No Parties or Events
Parties and events are not permitted under any circumstances. Violations may result in immediate removal from the property, a $1,000 penalty, and additional charges.

Cancellations
The applicable cancellation policy will be enforced. Credit card processing fees are non-refundable.

Minimum Booking Age
The primary guest must be at least 25 years old. Exceptions may be considered with additional requirements.

Registered Guests Only
Only guests listed on the reservation are permitted on the property. Undisclosed guests may result in fines.

No Smoking on the Premises
Smoking is strictly prohibited anywhere on the property, including indoor and outdoor areas. Violations incur a $1,500 fee plus ozone treatment costs and any associated lost revenue.

Quiet Hours
Quiet hours are observed from 10:00 PM to 8:00 AM. Noise complaints or violations may result in a fine equal to one night`s stay.

Check-Out Time
Standard check-out is 10:00 AM. Unauthorized late check-outs may result in extra charges and possible removal from the property.

No Pets Allowed
Pets are not permitted on the property at any time.

Fire Safety & Countertops
Open flames and candles are not permitted anywhere on the property. Please do not place hot cookware or other heated items directly on the countertops.

Cell Service
Cell service may be limited due to the rural location. Please check with your provider to confirm coverage.

Entry Steps
This is a 2-story home with 3 steps to enter.

Security Camera
A Ring doorbell camera faces the front outdoor entry. It does not look into interior spaces and records video and sound when motion is detected.

Grill
A propane grill is available for guest use. If the propane tank becomes empty during your stay, a full replacement tank is located in the southeast corner of the lower level. Please reach out to the guest contact for the lock combination. After using the grill, please clean the cooking grate, shut off the propane valve, and return the grill to the covered portion of the deck. The Blackstone griddle is not available for guest use.

Wood Stove
The wood stove located in the basement is not available for guest use.

Covered Deck Lighting
On the covered deck, the switch panel controls the ceiling fan, table lights, and string lights.

Septic System
This home is on a septic system. Please flush toilet paper only. Wipes, feminine products, paper towels, grease, and cooking oil should be disposed of in the trash.

Wildlife
Please do not feed wildlife and do not leave food unattended on the deck.

Towels & Extra Supplies
Beach towels are provided and can be found in the basement bar area. Additional household supplies are located in the closet near the garage.

Lawn Maintenance
A mowing or landscaping service may access the property during your stay. We appreciate your understanding.

Security Deposit or Damage Waiver
After booking, guests must choose between a non-refundable damage waiver or a refundable security deposit placed as a temporary hold on your credit card. The selected option will be confirmed after booking and applied prior to check-in .
