Welcome! This home is set up for family gatherings, holiday hosting, visits to the University of Rochester, RIT and the hospitals, and quiet Rochester stays - I hope it feels like yours while you`re here.

A few notes that keep every stay safe and comfortable:

ID verification: A valid ID verification is required prior to check-in. Details will be provided before check-in.

Registered guests and pets: The home is reserved just for you and your registered group - that`s what the home`s insurance covers. Please make sure every guest and pet is on the reservation. If someone was missed at booking, send me a quick message with their names and ages (including pets) and I`ll happily add them.

Visitors: Only registered guests can be on the property, so please add any visitors to your reservation before arrival.

Parties and events: To protect the home and keep things peaceful for the neighbors, parties and events aren`t permitted.

Quiet hours: 10:00 PM to 6:00 AM, out of respect for the neighbors.

Smoking: No smoking, vaping, e-cigarettes, or marijuana inside the house or within 3 feet of it. If you need to smoke, the backyard and the driveway are the designated spots.

Pets: Pets are welcome with prior approval - just message me first and make sure they`re on the reservation.

These house rules are part of the booking terms: not following them unfortunately means the reservation would be cancelled and the stay ended without a refund. A quick message before inviting anyone extra is all it takes to keep everything in good standing.
