Welcome to Dean Marlin, a brand-new beach house located in the heart of Old Town Port Aransas.

This thoughtfully designed retreat features a spacious open-concept living area with a striking marlin wall art that makes the perfect backdrop for your vacation photos. Floor-to-ceiling windows fill the space with natural light and provide a stunning front-row seat to the sunrise each morning. The living room includes an oversized sectional sofa and a large smart TV, perfect for relaxing after a day at the beach. Guests will appreciate the fully stocked kitchen, ideal for preparing meals at home, along with a dining area that seats four.

Each of the two bedrooms boasts a comfortable king bed. One bedroom includes a private ensuite bathroom, while the second bathroom is located off the hallway for easy access. Each room is comfortably furnished with plush bedding and stylish coastal decor.

Welcome to Once Upon a Tide, a newly built 5-bedroom, 4-bathroom beach house. This beautifully designed home brings together bright coastal finishes and high-end comforts to create the ideal setting for unforgettable group getaways.

Inside, the open-concept layout features a spacious living room with a large TV, a fully equipped kitchen with a generous island and bar seating, and a dining area large enough for everyone to gather with ease. Each space is professionally decorated to feel both stylish and welcoming, with thoughtful details throughout that make it easy to settle in and relax.

Step outside and you’ll find a covered hangout area complete with a bar and swing seating, a ping pong table, grill, and shaded outdoor dining space—perfect for unwinding after a day of exploring town or lounging at the beach. Just beyond the gate, your private pool awaits, offering a refreshing dip on sunny days. Upstairs, you can catch both sunrise and sunset from the front and back decks, each outfitted with seating to enjoy the views.

Once Upon a Tide offers sleeping arrangements that work beautifully for families and groups, including a king suite and a queen suite with private bathrooms, a bunk room with two twin-over-twin bunks, and two additional bedrooms with king and queen beds. Two more full bathrooms are located off the hallway, and there’s even a full-size washer and dryer to make longer stays a breeze.

- This home allows up to 2 dogs for a fee; undisclosed pets brought without AvantStay’s approval may result in a $500 fine per pet.
- Construction is always happening somewhere in Port Aransas; we can’t guarantee that you won’t hear/see construction, building, or community improvement projects and events during your stay.
- Cable/WIFI is provided as a convenience; Port A does experience outages from time to time. Services can be intermittent on an island.
- Please remember that you are on an island; mosquitos/pests can be plentiful several times per year. Our properties are treated by professional pest control service every 4-8 weeks.
- Please note that the maximum occupancy includes infants and babies. Ensure that the total number of guests, including little ones, adheres to the specified occupancy limit.
- Guests must be 21 years or older to book this home.
- Guests can rent a golf cart from Coastal Eds! We encourage you to book the golf cart with Coastal Eds as soon as possible, we cannot guarantee availability if you choose to delay booking.

Parking Details:
- Dean Marlin: Parking is available for up to 5 vehicles in the driveway. Boat parking is allowed.
- Once Upon A Tide: The driveway can accommodate 4 to 6 vehicles, depending on size. Boat and golf cart parking are allowed.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff.

We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

IDs will be requested for verification after booking. All bookings over 28 days require a security deposit.

Houses are beautiful and clean. The layout was really great. This worked out really well for our big group of folks. While the houses are next to each other, they are separated by a fenced off area dedicated to RV storage. I wish there was a more direct path between the homes. The pool was very clean and well maintained, but a lot smaller than I expected. The size worked out perfectly with our young kiddos and felt very safe. The downstairs area next to the pool was perfect - great area to hang out, and also felt private with the fencing. The location of the houses are incredibly convenient to access both the beach and the amenities of being "in town". We did have an issue checking in (the door code on one of the house locks did not work), the management company was able to get us access via an alternate path, and brought us extra keys for convenience. We had an issue with 2 showers not draining when we arrived. The management company sent over maintenance pretty quickly, but the maintenance guy was unaware about the door code not working. Luckily, we were around and able to allow access. Like almost every rental I have stayed in, I wish there were stainless steel or cast iron to cook with, instead of the toxic non-stick cookware. This is why I bring my own pans almost everywhere we travel. Overall, this place is fantastic and I would stay here again.
