Well, there is always one. It just took almost 15 years for us to find ours. We have owned and rented the house directly (no property management company) with essentially unchanged experiences for our guests during that time with similar contract, provisions, check-in and check-out terms. We are about 95% 5* ratings. It was clear from my initial discussions that this was going to be the one. The contract and the check-in instructions clearly state what linens were provided and that they would not be put on the beds. I'm sorry for the wife having do this herself (not sure why he couldn't help). We do it when we rent other properties and it is common practice by the linen companies. The linens are clearly grouped and labeled for distribution to the right room. We provide sheets for EVERY bed in the house regardless of the number of guests because we don't know which rooms are going to be used. But, that wasn't enough, so when he asked for more sheets, we delivered more within minutes (only to find on check-out that they hadn't even used all of the original order). We provide linens for EVERY guest listed in the contract and then when that wasn't enough, we provided an additional 10 sets on his request. We again found out on check out that they never opened the additional sets. There is a ZERO percent chance that they had to wash the towels before they could be used. Our linen company is amazing and incredibly responsive also (see above). The check in instructions also specify what paper/cleaning products are included. We do not provide an unlimited supply for an 8 bedroom house with 20-28 people. Unfortunately, I don't think he read any of this before/during the stay. The check-out instructions include such hard tasks as: 1) put furniture and kayaks back where they were 2) take out the trash cans 3) start the dishwasher 4) bag up the rental linens 5) set the thermostat to 72 6) remove food from refrigerators 7) Lock and secure the pool gate, doors and windows. 8) Check for personal items. That's it. I'm not sure how that takes 2.5 hours or how these are unreasonable asks which ruin your vacation. For someone so critical of the cleanliness of the house, you would not believe pictures I have of the condition they left the house in. I really, really wish there was a way to include pictures in my response. I am very sorry that there were 1 (or 2) roaches. I agree that this is less than ideal and we have on-demand service available if we would have known. He had my phone number, that's for sure. I'm comforted knowing that there is absolutely nothing we could have done to satisfy this renter...and trust that renters will weigh the volume of 5* ratings over this one outlier.

We strive for all 5* reviews, so while your group really seems to have enjoyed your stay, we are disappointed it did not warrant 5 stars. I looked into your concern about the check out time and haven’t been able to determine whom you may have spoken to…we did not have a renter arriving the day of your departure and our property manager and cleaners both came after your departure time of 10:04. There was no one with authority to say anything about your being a few minutes late leaving the house. I apologize for whomever may have caused your frustration. When there isn’t a group arriving on departure day, we typically do not have any issue extending the check out time…same with the arrival date and checking in early. Future guests, please feel free to ask to see if it is available.

Kaci - I'm really sorry that you felt the need to provide a 3* review of our home. We've had the home for 8 years and only have five * reviews. We strive to have every customer extremely satisfied, not only with their stay but with the communication that occurs before and during the stay, as we know this is an important component to a guest's satisfaction. A 3* rating seems a little harsh considering the number of significantly positive components of your review and based on the details below (yes, the devil is in the details). As you mentioned, there was a GFI issue at the beginning of your stay which caused the internet to be out. This, in turn, prevented your door code from working, as programming your code is based on having the internet. As you mentioned, the internet (and door code) were both fixed within a couple of hours. I understand that this was an inconvenience to have to use another code to get in. Our property manager is dedicated to our guests and should be able to help remotely for most situations. However, the Garbage Disposal issue was simply that it was unplugged. We will add that to our troubleshooting guide so we can advise our guests to check for that first. Regarding the mattress and pillow covers, that should not occur. Please let me know what you spent on coverings and I will be happy to reimburse you for that. Our cleaners have been made aware. Finally, regarding the bed configurations, we did ADD beds to rooms 4 and 8 (and bigger beds at that). I can understand why it was frustrating to have additional beds in a room if you were planning on fewer. I have removed the room configuration from the photos section to avoid confusion. We are glad that there are many things about your stay which you enjoyed and apologize for our inability to provide you with the same experience and satisfaction that all/most of our previous guests have had at Happy Hours.
