Drip coffeemaker and espresso for you, too.
*Your SPEED QUEEN washing machine is just another one your extra amenities provided for your comfort. You’ll also have landry detergent and dryer sheets.

Dear guest, welcome to My Beach House. You have found the perfect place for your holiday on Tybee and we want you to have a great time. Let us know how we can help in any way.
Your key will be in a lockbox and your special code to open it will be included in your welcome email prior to checkin. I’ll be sending more information along with all of my favorite Tybee restaurants. You will have many amazing choices. Tybee is only 3 miles long so they are all close by.

We don’t stress over the little things. We always trust and ask that the Lessee shall not deliberately damage the premises during the lease term, including pipes, wires, glass, plumbing, fixtures and other equipment.
Please be a good neighbor. City of Tybee Ordinance: Quiet after 9pm.
Check-In/Check-Out Times: To guarantee our guests a clean house and to avoid delays, we ask that all guests help us by adhering to the Check-In Time of after 4:00 pm EST and Check-Out Time of before 11:00 am EST. Your MER-MAIDS need plenty of time to clean .
All rental properties are leased without regard to race, color, religion, sex, national origin, disability or sexual orientation.
Yes, Alcohol is allowed on Tybee Beach,.
Alcoholic beverages ARE allowed anywhere on Tybee Beach and there is an Open Container ordinance on Tybee that allows you to carry and/or consume an alcoholic beverage publicly including on the streets of Tybee.
Tybee is a National Healthy Beach. Dogs are not allowed on Tybee beach at any time.
Rental Rules:
1. Smoking is not allowed anywhere except in the parking lot.
2. People other than those in the Guest party may not stay overnight at the property. Any other person in the
property is the sole responsibility of Guest.
3. MY Ocean Villa II is privately owned; the owners are not responsible for any accidents or illness that occurs while on the
premises or its facilities. The OWNERS AND MANAGEMENT COMPANY cannot be responsible for the loss of personal belongings or valuables of the guest.
By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
This CONFIRMATION serves only to affirm the RESERVATION terms included in this agreement and the House Rules, Rental Policies, and Guidelines. Failure to sign and/or return this CONFIRMATION before Check-In does not void or in any way modify this RENTAL AGREEMENT or release the RENTER from any of its TERMS, CONDITIONS, or RENTAL POLICIES.
MY BEACH HOUSE Rentals reserves the right to refuse rental or terminate a rental if, in its opinion, the Guest has violated the terms, conditions, and limitations set forth here and in the Rental Agreement or in the event of unforeseen circumstances or conditions beyond their control.
Although we cannot guarantee the operation of all appliances, our staff makes every effort to keep all equipment and appliances in good working order. We strongly encourage you to report any equipment or mechanical failures as soon as possible
If reported, we will do our best to have any malfunctioning equipment repaired or replaced quickly; however, NO DISCOUNTS OR REFUNDS WILL BE GIVEN FOR MECHANICAL FAILURES OF EQUIPMENT OR APPLIANCES BEYOND OUR CONTROL. This policy includes but is not limited to pools, refrigerators, freezers, ovens, stoves, microwaves, water softening, wine coolers, coffee makers, blenders, toasters, toaster ovens, convection ovens, pool heaters, hot tubs, Jacuzzi's, bathtub spas, elevators, table and parlor games, telephone, televisions, remote controls, modems, routers, cable/satellite, and internet outages.
We have an after-hours emergency phone to report equipment-related lockouts, significant appliance, plumbing, or air conditioning problems. With reasonable notice, authorized agents, employees, or contractors may enter the premises during normal business hours for purposes connected with the rental unit's repair, care, or maintenance.
Emailing or texting to give feedback after your trip is always appreciated and welcomed, but compensation usually cannot be offered especially if no opportunity was provided during the stay
NO SMOKING INSIDE THE PROPERTY:
If there is evidence that smoking has occurred inside the Property or damage from tobacco or residue stains, an additional $300 cleaning and ionization service fee will be applied to the Guest's balance. This policy is strictly enforced and NOT covered by accidental property damage policies offered by us or any online travel agency.
Any member of your party's use of illegal drugs and alcohol consumption by minors is strictly forbidden as part of our rental policy and by the law. All violations are documented, recorded, and reported to the authorities. Any member of the rental party or visitors exhibiting signs of dangerous intoxication levels, including severe mobility and speech impairment, will be immediately asked to leave the premises.

THE USE OF FIREARMS AND WEAPONS AT A RENTAL PROPERTY IS PROHIBITED:
The use of any firearm or weapon at a rental property is prohibited. This policy includes but is not limited to martial arts weapons, bb or pellet guns, slingshots, and any bladed weapon. Upon departure, weapons and firearms left at a Property will be reported to and taken into custody by local authorities. Any guests wishing to regain possession of such items may collect them from the police department.
FIREWORKS: The City of Tybee does not allow the use of fireworks at any property without a permit. Tybee provides fantastic firework displays on many holidays. You may view them over the tree tops from your house or you may walk out to the beach (nice to bring your favorite chair and beverage/snack along).
Guests agree to defend, indemnify and save free and harmless the individual homeowners and MBHR and its employees, for any liabilities or any loss or damage whatsoever arising from, related to, or in any way connected with the rental of the premises, including, but not limited to, any claim or liability of personal injury or damage or loss of Property which is incurred or sustained by the Renter or other Guest at the Property.

One of the few locations on Tybee Island where there are no buildings or parking lots between you and the ocean. All Ground level with just a few steps at your entrance. No need to lug your bags up several flights of stairs 😅
