Wow. We were blown away by this property. Exactly what we were hoping for and it delivered.Right from the start incredible comms from Serena and then again great comms re check in and villa details. So much space, so many different things to do at the villa. Kids and adults all very happy and constantly entertained.Was quite a treat for our extended family of 15. More than we would normally spend but it was well worth it. Would absolutely stay again.Definitely easy having a car but the bus line into San Gimignano and Sienna not far from the end of the (long) driveway.

We had a wonderful visit to the area and loved the home and property. The check-in and departure was very easy. We had many questions before our arrival and every time we received a prompt reply

The house is set in beautiful grounds and the pool was kept in pristine condition. The kitchen was adequate and a liquidizer would have been useful. Wi-Fi was weak and the TV unavailable most of the time but it had its plus points in that the children played with the table tennis and billiards instead! Access to the house was excellent and part of its charm was the wild life. The deer which came to graze and play in the evenings and the pheasant which walked through the grounds certainly added atmosphere. A good time was had by all visiting Florence, Siena, Montepulciano, Rome and of course San Gimignano.

Thank you very much for the kind review. We want to explain about WiFi and TV: 1) WiFi worked very well before of your stay when we stayed at the property with all the family and also after your departure so we think there was a misunderstanding. The house has Starlink (last generation WiFi) and during your stay there was an issue one night with Starlink but it was a global general issue that we thought it was solved, in fact also the actual guests of the villa they are super ok with the WiFi as usual. If for example 10 people all at the same time they make big download or similar, the connection could become a bit slowler, but in general the WiFi works properly and fast. 2) About the Tv. The Satellite is not able to reach the area where the villa is located. However when Roberto came to the villa to assist you, he explained about its use and it worked. We understand that the use of a TV is never so intuitive, this is the reason why we have furnished the villa with a Smart TV where guests can see not only Italian TV but also some channels like BBC or connect the TV with their personal Subscription Video on Demand Channels. Thank you very much again. You have a lovely family and always you'll be welcome here :)

Amazing newly renovated house - old water mill!

Sylvia and Roberto offer a lovely, large, ultra clean, newly renovated historic water mill. We were delighted with the beautiful accommodations. Each room was unique, had its own restroom and rain shower/handheld attachment too. There was privacy yet lovely areas to gather. There are 3 types of coffee machines, a juicer and a fancy ice machine. New appliances etc. Plus, the pool was refreshing for cooling during the hot days. The big Fatboy pool loungers were used plenty. Lots of either shade or sun at the pool and walnut trees abound. We also enjoyed the birds in the mornings. We aren't sure the bird types, but something like pheasants, orioles, and some sort of raptors. Anyhoo, it was perfect. We set our itinerary to stay in the Poggibonsi/San Gimigniano area every other day. These evenings we ate dinner at recommended spots and always got gelato from the town center. On the travel days we toured Florence, took a cooking class, toured Volterra and attended the Siena Paleo. A car rental from Florence or Rome is a must; however, we rode the train for the longer trips. This is our second Tuscan holiday and we had it dialed in. Shopped at the PAM in Poggibonsi and the Conad in other towns. Stocked up on fruit, fresh bread and cappuccino cups! Google Maps is highly inaccurate in Italy. Have your patience handy! We regularly cruised around the roundabouts more than once, ensuring we were exiting in the right direction. We will be back again! Molly
