- The whole of the property is accessible. Guests will have exclusive use of the entire house. Access is self check-in via a lock box and the code will be sent to the guests on the day of check-in.

✔ Guest Interaction
- We prefer to give our guests space to enjoy the property, however we do live locally, so if necessary, one of the team can attend.

✔ Not Suitable For
- Unfortunately our home is not suitable for hen & stag parties or any loud gatherings. We prioritise a peaceful and comfortable environment for all guests and our neighbours.

✔ Must climb stairs
- Our home is spread out over three floors and stairs must be climbed to access the kitchen/living/dining area. Please consider this if this is a concern.

✔ Pets
- Unfortunately, we do not accommodate pets at this property with exception to service animals.

House rules:
Parking:
We politely ask guests to ONLY park in the two spaces marked with "8" on the floor. These are the allocated parking bays for the property. All other parking spaces belong to our neighbours, so please respect this and don't park in their spaces. Further on street parking is available nearby. For on street parking, drive to the bottom of Kirkstall Close and turn right (into the housing estate) where you will find ample on street parking.
Quiet Hours:
We have neighbours with babies & young children. This is a residential neighborhood and our neighbours have a right to peacefulness. We politely ask guests to remain quiet between the hours of 9pm - 7am. Loud music and partying in the property is strictly forbidden! Thank you for respecting our neighbours.
Extra people:
No extra persons allowed to sleep at the property. All guests staying overnight MUST be included in the booking. The maximum number of guests allowed to sleep at the property is 10.
Footwear:
We ask you to kindly remove all footwear before going upstairs on carpeted areas and please remove any muddy footwear upon entry to the property.
Food:
Please eat only in the dining area or living room. Carpet stains are difficult to remove, so we politely ask all guests to enjoy their meals downstairs.
