Welcome to the most relaxing waterfront home! Sit on the pier and watch the sailboats go by or relax on the screened porch and watch the sunset. There are water views from almost every room! This home has something for everyone. There is a beach area for kids to build sand castles, while you relax and watch from the porch swing or sit on the chairs and catch a river breeze. The pier is perfect to fish from or dock your boat. There is also an 18 x 6 floating mat for your use- fun for kids and adults to relax and enjoy the water! Plus a stand up paddle board, 2 adult kayaks, 2 children kayaks, 2 adult bikes, and 1 child’s bike. There are 3 crab pots for your use and a picnic table under a large oak to enjoy your dinner! A grill, fire pit, and crab pot steamer are provided as well. Life jackets and other beach toys are also provided for your use.

Mini Spring Break Trip

We really enjoyed this house on the water over my kids spring break! Our boys had a great time playing in the water/sand, fishing, and kayaking! We had a great experience, and Katherine was so great to work with! Would highly recommend!! We will be back!!

Five friends weekend on the water

We had a wonderful relaxing stay over Veterans weekend! This is our second time staying at Katherine’s place. Our favorite part is sitting on the back porch overlooking the river. We were extremely fortunate to see two beautiful sunsets. We went into Kilmarnock and Urbana for lunch and shopping.

Great relaxing getaway!

Very clean and neat bay house - pictures don't do it justice. Awesome location. My family loved the backyard and crabbing/fishing on the pier. Will definitely try to come back soon!

River house trip

The house had everything we needed. Great location to store and bait shop. Everyone loved the private dock, kayaks, beach area and toys. Owners/managers were easy to work with.

Great Place to Stay and the view can't be beat!

We loved this property - right on the water with a beautiful view. Plenty of room for everyone and comfortable accommodations. Well stocked and great local information to help make your visit to the area easier.

Our week in Deltaville

The house met all of the needs for 4 adults and 1 teen. 4 bedrooms and 2 baths were sufficient. Kitchen was well stocked. We were able to catch crabs everyday, as well as a couple of keeper fish from the dock. Had a great time.

Fantastic experience all around

Our family stayed at this property for a wedding and had a great experience. The property was well-furnished and cared for and is located in a nice neighborhood with a good view of the river. We highly recommend it to anyone looking for a relaxing getaway.

Quiet cozy cottage

My family and I enjoyed our stay here. It is located in a quiet neighborhood with a lovely neighbor who came to greet us upon arrival and dropped off a magazine with lots of activities and restaurants listed (the owner also provides this in a welcome binder). There are a lot of items for use in the water and plenty of books around the house if you enjoy reading. We were really hoping to get more beach access like the photos show but the water stayed pretty high during our stay. Overall we had a great time. Thank you for allowing us to stay in your home!

Peaceful Views, Lazy Days

This was a perfect setting for our family vacation and we had awesome weather even in August. The home was well equipped with an efficient layout and lots of room for our eight vacationers. Great dock, good crabbing and even caught a few small drum and spot off the pier. Lots of fun all around and close enough to visit favorite spots on the Northern Neck. Highly recommend.

Slice of paradise!

Our week at this Berryville Shores cottage was exactly what summers are meant to be. Biking to sailing camp, morning runs, family game nights, and sunsets on the dock! The owners were very responsive and incredibly kind. The home was well stocked with all the kitchen essentials, very clean, and even had kayaks for our use. Family time is the best time and we had our little slice of June paradise at this Berryville Shores cottage.

Bring your fishing gear

We rented this property to do a late season getaway and just do a little fishing. The house was well appointed and comfortable. We had great communication with the property owner. As noted previously, there was an issue with the water. It had some turbidity, probably caused by recent rainfall prior to our stay. If you are looking for a quiet getaway, I would recommend this pleasant location.

Quiet, relaxing vacation

We vacationed with our son and his wife and enjoyed the beautiful area. The screened porch was our favorite spot in the evenings. We loved the grass, able to play a few yard games and enjoy the water views. Deltaville is a very small town which was just what we were looking for. The hostess was great she replied to my few questions quickly. Our only disappointment was there was only one adult kayak and found it a bit inconvenient to have to bring our trash to the transfer station as we had a very long drive home on the last day. But other than that I would recommend highly.

Almost 5 Stars

The star of the show is the water view. Incredible and peaceful. We enjoyed the use of the paddleboard and kayak. The guys caught fish and a couple dozen crabs off the dock. The most comfortable and clean in appearance furniture is in the bedroom with the bunks. That sofa allows you to stretch out and also has supportive cushions. We enjoyed sitting on the screened in porch. It was HOT when we were there and the a/c unit did a terrific job keeping us cool. My reason for 4 stars is two-fold. Insects and water. The home has small black ants in the kitchen. They were there when we arrived, and despite the ant baits on the counter, the ants remained all day, every day. We wiped counters with vinegar and zipped all our snacks/sweet in ziploc bags, but the ants were still there. There are also bugs...small flies and spiders in the ensuite bathroom. Perhaps this is unavoidable with a home on the water, but if an exterminator is billing the homeowners, they owe better service to them. Second, the smell of the water coming out of every faucet, shower and washing machine smells exactly like the water in the river. We used bottled water to brush our teeth with. Again, if a water treatment company is billing the homeowners, that company owes the homeowners a refund. I don't think I've ever left a below 5 star review at any property I've stayed at on VRBO, but the insects and water stench bothered our entire group (two families). If these issues were to be resolved, we would come again.

Worked well, but could improve

We stayed in this waterfront house in June. The setting of this house was beautiful on the water, and it was wonderful to walk easily from the water and dock back and forth to the house. Other than a quick run to the Deltaville market, we didn't leave the house for 3 days. We were disappointed to arrive to this house after traveling to find that we had to put all of the linens on each bed. For checkout, we had to take everything off the beds, wash and fold all towels, clean all dishes, and take the trash to the dump. We couldn't leave early in the morning like we needed to because we had to wait for the dump to open and then come back and pack our car. We spent time the night before we left starting all of the cleaning that was required for check-out. For the amount I paid per night I want to have the bed linens put on the bed for me, and I don't want to spend 2-3 hours cleaning before I leave. I especially do not want to take the trash to the dump. The queen bedroom and the bunk bedroom did not have a ceiling fan that worked, and the owners put in a box fan on the floor instead. The queen bedroom was very hot unless the door was left wide open. Neither door closed completely, so we had to watch how we were getting dressed. The setting of the house gets 5+ stars, and the amenities they offer in the storage shed are wonderful. However, we've stayed in VRBO houses up and down the east coast from Maine to Florida, and this house was more patched together than any rental we've stayed in before. The housekeeping could be improved for a better experience for the renter. I'll find another house in this area next time in order to have more of a restful vacation.

Great family stay

What a gem in deltaville- the sandy beach for the kids was perfect and the layout works well for a family or multiple generations. In terms of being a rustic river house, it works great.

Great view of the Rappahannock River

We had a wonderful time at the house on the River. It was peaceful and had an awesome view on the screened in porch, which was great for breakfast and coffee or wine, cheese and crackers!

Perfect Weekend with Friends

We had a great time at this house! Every year we get together with my husband's friends and families just to get away and reconnect. The house was perfect for the kids. We turned the bunk room into the play room with their toys. The kitchen was well stocked and even had some basic cooking supplies so be sure to check the cabinets before you go buy more stuff at the store. The guys loved the pier. Caught a few fish and some crabs. My son enjoyed fishing with his dad, jumping into the river from the pier and swimming on the shore. Heads up, the beach in the pics is only there during low tide. Also during low tide, the water at the end of the pier came up to my chest and I am 5'4" so be careful about diving. Overall it was a wonderful weekend and our favorite weekend to date!

We have 3 children (ages 8-14) and all of us enjoy the many different water activities at the river. There is tubing, fishing, sailing, swimming, paddle boarding, and just relaxing! Something for everyone!

Just a short drive from Richmond, Williamsburg, and the surrounding area. My husband and son are avid fisherman. They enjoy being able to fish from the dock as well as the easy, quick access to the Chesapeake Bay, which is known for its great fishing. Enjoy the Virginia Oyster Trail while you visit!
