Sea View Oasis: Private Room, Pool, Beach & Gym

Welcome to my spacious Cypriot-style villa in Oroklini, a peaceful residential community of detached villas near Larnaca, with beautiful views towards the sea and surrounding countryside.

IMPORTANT TO KNOW
This is a private bedroom in my home, not an entire-villa rental. You will have your own private bedroom and access to the shared areas of the villa, together with me and the other guests staying here. The atmosphere is relaxed and social when you want it, while there is also plenty of space to enjoy your privacy.

YOUR ROOM
Your bright and comfortable private bedroom has a 160 × 200 cm bed, five pillows, a 220 × 240 cm duvet, bedside table, 43-inch Smart TV and two spacious built-in wardrobes. The room also has direct access to the guest balcony with sea views.

OUTDOOR AREAS & POOL
Enjoy the 4 × 10 m outdoor swimming pool, shared only with me and the other guests staying in the villa. The pool ranges from approximately 1.20 m to 1.60 m in depth. Around the pool you will find sun loungers, umbrellas and comfortable seating.

The villa also has generous terraces, outdoor dining for up to 10 people, a large gas BBQ, an outdoor kitchen area with sink, a fire pit and an outdoor shower. Beach equipment is also available for guests.

The shaded carport has been transformed into another comfortable lounge area with a leather sofa, a bar area and a fridge stocked with soft drinks, beer and wine. These drinks are available for a small contribution towards the cost. An outdoor sound system and projector also make this area ideal for relaxed movie nights.

LIVING ROOM & ENTERTAINMENT
The spacious shared living room offers comfortable seating, a dining area and a 65-inch Smart TV with Netflix, Amazon Prime, Max, YouTube, Zattoo and other entertainment options. A PS4 and Xbox 360 are also available.

KITCHEN
The kitchen is a proper home kitchen rather than a small holiday-rental kitchenette. It is exceptionally well equipped, with generous work surfaces, a large fridge-freezer, oven, hob, dishwasher and microwave, plus coffee and espresso facilities, kettle, toaster, blender and an extensive selection of cookware, tableware, utensils and spices. A washer-dryer combo is also located in the kitchen.

Whether you want to prepare a quick breakfast or cook a full dinner, you will have the equipment and space to do it comfortably.

GYM
A special feature of the villa is the well-equipped gym, with cardio equipment, free weights and extensive strength-training equipment. It also has a 50-inch Smart TV.

WORKING REMOTELY
The villa is well suited to remote work and longer stays. High-speed fibre internet offers up to 1 Gbit/s download and 500 Mbit/s upload, with Wi-Fi and Ethernet connections available. There is also a dedicated workspace with a large desk, comfortable chair, printer, laptop stand and useful office equipment.

BATHROOM
The shared bathroom has a spacious rain shower, handheld bidet shower, washbasin and toilet. Towels are provided.

Please note that there is no private bathroom or private entrance. The bedroom is part of the shared home and the bathroom and other common areas are shared with me and the other guests.

ABOUT THE HOUSE
The property is around 400 m² and combines generous indoor and outdoor spaces with a relaxed home-away-from-home atmosphere. I live in the villa and am usually available during your stay for local tips, help with the house or recommendations for beaches, restaurants and places to explore.

The villa is shared with five friendly cats, so guests should be comfortable around cats. Smoking and vaping are not permitted indoors.

Parking is available free of charge on the property and on the street.

LOCATION & LOCAL AREA
The villa is located in a quiet residential area of Oroklini, close to beaches, nature and Larnaca. Oroklini Lake is nearby and is a protected Natura 2000 wetland, known for birdwatching and migratory birds including flamingos during the cooler months.

The nearby Oroklini coastline offers beaches, beach bars, restaurants and water activities. Yiannades Beach is a popular local option. In Larnaca, the Finikoudes promenade, Saint Lazarus Church, Larnaca Medieval Fort, the old town, Hala Sultan Tekke and the Salt Lake are all worth exploring.

For food and drinks, Oroklini has local tavernas, cafés and beach restaurants. Nearby options include Grada Taverna for Mediterranean and Cypriot-style food and LOVESEA KIOSK for a relaxed coffee or drink. Larnaca centre offers a wider selection of restaurants, cafés, cocktail bars and nightlife.


DIVING & WATER ACTIVITIES
Larnaca Bay is a great area for diving and snorkelling. The Lambousa II wreck lies offshore in the Larnaka Marine Protected Area, and local dive centres offer trips to the Zenobia and other sites. I am also happy to share local diving tips and recommendations around Larnaca and Ayia Napa.

GETTING AROUND
Larnaca centre and Finikoudes are around 15 minutes by car, Larnaca Airport around 20 minutes, Oroklini beach around 5 minutes, Ayia Napa around 25–30 minutes and Nicosia around 35–40 minutes. A car is recommended for exploring Cyprus, although buses and taxis are also available.
