Otter’s Landing is your mini-resort on the Russian River! This charming collection of 3 cottages is a sunny, riverfront retreat. Guests are delighted by the option to travel with a group and still have privacy, separate bathrooms, and kitchens. Multigenerational families and friend groups adore this property! Lovingly updated since it was last available as a vacation rental.
The Cottage is the main cabin with 2 bedrooms, a full bathroom, and the largest kitchen and living spaces (and a W/D). The Treehouse has a lofted sleeping space, kitchen, full bathroom, and living area with a single futon. The Nest is the darling studio with efficiency kitchen and cozy full bathroom. Each cottage has at least one deck, outdoor seating area, and indoor dining for the guests in that cottage while the front yard has an outdoor dining table with room for everyone together and the backyard has 2 picnic tables to seat the whole crew too.
One of the many joys of this property is the abundance of natural light – inside and out! River and tree views, gas firepit, propane BBQ, and the large lawn-ish backyard ends at the bank of the Russian River with a natural path and stairs leading down to the water. Stairs and a boat/swim dock are available in the summer months. Boats and standup paddle boards are also available seasonally.
Located just a short distance from downtown Guerneville, guests have easy access to shopping and dining. Whether you're here for a short or long visit, checking out the river and wine country for the first time or the twentieth, this property is an ideal base for your stay.
Know Before You Book:
Maximum Occupancy and Quiet Hours: The maximum occupancy at Otter’s Landing is 10 people not including kids under 3 years old. Quiet hours are from 9:00 pm until 7:00 am. Outdoor amplified sound is prohibited at all times. With 3 cottages, it may be tempting to invite more guests than allowed under the Sonoma County Vacation Rental Ordinance. Don't do it! Complaints to the office and/or county will result in fines and the termination of your stay. If clarification is required, please contact our office. Parties and events are strictly prohibited by the Vacation Rental Ordinance.
Daytime Guests: Otter’s Landing allows up to 2 additional daytime guests with prior written permission. For more information, please inquire.
A Note About Our Cleaning Fees: Thank you for supporting our local business! When you stay with us, you are supporting local families at work. We think everyone deserves a decent living wage, and we make sure to set the rates and fees so that our cleaners earn a living wage in beautiful Sonoma County.
Parking: There is parking for 3 vehicles along the fence – off the street but outside of the yard and 2 cars in the driveway. RVs, trailers, and campers are prohibited, per the Sonoma County Vacation Rental Ordinance.
Bed Sizes:
The Cottage: Primary bedroom: Queen bed and double futon; second bedroom: Queen bedroom.
The Treehouse: Loft: Queen bed; Living room: Slightly larger Twin futon.
The Nest: Queen bed.
Heating:
The Cottage: Gas fireplace.
The Treehouse: Gas fireplace.
The Nest: Electric heat.
Cooling: This home does not have Air Conditioning, but the afternoon and evening breezes from the ocean and up the river generally keep the house a comfortable temperature. Ceiling and freestanding fans are provided, and the windows have screens.
Kitchens: Each cottage has a kitchen with the one in The Cottage including a dishwasher and the most amenities. The Treehouse kitchen is the next largest and does not have a dishwasher. The Nest has a smaller, but still full, kitchen. Each kitchen provides at least one way to make coffee!
Bathrooms: Each cottage has a full bathroom. The Nest has a shower while The Cottage and Treehouse have shower over bathtubs.
Property: The three cottages are on a third of an acre with a large front yard, backyard, and river access exclusively for the use of Otter’s Landing guests. The closest neighbor property – on the downriver side – is a family vacation home and occupied intermittently. Multiple sets of stairs and paths connect the indoor and outdoor spaces. We encourage guests to look at the photos and floor plans to see if this is the right fit for your group.
Location: Otter’s Landing is in a cozy residential neighborhood. It is a mix of permanent residents and vacation rentals, families, working folks, and visitors. To honor this balance, we ask guests to park only in the area along the front fence and respect the quiet hours in addition to general family-friendly, residential neighborhood expectations. Sound carries so we ask guests to be aware of noise – especially once quiet time starts at 9 pm. Thank you for helping to continue the tradition of a mutually beneficial relationship between vacation rentals and local community!
Stairs: The Cottage: There are approx. 12 steps to the front door, and everything is one level once inside.
The Treehouse: There are 2-ish stories of steps up to the front door. Once in The Treehouse, there is a spiral staircase between the main living area and sleeping loft.
The Nest: While the living areas in the house are all one level, there are 12 exterior steps up to the cottage
Rural Setting and Critters: We live in a rural area with ants, spiders, rodents, and larger critters from raccoons and mountain lions to bears. While we make the best effort to protect against them from coming into homes, we also do not use poison where it can harm wildlife, pets, and children. And keeping all critters out is simply not possible. We appreciate your help in putting tasty smelling items into refrigerators, proper disposal of trash, and understanding that ants (especially) come in without warning and may not have been present at the time of cleaning.
Pet Friendly: Otter’s Landing allows up to 2 well-behaved dogs. If you have more than 2 dogs or other types of pets, please contact us to see if exceptions can be made before reserving.
Fencing: Three sides of the property are fenced – the areas closest to the road and neighbors are fenced, but the area closest to the river is open.
Work from HERE: Each cottage has an advertised Wifi Speed of 800 mbps.
Cell Phones: Please be aware that many cell phones will not have service at this location. There is WiFi though and traditional house phone in The Treehouse.
A Note About TVs: Each cottage has a Samsung Smart TV in the main living area with access to Netflix, Amazon Video, Hulu, and hundreds of streaming channels. Guests are welcome to bring their login info for these apps. The televisions do not have cable services.
Docks, Boats, and River Access: These are seasonal amenities and only available when conditions allow. Expect docks, boats, and river access when the summer dams are in (mid-June to mid- September). Conditions vary from year to year and can change rapidly – use your best judgement to determine your risk level and comfort in the water/physical activity. The dock and stairs remain in place year-round but may be underwater when the river is high – from later fall to early spring depending on conditions. When available, there are 5 kayaks and 1 SUP.
Driving Distances:
Proximity to wineries: The closest tasting room is in downtown Guerneville approx. 2 miles. It’s 5 miles to Korbel Vineyards and an additional 5 minutes to Westside Road and more wineries than you can visit in a weekend.
Nearest River Beach & Playground: Vacation Beach and the Charles Raneri Playground are 0.2 mi from the house and a lovely walk – dogs allowed at Vacation Beach, not the playground. This is also the location of the summer river crossing, when available.
Johnson's Beach is the most developed river beach, a 2.2 mile drive, and all-around great place to enjoy the river, rent boats, inner tubes, beach umbrellas, and grab a beer and bite to eat - when they are open for the season. Otherwise, you can wander the beach, but the boats and concession stand will not be available. Dogs are not allowed at Johnson's Beach when they are open for the season.
Nearest Ocean Beach: There are many ocean beaches along the Sonoma coast, but one of the closest is Goat Rock State Beach just south of Jenner - 15 miles from the house. One of the beaches at Goat Rock is dog-friendly.
Distance to Downtown Guerneville: 2 miles to the town and 2.58 mi to the Safeway parking lot.
Armstrong Woods: 4 mi
Northwood Golf Course: 5.3 miles when the seasonal summer crossing is not it, significantly less when it’s available.
