GOVERNMENT ISSUED ID Requirement - The primary account holder who has made the reservation must provide a government-issued ID, such as a passport or driver's license. This is a standard procedure for identity verification and is essential in case of any emergencies. Your booking confirmation message will include clear instructions for submitting your ID. We appreciate your understanding and cooperation in these procedures to ensure a safe and enjoyable stay for all our guests. AGE RESTRICTIONS – All guests must be at least 18 years old unless accompanied by a parent or legal guardian. NO 3RD PARTY BOOKINGS – The person making the reservation must be one of the guests staying at the property. This complies with the terms and policies of the rental platform. UNLISTED GUESTS – All adult guests staying overnight must be included in the reservation. A $100 per night fee applies for each additional unlisted guest. Housing unlisted guests violate the platform’s terms and policies and put the guests in a position of uncovered liability. Full financial responsibility for all damages is placed solely on the reserving guest. NO PARTIES OR EVENTS – No Parties or unapproved events. Parties, property damage, or any form of disrespect towards the property will result in a $200 fine in addition to the costs required for repairs. NO FURNITURE MOVING - Please keep furniture in its original location. Any rearranged furniture must be returned to its original location before check-out. NO FOOD OR DRINK IN BEDROOMS - No food or beverages other than water are allowed in the bedrooms. Any stains or damages will result in additional charges. CLEANING - At the sole discretion of the hosts, if an unreasonable mess is found after your checkout, you will be charged an additional cleaning fee of $90. TOWELS AND LINENS - Use the provided towelettes and “Make-Up” labeled washcloths to remove makeup, foundation, face creams, medication, tanning products, etc. Stained items should be brought to the attention of the hosts. Items that cannot be cleaned or repaired will be charged to the guest. $25 for each damaged towel, washcloth, sheet, or pillowcase. Any attempt to hide a stained item will automatically result in a charge. PACKAGES AND MAIL - Guests are not permitted to order mail or packages to this location. If you attempt to have something delivered to this address, it will be rejected by the leasing office. We are not responsible for the whereabouts of any attempted deliveries to this location. Amazon lockers, P.O. Boxes, UPS, and FedEx locations can be found nearby. BEHAVIORAL CONDUCT - We reserve the right to refuse accommodations to guests who are rude, disrespectful, or discourteous. Any violations towards neighbors, CNM staff, Community Staff, or any other persons on the community property may result in immediate eviction without a refund. LONG-TERM STAYS – The hosts may require additional cleaning for reservations lasting more than 21 days. PET POLICY – Pets are allowed at this property with a small pet fee of $45. Please understand you are liable for any damages, stains, messes, or any other circumstance your pet may leave, and you will be held financially responsible for any of the following circumstances. NO PETS OVER 50LBS ARE ALLOWED WITHOUT HOST DISCRETION. You must provide the breed and weight of each animal you list on the reservation. ANY PET OVER 50LBS MUST BE APPROVED BY HOST. NO OPEN FLAMES - For the safety and well-being of all guests, open flames, including candles, are strictly prohibited inside or outside of the property, including the patio area. This rule is in place to prevent fire hazards and ensure the community's safety. Thank you for your understanding and cooperation. SMOKING - This is a NON-smoking community, which includes the prohibition of vapes, e-cigarettes, and similar devices. Smoking is not permitted anywhere on the premises or within the community. Violations, including tampering with smoke detectors or cigarette monitors, will incur a $200 repair fee and may also result in additional charges to cover, including any lost revenue due to canceled bookings as a result of the violation. MAINTENANCE - Urgent issues such as plumbing leaks, HVAC malfunctions resulting in temperatures below 60°F or above 80°F, broken windows or door locks, gas leaks, or any immediate threats to personal health constitute an emergency, and you should contact us immediately. LEGALITIES - Engaging in illegal activities or possessing illegal substances within the unit or community grounds is strictly prohibited. This includes, but is not limited to, theft and vandalism of private or community property. Violations will lead to immediate contact with law enforcement authorities, termination of your reservation without refund, and a requirement for immediate departure from the premises. Should any disturbance necessitate a police visit, guests must immediately vacate the property and forfeit the remainder of their stay without refund. KEYS/ACCESS – This home employs a pinpad system for secure access to the building, residential unit, and community amenities. QUIET HOURS - Quiet hours are observed from 10 pm to 8 am. CHECK-IN - While some booking platforms may allow you to request a specific check-in time, the final approval is at the sole discretion of the host. Please note that acceptance of your booking does not guarantee early check-in. Any requests for early check-in can only be entertained if made at least 72 hours in advance.. CHECK-OUT - Failure to vacate the property by the scheduled check-out time without prior approval will result in an automatic charge equivalent to the next night's full listing price. Immediate vacating of the premises is still required, and authorities may be contacted for non-compliance. SECURITY DEVICES – The property has a Minut noise-monitoring device that measures humidity, window-breaking sounds, smoke, and decibel levels. It is incapable of recording or understanding speech. A warning will be issued upon the first noise violation or neighbor complaint. A third violation may result in immediate termination of your reservation without a refund, and you will be required to vacate the premises immediately. Unauthorized tampering with security devices will incur a $200 fine per incident. UTILITY USAGE - All utilities are provided free of charge. While there are no strict limitations, we kindly ask that you use water and electricity responsibly. For instance, please avoid leaving water running unattended, excessive use of the washer and dryer, or leaving windows and doors open while the HVAC system is operating.
