Millfield Waters is a luxury fully self-contained house in the Hunter Valley overlooking calming waters and a mountainous valley backdrop.
An experience like no other, with expansive indoor and outdoor spaces, curation of luxury furnishings, landscaped gardens with a picturesque waterfront mountain backdrop and conveniently positioned to reach the amazing wineries and local establishments the Hunter is so well known for. THE ARRIVAL
We invite you to a sensory experience on your arrival; with a slight breeze, immerse yourself the perfume of white flowers and aromatic lavenders across the entirety of the estate. Gently turn into the gravel driveway with a soothing slow crunch to be met at our entrance. You are greeted at the vaulted entry, going through the foyer and into the heart of the home, opened with a two-story cathedral ceiling through the curated appointment and into the alfresco lounge to enjoy the ethereal natural beauty of the landscape.
OUTDOOR LIVING
Explore the grounds with an effervescent excitement, discover at your own pace the expansive rows of fragrances and unique combination of aromas. Detach from the urban landscape to be consumed into the tranquil landscapes at Millfield Waters. Your experience is further elevated through the careful composition of the plantings to exude the calming experience as well as anchoring architectural lines across the horizontal and vertical axis. Through exploration of the grounds, discover hidden pockets where landscape and building elements connect in consonance. In full bloom a complete aromatised adventure awaits from the luscious lavender, gorgeous gardenias, jewelled jasmine and magnetic magnolias.
ILLUMINATION AT DUSK
After absorbing the sun set on the alfresco or The Rocks restoring a sense of tranquillity; warm lights glimmer awake softly illuminating the grounds and garden for enjoyment of our spaces even after dark. The continuance of a calming experience is conceived through curated indirect lighting throughout the interiors and the grounds. Composed with autonomous and one touch activation features the restful atmosphere is set with ease. Rest assure your arrival after dark is clear and well illuminated youâre your comfort and safety.
INDOOR LIVING
Step foot in our vaulted entry, through the foyer and into the heart of the home. Naturally adoring the double height cathedral ceiling, traveling through the open living space then to be transported through the double doors into the waterfront alfresco. Everything seen and felt has been designed for unforgettable sensory experience from the goose filling to custom upholsteries. With designer and custom pieces, antiquities and fine art, each space deserves its own journey and those memories created from them. PAYMENT TERMS
DEPOSITS
A deposit of 50% of the total rental accommodation value is required to secure a booking. If a booking is made within 30 days of the arrival date, then full payment of the accommodation costs is required to secure the booking. Note $500 host fee is applicable for all bookings made and is inclusive of professional cleaning, laundry and booking fee.
FINAL BALANCE
The final balance of accommodation value must be received in full at least 30 days prior to arrival date.
CANCELLATION POLICY
The 50% deposit is non-refundable after payment. The balance of the accommodation payment (due 30 days prior to guest arrival) is non-refundable. The booking deposit, booking fee, credit card fee and any other fees are non-refundable. Refunds or credits (to use for future stays) are not issued when changing or cancelling a booking.
Booking and payment of the rental deposit constitutes you (the primary guest) have read and accepted all the Rental Agreement Terms and Conditions.
SECURITY DEPOSIT/BOND
A security deposit/bond of A$5,000.00 is required for your stay. This will be processed approximately 24 - 48 hours prior to your arrival, please ensure the funds are available at this time. If you incur incidental fees or cause damage to the rental property, your credit card may be charged up to AU$5,000.

Parties and events (including family gatherings, birthday parties, celebrations and weddings) are allowed on site and subject to approval. Surcharges apply and additional security bond is required. Maximum of 30 attendees.
NON-SMOKING PROPERTY
The property is strictly non-smoking.
PETS
Pets are not permitted at any time in the property (including balconies, common areas and grounds).
Note security cameras are installed to the external areas for safety and security purposes.
Complimentary High-Speed Internet and Premium Streaming Services (Netflix, Prime Video & Disney Plus) are provided throughout the stay for your enjoyment.
