* Potential for Noise: This is a suite within a larger building with long-term tenants. Please be aware that some noise transfer between units is possible. * Registration Required: For your security and ours, you will be asked to register with our Chekin System. A copy of the house rules and our terms will be provided at that time. * Sleeper Sofa: Please inform us in advance if you plan to use the sleeper sofa so we can prepare extra linens for you. * Other Properties: If this suite isn`t the perfect fit, please check out our other properties in the Altadore and Hillhurst neighborhoods. * Registration Number: BL243365 Due to COVID restrictions we can not accept ANY guest that is not listed in the original booking. We reserve the right to cancel any booking without refund if other non-registered/listed guests are on the property. Unregistered guest is anyone over the number originally requested in your booking. If you book for 3 and show up with 6, there are 3 unregistered guests. Failure to process payment in a timely manner will result in immediate termination of the rental and no refund will be given for any partial funds paid. Tampering with any of the safety equipment (ie smoke/CO detectors, noise/humidity monitors, security cameras) around the unit will result in a $250 charge and can result in immediate termination of booking without refund. Quiet hours after 10 pm. Noise complaints can result in cancellation of booking. Pets allowed with fee ($75) All units are strictly NON-SMOKING. Violation of this rule will result in remediation charges which vary with the amount of work required to repair the unit. Smoking or burning of any substance will incur additional fees as per the smoking cleaning fee. We require a copy of government issued photo ID to be sent to the host. If you are unwilling to provide ID, we will not issue check in instructions and may cancel the booking without refund. Parties and events are strictly prohibited at all properties. Violation of this house rule will result in cancellation of your booking with no refund and may incur additional fees to clean and repair the unit. There are cameras mounted on the exterior of the house and in the entry area. Our cleaning policy is based on a courteous guest (one who generally leaves the space as they found it:) If our cleaning team discovers an unreasonable mess after checkout, we reserve the right to charge an additional deep cleaning fee of $100 at our sole decision. Guests agree that the host will be given the opportunity to correct any deficiency with the unit in a reasonable time period. Late check out is only provided when approved in writing in advance of the checkout date. If authorized, late check out is 11:30 AM. If we authorize a late check out, there will be a $25 fee. A same day late check out request will incur a fee of $50 if authorized before 10:00 AM. An unauthorized late checkout will incur a $149 late check out fee. Late checkout is considered being in the property 30 minutes after checkout time. Two hours after the checkout time you will be billed for an additional day. This does not constitute occupancy for the remainder of that day. Should you fail to check out beyond two hours after the check out time, you will be responsible for any cost occurred in accommodating other guests and any resolution associated with the subsequent booking. If rules are not followed resulting in the cancellation or accommodation of any kind for a subsequent guest, you are responsible for these losses and fees associated with the refund/cancellation or accommodation of any other booking. You agree to book in good will and you will not attempt to damage the property or the reputation of the host or his business because you are dissatisfied with a ruling by the Channel or the host in the event that a violation of the host`s rules occur.

The good: Unit was chosen due to proximity to MRU... a 20 minute walk away. Safe neighbourhood. Free parking. Kitchen is well stocked and has a dishwasher. The not so great: The weather was warm and the unit was warmer... 26 degrees in the day cooling to 24 degrees overnight, and didn't want to leave the window open at street level overnight. If you like a very firm bed, then this is the place for you. The people in the unit above are up at 5:30-6 AM and you can hear them talking and moving around until 10:30-11 PM.

Stay was great. Owners were easy to communicate with. Very clean. Had everything I needed. Ny inly comp’aint was the very loud tenants upstairs. It’s very poor insulation between both and whatever they cook you can smell and hear everything. The ppl living upstairs are exceptionally loud. However, they were quiet from 10pm to 6am so it didn’t interrupt my sleep but it was definitely not pleasant in the evenings when I was there.

The place was clean and well located with the bus and access to MRU, but it could have benefited from a few additional details to make your stay easier. In the bedroom, there was only a bed. There was not a suitcase stand or table to put your suitcase on so you had to put it on the floor, also there was a bedside table but there was no plug nearby so you couldn't have your phone or accessories near you when in bed. Not critical but it would have made things easier. Also, the couch in the living room would not be suitable to sleep on.

This suite was clean, nicely decorated & well equipped. Good neighbourhood close to MRU.
Second bed (futon) is not suitable for an adult as it is very small, but would be ok for a child to sleep on.
The suite is not soundproofed very well and the people upstairs are very noisy.
I’d recommend staying here if you don’t need the second bed as it is clean, convenient, and well priced.

It was an OK place to stay. Nothing spectacular but clean and well designed and decorated.
The suite was ok. Little cleaning details were missing - moldy Brita water jug and a sizeable dried pee stain on the floor. (Pet friendly).
Well designed and friendly communication with hosts.
I thought the lockbox in the fridge full of snacks was tacky. (I didn’t even want to know what they would have charged for access to it) and they were very clear in their communication how much we would be charged for a late checkout (... but if you ask us now, it’ll only be $25 for an extra hour).
There were no extra garbage bags and only two towels - not a tragedy, but not “luxury” as advertised.

Unfortunately we weren’t informed of a defective Brita filter but have since changed it out. The stain on the floor was actually from our hand sanitizing station and not from a previous pet.
We have worked hard to keep our nightly pricing extremely competitive. Not all guests require an early arrival, late check out, snacks pets etc which we are able to offer schedule permitting.
