CANCELLATION POLICY: 50% deposit required upon booking. Balance due 30 days prior to your stay. Cancel before the 30 days & your deposit will be refunded.

TRAVEL & MEDICAL INSURANCE - VERY IMPORTANT!
Please purchase travel & medical insurance as you don't want to be in a foreign country without ample protection. Things happen: illness, job loss, flight cancellations or delays & more. (This happens more than you can imagine.) The onus is on guests to protect their investment & health. HURRICANE SEASON: Is from June 1 to Nov. 30, so please take all this into consideration as well.

THINGS WE CANNOT CONTROL
*During the warmer spring & summer months (or earlier), the Mexican Caribbean may receive sargassum, (a form of seaweed which is a phenomenon). It occurs in Miami, Texas & all of the Caribbean Islands. We cannot predict if or when it will come or how much & if it will disrupt swimming & the use of the beaches. The beaches are cleaned with tractors & workers when possible so there is also no resulting sulfur smell. Conditions can also change daily. We recommend guests educate themselves about this issue before booking so there are no surprises.
- Noise/Music: We cannot control music or noise coming from outside our complex such as neighboring properties or from beach restaurants we are next to. 'Playa' is an international tourist spot and our location is fun & lively. The condo enjoys hurricane doors & windows which help reduce outside sound. Most guests thoroughly enjoy their stay! Our complex has quiet hours from 11PM to 9AM for the enjoyment of all of our guests.
- Halted Construction which begun in 2022 has stopped due to permit issues. Should it resume, we will let our guests know. Most guests are not affected by this.
- Power Outages: We are not responsible for city wide power or water outages on the very rare occasion that service may be out.
- Lost Or Stolen Items: Please do not leave your valuables at the pool or beach unattended. We are not responsible for lost or stolen property.
