The location is perfect. The villa is very comfortable and modern with a nice pool which is a perfect place to relax and cool off.

Fantastic stay

We were very impressed with the villa. Jim was great in communicating with us on the check in process and was always really quick in responding. The villa was very clean, spacious and the pool was great. Would definitely stay again.

Even though the images of the property are obviously dated and not current it was perfect for our trip. Jim and his team were fantastic to deal with, very responsive and organised everything brilliantly to make our transfers etc totally seamless.

Good Value For Money

We had a great holiday at Villa Pinecliffs. The property is really well located, with easy access to the local beach, for a relaxing. Equally, when looking for slightly livelier nights, it is a short car journey away from busier areas in Villamoura or Albufiera. The communication with Jim was great throughout the process as he was always quick to respond to any questions or concerns we had. If anything the photos undersell elements of the property.

Long weekend for golf

Stayed with friends for a golf trip. Property is basic (bring your own soap/shower gels and beach towels) but has good communal areas and a nice pool. Accommodation is definitely 6 rooms as stated in description rather than 7 listed in VRBO section. Address listed on VRBO is impossible to find but actual address was provided by property manager who was very helpful throughout. Location is well placed for all areas golf courses and there are some characterful local bars and restaurants. Beach is an easy walk through Pinecliffs resort.

50th Birthday weekend

Went for a long weekend for my 50th birthday with 11 friends. Villa was perfect for this, well situated with a short walk to a stunning beach. A few restarants and bars in walking distance and Albufeira just 10 mins in a taxi. Villa is spacious with decent sized swimming pool, but the pool heater wasn't working so we didn't really go in it - we were advised of this before we went. Plenty of chairs outside and inside and we made use of the barbecue as well. Jim was communicative and helpful prior to the trip. Only criticism is that we could have done with some additional sheets and the brush/mop weren't very good and made it difficult to clean up the floor. For a group trip like a golf holiday or birthday/stag do this villa is ideal.

Hen weekend

Stay was lovely however villa could do with a little TLC. The locks on the shutters and front door are a little stiff and tricky to do. Contacted Jim to which he sent maintenance around asap which was fantastic however they still difficult and could do with an update. Some basics like washing liquid and bin bags would be helpful to have as part of the kitchen set up along with hand soap in bathrooms as we was only there for 3 nights and there was 12 of us it was a lot of expenses for a short time. The pool was also advertised as heated and it wasn’t which also wasn’t shared with us before visit. Other then the few updates our stay was brilliant and would definitely recommend

Was expecting more

I think many of the previous reviews come from single gender or all adult groups ? Our taxi driver transfer driver confirmed our opinion. Our biggest disappointment was not being able to heat the lovely pool.. It was far too cold for the young babies and infants. This was one of the main reasons we booked. This news was only available to us when it was too late to cancel.The Villa could be much more comfortable with better maintenance and some of the fixtures and fittings and lighting replaced. The site and area is excellent close to everything you need for a great holiday.

Lovely 3 days

There were 9 of us on a hen party for my daughter. We found the villa ideal for our needs. The villa is large and well laid out. The lounge area is comfortable and the outside is pleasant with a lovely pool, terrace and numerous clean and comfortable sun loungers. As it was mid May only 1 of us ventured into the pool as,unfortunately, the pool heating was broken - the property manager had made us aware of this a few weeks before our trip. The surrounding area is lovely and there is a small supermarket, chemist, pizza all within 5 - 10 minutes walk. Communication with the property manager,Jim, was excellent.He was extremely helpful and any queries were dealt with very promptly. Transport to and from the villa was arranged by the Jim which made the whole process very easy. A good experience all round.

Hen do

Me and 10 friends have just returned from our 4 day hen do at the Villa. The pictures do not do this place justice! The Villa is huge! The garden and pool are beautiful and the Villa has everything you need! Lots of sunbeds, a ping pong table, wifi, light up mirrors in all bathrooms, a spacious kitchen.. Location is perfect, with some shops and a few bars / restaurants within walking distance. We got Ubers into old town and to the strip which were so easy to get! We couldn’t of enjoyed our trip more! I’m so glad I chose this Villa, all of us will be recommending this! Jim has been very helpful and has always been quick with responses to emails and I’ve had no concerns what so ever! He even arranged our transfers to and from the airport. We all can’t wait to come back and I’d most definitely love to stop here again! Thanks again!

Great property in great location

Huge thanks to Jim for everything in this booking process. He was helpful, attentive and went above and beyond to make sure we had everything we needed. The location was perfect. Walking distance to some reasonable and delicious restaurants (Salt & Pepper do amazing Kebabs with a special hot sauce which was my favourite!) The Villa was great but a little tired. Sadly the pool heater was broken beyond repair before our stay so our experience of the pool was super cold meaning some party members refused to use it at all. Kitchen had utensils but no kind of basics like washing up liquid or anything. The safe instructions didn't match the safe however we worked out we could lock it with a key on the front door keys so were still able to use it. A lovely stay in a nice villa, with some minor improvements it could be amazing.

Fair review

The property manager before hand was great with communication but the Villa was not at the standard we thought it would be. Here is a fair list of pros and cons: Pros: Able to check in with key lock. Lots of space. Quiet neighbourhood with restaurants at a walkable distance. Good pool area. Cons: No one met us at the property on arrival as expected. Pool not heated as arranged. Tv old and damaged. Whole property needs renovation as very dated. Pest problem: beehive on front door, ants in house, cockroach found in house. No sofa beds as listed but instead two stained single foldaway beds. No locks on doors. Everything quite rusty. We had a good time as we had each other for company but otherwise I wouldn’t confidently suggest this villa. Even a 3* hotel would be better.

5 Stars – Absolutely Perfect Stay!We had the most incredible time at this villa! I booked it for my sister’s hen do, and with 10 of us staying, it was absolutely perfect in every way.First off, the villa is even more stunning and bigger in person than it looks in the listing! It’s spacious, beautifully maintained, and the pool area was a dream. We never felt cramped, and it had everything we needed for a relaxing, fun-filled trip.The location is stunning and ideal – just a few minutes' walk to a local supermarket, bars and restaurants, which made everything super convenient. But the real standout was our host, Jim. From the moment I booked, his communication was exceptional. He was always quick to respond and genuinely helpful. He provided loads of useful information before we arrived, including local taxi numbers (with English-speaking options!) and detailed airport shuttle arrangements. Jim even sent a photo of the airport pick-up point and coordinated the return shuttle from the villa on our last day – it made everything so stress-free.I also organised day trips through activity companies and their pick up option was outside one of the restaurants down the road which was just perfect. Taxis into Vilamoura and Albufeira were cheap too. This was such a special trip and Jim and his villa played a huge part in that. I couldn’t recommend this place more – whether you’re planning a group getaway or a family holiday, you’ll be in excellent hands. Thank you, Jim!
