Are you seeking a vacation in the countryside with the sea at your feet?
This idyllic retreat, nestled within century-old eucalyptus, pine, and cypress trees, is built on top of the cliffs overlooking the Ionian Sea on the west coast of the Peloponnese and offers direct access to the beach below.

Our house is on the right side of the beach, hidden by the tall trees (0:08 in the video; then again in 1:21).
The 4-bedroom, 4-bath retreat sleeps up to 8 guests (7 adults max) and can accommodate families or small groups.
Make your breakfast on the balcony upstairs and have your coffee watching the morning sea; go swimming any time you want; indulge in the comforts of a fully equipped kitchen; or enjoy local specialties in the evenings at the restaurants at the foot of the Venetian castle in upper town Kyparissia.
Located 1 km from Kyparissia, the house serves as a peaceful retreat while keeping you close to local amenities. And a hub for daily excursions to nearby postcard beaches (Voidokilia Beach, Agiannakis Beach; see the presentation at the bottom of the Description); the archeological sites of ancient Olympia, the Temple of Apollo Epicurius at Bassae, and Mystras, all three designated Unesco World Heritage Sites; the palace of Homeric King Nestor in Pylos; the Venetian castle of Methone; kayaking, hiking, and much more. You can also join the locals in the numerous village summer festivals.
The region is accessible by a modern and picturesque highway that traverses the Peloponnese NE to SW, through Arcadia. Or by Ryanair flights to the airport of Kalamata (60 km away) from London, Milan, and Vienna. You can rent a car to move around.
My parents have been exchanging the house since I was a student with people from all over the world, and they have created a big guest book. We are still in contact with their guests and their children.
Our summer house is regularly available from May to October 15 (the sea is still warm in October). A Cambridge professor, however, stayed here for a whole sabbatical year (chopping wood in the morningâno, you will not have to chop wood in the summer; you can go though to cut figs) and wrote an economics book!

We spent 5 days immersed in nature: the sound of the sea accompanied us day and night, and the beach is beautiful and not crowded. The children played a lot in the garden and with the cats. Sotiris, always available when we needed something, gave us many suggestions for nearby beaches, all beautiful.

House ideally located by the sea with a very beautiful beach below. The house is rustic because it is old, but it allows you to discover the entire western part of the Peloponnese, including the sites of Olympia and Messini, which are really extraordinary. Sotiris is very kind and was able to welcome us warmly.

Beautiful rustic house right on the sea!
The location is unique: The house is situated directly on the sea, on a very quiet sandy beach. You simply walk through the garden gate and down a set of stairs, and you're right on the beach. The house itself is also fantastic, with four simple bedrooms, a large kitchen, two bathrooms, and plenty of cozy spots to relax. We had the upper floor and the entire outdoor area, but there are even more rooms available. There's also a huge garden with large trees that provide shade and keep the place cool. Perfect for a relaxing stay, even with three teenagers (the Wi-Fi is great too!). If you want to feel right at home, this rustic holiday home is just the place for you. The owner, Sotiris, is incredibly kind; he even picked us up in town and guided us to the house and was always available to answer any questions. We are thrilled and would love to come back again!

Agiannakis Beach is long and wide with an expansive sandy shoreline, so even in summer it doesnât feel as crowded as smaller beaches. Many visitors describe it as a place where you can enjoy tranquilly, nature, and solitudeâideal for relaxing and long walks on the sand. The beach is a critical nesting habitat for the loggerhead sea turtle (Caretta caretta), with nesting season running from June to September. An environmental station there is in charge of protecting the sea turtle. You can get a close look at the nesting beach and learn about sea turtles during a 30-minute walk with an environmental station volunteer.
