Summary:
This 3-bedroom, 2.5 bath home is full of Folly Beach charm. The house was built in the 1930s. My husband and I bought the property in 2004 and with hard work and love, we have turned it into a wonderful home.
The Space:
We have added all of the modern conveniences while at the same time retaining the classic look of a Folly Beach cottage. In the ten years we have lived here, we have gotten married and had two wonderful little girls, so as you can imagine, the house is very special to us.
The home is ideally located for visitors who want to walk to all of the local attractions. The beach, the pier, and BLU, the only ocean front restaurant and bar in the Charleston area, are within easy walking distance (2-5 blocks). Center Street's restaurants and shops are just two blocks away. Downtown Charleston, with its historic architecture, carriage rides, museums, and fine dinning is less than 20 minutes away as well.
The home itself is just as ideal as its location. The spacious back deck boasts a large dinning table in addition to a relaxing sitting area. The back yard is a private area that is perfect for horseshoes, croquet, or a game of kick-ball. From the backyard, take a walk down the boardwalk through the marsh to a small private island that boasts a hammock and a lovely playhouse. From the island, stroll down the dock right out to the Folly River. The dock is outfitted with a table and chairs, which makes it the perfect place for sunset drinks or a lunch-time swim. Keep a watch out for the wild-life. You'll be sure to see birds, crabs, and dolphin.
Back at the house, you'll find the interior just as special as the outside. From the front porch, step into the living room, which has the original wood floors and a lovely fire place. The living room opens into the kitchen and dinning area. The kitchen is bright and includes gorgeous granite counter-tops and all of the amenities. The cooks in your party will appreciate the attention to detail and will be able to whip up a fantastic dinning experience with ease. Every gadget and accessory has been provided, so don't worry about bringing your micro-zester from home!
Right off of the dinning area is a cozy t.v. room that comes in handy if you want the children to watch a video away from the adults or if you'd like to get away yourself for a little beach reading.
There are three lovely bedrooms in the home. The master bedroom, which has a queen bed, a flat-screen t.v. and a private bath, is on the first floor. The other two bedrooms, which share a bath, are upstairs. One bedroom has a queen bed while the other has two twin beds. All of the rooms are stylishly decorated.
Additionally, the home has such conveniences as a washer and dryer and free WiFi. On your arrival, you'll find the home stocked with a starter supply of the essentials so that you can unpack without stress.
We have a no-smoking and a no-pet policy. We rent by the week in the summer.

Hock Homes Vacation Rental Guest Agreement
This Short Term Rental Agreement is entered into and made effective as of the booking date. Guests agree to the following rules and understand that possible termination of occupancy may occur if the rules are not adhered to.
The City of Folly Beach has ordinances related to noise, trash & recycling, alcohol on the beach, animals, litter, surfing, dune protection, sea turtles, smoking on the beach, requirements for special events, maximum occupancy, and golf carts. This Rental Agreement reflects these ordinances. Our Business License could be revoked if our guests do not follow these rules. Receiving a visit from Folly Beach Officials concerning any of these ordinances will result in the termination of occupancy.
1. Guests responsible for renting the property must be at least 25 years old and must be staying at the
property for the duration of the rental period.
2 Cancellation Policies:
A. Cancelation Policy: Reservations that are cancelled at least 60 days prior to arrival will receive a full refund of the deposit. Guestswho cancel within 60 days of check-in will not receive any refund.
B. Hurricane Cancellation Policy: Cancellation due to impending storms, inclement weather or other acts of God are not eligible for refunds. Only if a mandatory evacuation order is given by the Governor of South Carolina, will any refund be given, and the refund will be only for the unused days of the reservation.
C. We strongly suggest that you purchase "Cancel For Any Reason" travel insurance. Hurricanes and other natural disasters are common to our area, and we will be unable to offer refunds for any reason other than the mandatory evacuation order mentioned above.
3. A deposit of 50% of the total rental cost is due to book the property. Final payment is due 21 days
prior to arrival.
4. Guests understand that no refunds or adjustments will be made due to any equipment or appliance
malfunction. Hock Homes will make every effort to have the repairs made as quickly as possible.
5. Guests understand that the homeowners are not responsible for any accidents, injuries or illnesses that
occur while on the premises or its facilities. The homeowners are not responsible for the loss of
personal belongings or valuables of the guests. All guests are expressly assuming the risk of any
harm arising from their use of the premises or others whom they invite to use the premise.
6. Check-in is at 4:00. Check-out is at 10:00.
7. Guests must adhere to the parking policy: There are four off-street parking spots for the unit. Any
additional cars must be parked on the street.
8. Guests may not move furniture and must use coasters for all drinks.
9. Guests may not have pets in the house.
10. Guests may not have parties. Parties of any kind will result in immediate termination of rental
agreement with no refund issued. Parties include dinner parties, family reunions, or any other
gathering that includes more than the maximum number of occupants that the house sleeps. Loud
music, screaming, yelling, dancing, or any other noise violation are also prohibited.
11. Guests must adhere to the maximum occupancy of the property, which is 8.
12. Guests must follow Folly Beach guidelines for trash and recycling pick-up.
a. Garbage pick up is Mondays and Thursdays mornings by 7:00 a.m.
b. Recycling is every Monday by 7:00 a.m. (every other Monday during the off-season).
c. All garbage and recycling containers must be removed from the street by 6:00 p.m. on trash day.
13. Guests may not smoke on the property. Guests that do smoke on the property will be charged $250.
14. Guests must leave the house clean upon checkout. Your cleaning fee covers the deep clean of the
kitchen, bathroom, bedrooms, and living spaces (dusting, vacuuming, mopping, cleaning, sanitizing,
etc). It also covers the washing and drying of the bed and bath linen. It does not cover the following:
a. Remove all items from the refrigerator and freezer; wipe up any spills.
b. Take out trash and recycling to the large green (trash) and blue (recycling) cans on the side of
the porch.
c. Roll cans to the curb ONLY if checking out on or the day before pick-up day.
d. If the fold-out sofa has been used, remove the linens and refold the sofa.
e. Remove any clutter and/or trash from the porches and/or yard. (You may leave beach
accessories if they are in working order. Damaged chairs, floats, and toys should be removed.)
f. Run the dishwasher.
g. Put all used towels in front of the washing machine.
h. Please do not remove the linens from the beds; the housekeeper will take care of this.
i. Cover outdoor furniture.
j. Clean the grill if you used it.
k. Pull up the dock ladder.
l. Remove all items from the dock area.
m. Make sure that the thermostat is set to 78 in summer and 65 in winter.
15. Guests understand that they will be charged for any damage done to the unit or any of the contents of the
unit. Additionally, guests may be charged for the following:
a. Failure to follow the check-out day cleaning instructions.
b. Failure to check-out by the specified check-out time (10:00 a.m.)
c. Failure to follow the trash/recycling instructions.
d. Having an unapproved pet on the premises.
e. Disturbing neighbors by not following the policies listed in # 10.
f. Failing to protect the outdoor furniture from rain at any time during the stay.
g. Failing to clean the grill after use.
h. Failing to remove all items from the dock.
i. Failing to pull the dock ladder out of the water at any time during the stay.
