Very nice kitchen and bedrooms. The driveway was interesting, but the view was fabulous. You are not far from the grocery stores in Coral Bay. Hanson beach on the east end is not far, and Salt Pond just beyond Coral Bay is not far. The only draw back to the house were the goats and the bed mattresses which needed to be replaced. We had a great stay and Paul was a great host.

Hey John, thanks for review and glad you enjoyed your stay. Most driveways are a little challenging on island due to hilly terrain, ours is one of the easier ones and usually never issues once get hang of it, cal always park at top of drive as well. Goats are wild on island and do run free, like to find coverage when rains, which I believe you had some. We are in process of fencing entire property. Sorry the mattresses may not be like the ones at your home but they are new and never had any complaints. Perhaps we'll add new bed padded covers. All the best!

At the top of the list of positives are communication and responsiveness of the owners and the property manager. Questions before and during our trip were answered quickly and thoroughly. The PM was friendly and fast to respond during the week, and sensitive to our privacy. The check-in procedure was very flexible and convenient. With regard to the property, the wrap deck is nice (but too hot during the day for bare feet), and there was always a nice breeze. It's a nice set-up for both bedrooms to have large private bathrooms, and the AC worked great. The property is roomy, and we like the Coral Bay location.Overall, though, we were disappointed with the house. IT IS NOT AS PICTURED IN THE LISTING. The furniture/decor are different, and not nearly as nice. The furniture in the living area was uncomfortable, worn, and dated. The TV is too small for the room with a visible spaghetti of wires. The bedroom TV did not have a connection. The "fully stocked kitchen" was barely equipped; basic items were not provided, and items there were not great (eg the broken rusty can opener and collection of cheap mismatched pots/pans). The size of the pool is fantastic and rare on STJ, but the "high-grade" pump/filter" didn't work; the pool did not skim, which meant there was always a slick of dead bugs.This property had a luxe price but was not a luxe accommodation. It would be fine if priced more (appropriately) mid-level. Regardless, the pictures should be updated, not from 15 yrs ago.

Hey Amy, thanks for your review and glad you enjoyed your stay. We take reviews very serious and stand behind our 9 years of 5 star reviews. The few suggestions you mentioned are well noted and will be attended to. You were our last guest in a busy season before we shut down for maintenance and off- season inventory. We are always on top of things and updating, our rental is a more classic Caribbean style, which our guests enjoy. There are more higher end modern styles one can rent on island, also more expensive. The photos are accurate, maybe a sofa or piece of furniture has been changed out, but we will correct on listing. As far as couple things you mentioned, we had a guest borrow some kitchen items from another house that we were not aware of, but we have corrected the inventory. The photo you took of couch is after you laid on it, not how it was when you arrived. Can't help you with the deck at the hottest time of year in low season August, any deck would be hot in middle of day and most guest are usually out at beach at that time. There is always a shady side to the warp around decks as well. We had a large tv in living room but guest left sliders open and ruined one. We purchased a bigger tv and moved that one into bedroom, but usually tv isn't a top concern with our guests in paradise. Anyway, thanks for inout all the best!

Paul was a great host and we loved the location, the great pool, and the amazing views just don’t get old. Sunrises are the absolute best here! Sebastian the cat was a friendly ambassador always there to greet us, along with baby goats, donkeys, and the constant good vibes that flow throughout the island.

What a great place. Love the deep, wrap around deck...day and at night for stargazing. Really nice pool, comfy king sized beds, spacious bathrooms with good showers/water pressure. Loved the cross breezes that blew through several sliders and the quiet nights. Well equipped kitchen. Friendly, helpful host.

The million dollar views did not disappoint and the villa is exactly as listed. The pool area is wonderful and the villa’s kitchen is spacious and well equipped. The bedrooms and bathrooms are huge and private. The trade winds in March were strong and kept the living area comfortable and the AC worked well in the bedrooms. We loved the location in Coral Bay above Skinny Legs with breathtaking views of Coral Bay and Hurricane Hole. It is close to the North Shore Beaches, Coral Bay restaurants and the East End. When we return to St John we will definitely choose Seagrape Estate again.

We had a wonderful time at this extraordinary home. The views of Coral Bay from the wrap around deck as well as from the private pool are spectacular - the pictures as good as they are don't do it justice! The bedrooms are large and comfortable and the kitchen is very well stocked. Having a washer and dryer are a big plus when you're in the water every day. Paul, the manager, met us and had some tips for local restaurants - as well as markets where we bought fresh tuna that we grilled and enjoyed looking out onto the Bay. Splendid!

We absolutely loved our stay! It was so hard to leave. The pool was lovely and enjoyed by our 3 kids and the views were simply amazing - we saw so many rainbows! Everything was exactly as described and shown in the photos. One thing I never even considered when booking was a generator, and luckily this property had one because we experienced multiple power outages during the week, one lasting over 40 hours. However, we didn't even notice because the generator did such an amazing job. The breezes through the house are amazing and we hardly ran the air conditioners in the bedrooms. Paul was also very helpful with tips and tricks for the island. My family of 5 will definitely be back.

It was an amazing experience! The views from the house were incredible. The wrap around deck afforded at least 270 views of coral bay. We met my daughter and son-in-law there and it was a great house. Both couples had privacy- yet there was a spacious kitchen and living room where we would have meals and also play games. Paul was the perfect host. He was incredibly responsive and helpful. Overall, a wonderful getaway!

This was a great house with privacy, comfortable beds, and a large kitchen. Perfect for a group of four. Huge deck area, and all the amenities. Paul was an excellent property manager and responded to messages immediately. Sebastian the sweet outdoor cat was a bonus! After six previous days on St. John, I can say I highly recommend this property!

We loved the setup - pool was excellent and the wraparound deck was great to get the sun/shade/breeze you wanted. Kitchen and grill were great as well. We would love to return in the future!

Great family vacation house with majority of the things you need. Excellent set up and gorgeous views of the bay. Nice pool though we went to all the beaches most of the time.

Great Place to Stay!

Great place to stay while in St. John. Great pool, great view, great access to Coral Bay. A/C in bedrooms is a "cool" luxury as well. Will hopefully stay here again in the not too distant future!

Loved our stay!

We loved our stay here! It was clean, better than the pictures look, had a well stocked kitchen and was close to Coral Bay! This was a perfect stay for my family and my parents. My parents had the pool house and loved the privacy they got! Paul’s communication was great and he asked several times if we needed anything. We would definitely stay here again!!

Greg has lived on St. John for over 25 years and has great knowledge and experience of this beautiful breath taking island. He is a well known and talented guitarist for multiple bands, including Hatch, In De Sand Band, Sand Lizards, and Aswad's Fall. If you're lucky, you might find him out playing solo guitar. Greg's is also a certified scuba diver, ask him where to find the good dives, but not the lobster spots ;)

When Greg first came to Coral Bay this was the only house on the hillside at that time.

Greg became the caretaker not long after he moved here, and when the owners retired near 18 years later, they couldn't imagine anyone else but Greg to take over and carry the legacy of Seagrape Estate.

He knew you just didn't find the combination of location, views, privacy, and size like this easily on the island. This is one of the larger properties and at least the top 10 sized pool on the island with stunning views from all around. Comfort and space to spread out are of the essence. The way the home is laid out, 3 couples can feel like they can be separate but still enjoy time together.

Besides the stunning views, enormous, comfy bedrooms, beautifully remodeled bathrooms and kitchen, you will have a hard time deciding where to roam - take a swim down at the pool, lounge at the upper deck before dinner, have happy hour at sunrise, or watch the unforgettable moonrise. The breezes keep the place cool while keeping bugs away. We are told that no other house on the hillside has the type of breezes. The property speaks for itself.
