This newly renovated downstairs unit is the perfect spot for your next family vacation. Just a short walk to the always popular 40th street recreational beach or to the best restaurants in all of Newport. Kick back on the front patio, watch the sunset, and then rest assured that you have found one of the most beautiful homes in the neighborhood. Here's what you'll find:
LIVING/DINING ROOM:
- Sofa set
- Streaming TV (YouTube TV)
- Dining table with seating for 4
KITCHEN:
- Open to the living/dining areas
- Counter seating
- Fully stocked w/ dishes, utensils, cookware, bakeware
- All large and small appliances
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)
BEDROOMS:
Primary Bedroom: King bed; en-suite bathroom
Bedroom #2: Bunk bed (double and single)
EXTRA SLEEPING ACCOMMODATIONS:
To fulfill the maximum occupancy, 2 twin trifold floor mats are provided (best suited for children), along with extra linens/pillows. Twin rollaway beds can be rented in lieu of mats, if desired. Make arrangements in advance with our office to ensure delivery in time for your arrival.
BATHROOMS:
Primary Bedroom's en-suite Bathroom: Tub/shower combo
Hallway Bathroom: Tub/shower combo
LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.
OUTDOOR LIVING:
Front beach view patio w/ dining table w/ seating for 4; market umbrella; propane gas BBQ grill
ALSO INCLUDED:
- Wi-Fi
- 4 low-profile beach chairs
- heating
- hair dryer; iron/ironing board
- starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with their own personal toiletries/shampoo/conditioner)
DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.
LAUNDRY:
Free shared facilities in garage. Guests must provide their own supplies
PARKING:
- 1 reserved space in the shared garage
- Garage accessed via rear alley
- General free street parking throughout the neighborhood when available
ALSO:
For larger family groups, the upstairs 3 bedroom/1 bath unit can be booked simultaneously, when available, to accommodate larger family groups on the entire property. See separate listing or contact our office.
PETS: This home welcomes up to one pet (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, rollaway twin beds, and much more! Contact us for more information.
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.
Check-in Time: 3 p.m. on the arrival date
Check-out Time: 10 a.m. on the departure date
