POINT B EXCLUSIVE - This newly built Farmhouse with Connected Carriage House features a modern coastal-style with nice indoor and outdoor living space, is conveniently located near downtown Oak Bluffs, but tucked away in a quieter neighborhood.
The property features a four-bedroom Main House with a connected one-bedroom Carriage House suite with its own entrance. The first floor of the Main House features an open layout with Living, Dining and Kitchen Areas. The hip coastal-vibe has combinations of white and natural wood, with subtle use of blues, greys and some other subdued colors. The Living Area has fireplace, large screen TV, built-ins, plus sofa and chair seating.
The Dining Area sits between the Living Area and Kitchen. It is framed by a sliding glass door that opens to the large back patio for outdoor dining. The Chef Kitchen has a center prep island/breakfast bar, stainless appliances, farmer's sink, and white quartz counters.
The Primary Bedroom with deluxe en suite bath is also on the first floor. The other Bedrooms in the Main House are all upstairs. One has a private en suite bath, while the other two share a full bath. The second Primary Bedroom is located in the connected Carriage House, on the second floor above the Garage. It has a private entrance as well as a deluxe en suite bath, plus a Kitchenette with microwave and mini refrigerator.
The house features great outdoor space, with a bi-level bluestone patio that has lounging, and dining areas, as well as an area with a custom stone fire pit. There is also a front wraparound farmer's porch for shaded seating. All of downtown Oak Bluffs, with its restaurants, shops, beaches, parks, and harborfront, is only a few blocks away.
BEDROOM CONFIGURATION NOTE: There is an option for Bedroom #3 or #4 to be made-up as two twin beds or one king-sized bed. Unless otherwise requested in advance of check-in, both bedrooms will be set up as two twins. Please inquire.
NOTE: There is a doorbell camera on the front door.
Parties, functions, and events that exceed maximum occupancy in lease are NOT allowed without prior written authorization from the landlord.
Most homes are not pet friendly. Houses that do consider pets require prior-approval and a signed Pet Addendum. Please inquire.

The house was beautifully appointed but I’m afraid the experience of renting here was not worth it. The owners, property manager (PM) and rental company (RC) did not communicate well leaving us confused about how to care for the property. First, the door code didn’t work. PM said call RC and RC said call PM. PM handles all house-related issues, but tells me door code is the 1 thing he has no authority to resolve. PM finally gets on the phone and tells me that we should simply leave the door unlocked because “[he] hasn’t locked [his]door in 12 years.” PM eventually comes to house but is unkind to us. This debacle made for an unpleasant start to the week despite eventually resolving issue but only after multiple conversations expressing disdain that we can’t secure a house that we’re responsible for. Second, I asked the RC on multiple occasions about having visitors. They never responded. Im not sure they ever conferred with owners about this request, yet we were penalized by withholding deposit with no warning. Finally, the PM said that the owners were out of the country only for the RC to say that my housemates and I are responsible for “excessive wear” to the kitchen floor. When asked for evidence of damage or that we are indeed responsible, the RC once again went radio silent. I would absolutely avoid renting this property. The experience left a terrible impression as someone who has rented on the island for 12 years.

We are pleased the guest found the home beautifully appointed, but several statements in this review require clarification.
The signed lease expressly prohibits parties, gatherings, or events without the landlord’s prior written permission. During check-in, the guest disclosed plans to host a gathering and was reminded that the lease did not allow it. Although the owners were traveling outside the country, they were contacted and confirmed in writing that no party or gathering was permitted.
The guest did not receive written permission at any time. A lack of further communication cannot reasonably be interpreted as approval, particularly when the lease required express written consent and the guest had already been told that parties were prohibited. Despite this, the guest proceeded to host approximately 17 people at the property.
After the stay, the property was inspected by the owner's property management team and damage, including significant scuffing to the floors, was documented. The security deposit was retained in accordance with the lease because of the unauthorized gathering, breach of the rental terms, and resulting damage.
We regret that there was difficulty with the door code at arrival and agree that the issue should have been resolved more smoothly. However, that issue is unrelated to the guest’s decision to host a prohibited gathering without the required written permission.

Biking Vacation
Location of this house was perfect. We biked to Edgartown and Chappaquiddick Oat Bluffs. and Vineyard Haven. We also caught the ferry to Nantucket from Oat Bluffs and did biking over at Nantucket. We had four couples and everyone had a beautiful bedroom with their own bath The layout of the house was exactly what we needed.We all had a wonderful time. Outside space is as nice as the inside space. Would highly recommend!
