This 3-Bedroom Charmer is a sunny, quiet haven for your visit to Knoxville. Just 8 minutes away from downtown and the university, you have UT football and Knoxville`s best eateries & coffee shops right at your fingertips!

The neighborhood is one of the most coveted, old neighborhoods in Knoxville. A walk down Emoriland Blvd and Fairmont Blvd is always fun with the diverse, historic homes and sidewalks throughout. It`s minutes away from Wild Love Bakehouse & KBrew! There is an amazing, a local grocery store called Three Rivers Market for any grocery runs you need to make close by. The neighborhood residents love the neighborhood and take great care of their property, making it a charming place to stay.

Home is around an 8-minute drive to UT campus and downtown Knox!

Convenient to I-640, I-75, and I-40.

• Due to the agreement with our cleaning service provider, we are not able to accommodate early check-ins or late check-outs. You may check-in as early as 4 pm and must check out by 10 am.

•For your convenience we supply you with a limited starter kit of toilet paper, soap, paper towels, trash bags, and dishwasher detergent. There are several shops you can visit nearby to purchase supplies for the duration of your stay.

• The basement is not for guest access. Some of the closets are also used for storing the owner`s belongings.

• The second bathroom/utility room has a very small shower. Ladies are probably going to prefer to use the main bathroom shower.
You may not book if you live locally without asking for permission and letting us know why you need a place in town.

- By booking with us you agree to download our app to gain access to the property.

- Guests will be expected to clean up spills and messes that they make and throw all their trash in the trash can. Also, it will be the guest`s responsibility to do the dishes before they leave.

- Guest needs to leave the key in the lockbox whenever they leave the property.

- Please do NOT open or climb out the windows.

- Please do NOT use the fireplace.

- To protect the host and guest, we must verify all guests ahead of the stay. Please be aware: As a part of the verification process, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, and pass through our guest portal. The information is collected for screening and verification only and is not stored or used for any other purposes.

- You understand that your check-in instructions will be sent after successfully completing the guest portal.

- THERE WILL BE A $500 CHARGE FOR SMOKING, PARTYING, OR BRINGING PETS INSIDE ANY OF OUR PROPERTIES!

- Please do not bring glitter, confetti, or anything like that to any of our properties.

- Please ensure that you review the cancellation policy as it pertains to any cancellation for any COVID-19 reason. We encourage guests to purchase travel insurance because we cannot operate outside of our cancellation policy for any reason.


Terms and Conditions (the “Terms”) apply. Renter will receive and agrees to sign the Terms immediately after making reservation, which will include, but not be limited to, the following:
- The “Minimum Age” to rent the Property is 25 years of age.
- By booking you agree to provide a copy of a valid government-issued ID directly to us. We will request this after your reservation has been made
- The Renter is solely responsible for Renter’s actions and the actions of all family members, guests, and invitees.
- Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m.
- Unless authorized by the Property Manager, the number of people present at the Property may not exceed the maximum occupancy indicated in the listing or the reservation for the Property.
- Check-in is from 4:00PM until 12:00AM and Check-out is before 10:00 AM.
- If you do not vacate by check-out time, you authorize us to charge a late departure fee of up to one night’s rental and we may remove all Occupants and their personal property from the Property.
- No smoking is permitted on the Property at any time.
- No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow.
- Renter authorizes us to bill the credit card on file for the full amount of the Rental Fee at the time of booking. Renter agrees not to make chargeback claims with its credit or debit card issuer.
- Events and commercial photography or filming are prohibited at the Property without our express written permission.
- Use of the Property for any criminal activity is prohibited.
- Neither the Property Manager nor the Owner will be liable for special, incidental, or consequential damages of any kind, including those arising from the use of any pool, hot tub, lake, or bunk bed on the property.
- Upon your arrival at the Property, you should inspect the rental unit to ensure the Property condition is to your satisfaction. If you find any conditions you need to report as unsatisfactory or damaged upon your arrival, you should report such conditions within two hours after the time you arrive at the Property. After the two-hour period expires, the Property is provided as is and we are not responsible for the inoperability or unavailability of any amenities.
- You further agree to give us a reasonable amount of time to respond to your report and to cooperate with our efforts to address the concern or provide a remedy.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.

This property is in a fantastic location and has all the amenities most travelers need. Host was easy to communicate with and quick to respond. Property is in great condition and very comfortable. Franklin is a beautiful place to visit and this property offers a great Home Base.

Everything about our stay was exactly what we needed. House was very clean, easy to check-in and out, and the hosts were extremely easy to get in contact with. I would highly recommend staying here. Very close to campus and downtown!

We were here for two nights to watch the Vols play football. The home was clean and comfortable. The neighborhood was older, but as said this was a 1940 bungalow. It was not far from town and that is where we spent most of our time. The hosts were great and made everything easy while checking in and out. We had no issues at all to report to them.

We arrived to a house with no heat. we reached out to the property manager who said they were working on, but no one showed up to make the repairs. The temp in the house was 52 degrees. Thankfully VRBO relocated us the 1st night to a hotel, but refused to relocate the second night. The property manager provided 3 space heaters to the house which would trip the circuit breaker about every hour, so we were constantly walking outside in the middle of the night to reset the breaker. Their resolution to this is to offer a 40% discount which is ridiculous. Do not stay here or anywhere that uses this property management company.

The house was as described. Did have some confusion about checking because I received an email after reserving the place within check in instructions and it turned out to be wrong, but I was able to find the correct instructions from the app so that resolved the issue. The mattress on the primary bedroom was very comfortable.

Great Stay

We stayed here while in town for a wedding, and it was an excellent choice—far better than staying in a hotel! Everything was exactly as described, and the entire experience was seamless from start to finish. The space was clean, comfortable, and well-equipped, making it a perfect place for our family. We’d definitely recommend this to anyone looking for a great stay in the area!

Very good place to stay. Clean and comfortable. I would suggest a lock on the basement stairway door since the basement is not used...because someone could fall down those stairs.

The photos were older from when it was remodeled. It is much more beat up now. We also had a significant ac condensation leak from up stairs running down through the den ceiling. They did send someone to fix it quickly which we did appreciate but did not clean up. Several of our towels were stained from being used by previous guests also drying up the same leak. This property is not worth what we paid. There appears to be little maintenance being done. Thanks

This is a cute 1940's home. It fit our needs perfectly. The check in and check out process is supper easy. The home is in a quite neighborhood with off street parking. The host was super responsive with communications and made this a pleasant experience.

Stay 4/19-21 at Mario's place

Stay was awesome. Very updated cute house on the inside. Would be nice for 1sr bedroom to have blackout shades; the sun was very bright in the early am. 2nd room was perfect. Comfortable beds. The 2nd bathroom shower drain wouldn't stay open; so you had to manually do it after showering. Just letting you know. I definitely recommend this house. Thanks!

Successful Parents’ weekend and a football win

We truly appreciate that the accommodations. The young girls truly loved the loft. The kitchen had everything except I brought my own blender for my breakfast smoothie. Hot water excellent and fluffy towels. The bathrooms were comfortable and very roomy.

Great stay near downtown

My friends and I had a great time visiting the city for the weekend and we were all impressed with the space that was included inside the house. A plus was the location of the house so close to the downtown scene. All the beds and pillows were very comfortable. I will look forward to booking again with this host in the future!

Super Cute Old Home

This was a perfect stay for my friends and I! We loved the authenticity of the home and the old vibes it gave. We had a little issue on check as our door code was changed prior to arrival but the app Dack came to the rescue allowing us to unlock the door whenever we needed. Would highly recommend to anyone visiting Knoxville area!
