Sleeping up to 26 guests across five generously sized bedrooms, the house sits in an elevated position above the Bandon River, with sweeping countryside views that immediately set the tone for your stay.

This is a home designed for groups who want space to properly be together, not just indoors, but outside as well. Riverview stands apart for its extensive gardens and outdoor setup, giving your group room to gather, celebrate and spend time together beyond the walls of the house.

Please enter the correct amount of guests staying when booking , so that adequate beds, bed linen, towels are left out for all guests, the cost of the property is based on how many guests are staying and this is checked at check in to make sure it’s correct at all our properties. Anyone found having extra guests on the grounds of the property will be asked to leave immediately and no refunds will be given.
Day guests are charged at the same price as guests staying the night.

The extra single beds are only put in the property when there are more than 20 guests staying.

We can arrange to sleep 26 guests , when booking it will only let you book for 16 guests on this site , the extra charge per guest above 16 is €55 per person per night and extra beds will be arranged to be bought in.

Under 2 years of age are classed as infants and are not charged for staying.
but proof of age maybe checked on arrival if needed.

we have 3 cots at the house for you to use plus a feeding chair.

You must be 23 years of age or older to hire this property, which will be checked on arrival if need be.


The entire house is yours , no one else will be sharing it with you.

Where early check in is available we charge €50 per hour

NO PETS ARE ALLOWED OF ANY KIND

We do not allow outdoor music at the property due to it being in a residential neighbourhood, if this happens you will be asked to leave the property immediately

The house itself is a modern 5 bedroom 4 bathroom house, large modern kitchen , dining room and lounge.

Kinsale is a 6 minute drive and Garrettstown beach is approximately a 7 minute drive.

If you need a caterer to come in and cook or bring your breakfast , lunch or dinner then let me know and il pass on the details.

All guests are advised to take out travel insurance , incase you need to cancel your booking for unseen reasons , or if some guests decide they do not want to stay, or for damages done at the property during your stay , this is optional of course and is down to the person making the booking.


We have an agreement with our neighbours that the outside gazebo and children’s facilities won’t be used past 10pm for noise reasons , please can you keep to this and respect our neighbours.

There is a damage deposit of €450 to be paid upon 1 week before arrival, this is released on departure as soon as the cleaner has checked the property on departure.


Please note the gardener may visit during your stay to maintain the grounds of the property.

Please note it’s a minimum 3 night stay over the Christmas, New year festive season.
