The Space:

This 3-bedroom, 3-bathroom suite on the 6th floor of Park Royal Beach Resort sleeps up to 14 guests in the heart of Cancún's Hotel Zone. The standout? A private terrace with a plunge pool and sweeping Caribbean views, just steps from the beach and directly across from La Isla Shopping Village.



Bedrooms and Bathrooms

The master suite features a king bed, ocean views, and a private bathroom. The second bedroom offers three double beds—one folds into the wall to free up space during the day. The third bedroom also has three double beds and its own bathroom. All three bathrooms come with bathtubs, and room-darkening shades throughout help you sleep in after late nights.



Living, Dining, and Kitchen Area

The open-plan living area centers around a leather sectional facing floor-to-ceiling windows that frame the turquoise sea. Slide open the terrace doors and let the ocean breeze flow through while you sip morning coffee or evening cocktails. The dining table seats six for family meals, and the full kitchen is stocked with everything you need—electric stove, oven, microwave, coffee maker, and all the cookware to prepare your own feasts.



Outdoor Amenities

Your private terrace is where you'll spend most of your time. Lounge on the outdoor furniture, cool off in the plunge pool, and watch the sunrise paint the Caribbean in shades of pink and gold. Down below, the resort offers direct beach access and three shared pools, including a kids' pool with slides and games. The shared gym is also available for guest use.



Good To Know

Free parking on-site makes exploring easy, and the elevator takes you straight to the 6th floor. Fast Wi-Fi and a dedicated workspace keep you connected if you need to check in with work. The suite includes central air conditioning, a private entrance, and access to resort amenities. The plunge pool on your terrace is not heated. All-inclusive restaurant packages and day passes are available for an additional fee and subject to hotel availability. A mandatory building pre-check-in form must be completed before arrival.

Getting Around:

The resort is 20 km/12.5 miles from the Cancun International Airport (CUN) -- about a 20-min drive.



When you arrive at the resort property, if you’re arriving by car, there is a parking lot to park your car for free for easy access to and from your condo. Some of the best restaurants and attractions are within walking distance from the Park Royal, but in Cancun, we feel it’s always best to have a rental car as it’s very large and spread out. If you have sightseeing or activity further away and you don’t want to drive you could go by taxi, bus or by ‘colectivo’ (shared-ride vans).

This 2583 sq ft / 240 sq m. oceanview suite has 3 furnished rooms and 3 full bathrooms. The condo can accommodate 14 people.



- Please note that there is a mandatory Building Pre Check-In Form that must be completed before arrival. Guests will not be allowed to check in without having submitted this form.



- Please note, this property features a plunge pool on the terrace with an ocean view. However, the plunge pool is not heated and is not a jacuzzi.



-For packages and DAY PASS information, please inquire at booking. Please note that the Day Pass is only subject to the hotel’s availability. Thank you for your understanding.



- We provide a few basic essentials as well, to make you feel more at home when you arrive like some soap, shampoo and toilet paper, but please note, although you’re inside a resort, you’re in the owner’s tower and therefore, these items are not replenished during your stay. If you need more, you can pick these items up at the nearby convenience or grocery store.



- Likewise, there’s no daily housekeeping service. But if you'd like the place cleaned during your stay, room cleaning can be arranged for an additional fee.



- Guests will be requested to sign a Rental Agreement upon booking confirmation.



- A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.



HOUSE RULES

- Travelers must be at least 21 years of age or older to book.

- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis, or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $200 penalty.

- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.

- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.

- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.

- Renters may be required to provide a government ID on the day of checking in or during their stay.

- Please avoid moving furniture

- NO pets are allowed in the resort.

- Please avoid hanging towels or clothes on the balcony/terrace railings.

- Pool and common area regulations and opening hours have to be respected. The use of musical devices in common areas is prohibited. Glasses, glass bottles, food, and coolers are not allowed in the pool/pool area. The use of disposable or plastic glasses is allowed.

- Do not forget the return the bracelet upon check out. Failure to return the bracelet will have a fee of $150 MXN per bracelet.
