Welcome to our hillside villa in historic Mariposa, the gateway to Yosemite National Park! Perfect for families and groups, this spacious retreat accommodates up to 8 guests with stunning mountain views, an expansive deck for entertaining, and a fun-filled game room.



Enjoy the beauty of the Sierra foothills while being just 45 minutes from Yosemite National Park and Bass Lake, and only minutes from Mariposa’s charming shops, art galleries, and dining.



Inside the Home







  • Main Level (Upstairs): Cozy great room with sweeping valley views, eat-in kitchen, and direct access to the expansive deck. The main level includes a master bedroom with ensuite bathroom and walk-in closet (sleeps 2), a second bedroom (sleeps 2), and an office with a shared hall bath.







  • Lower Level (Downstairs): Family bedroom with ensuite bathroom (sleeps 4), laundry room, and a game room stocked with pool, foosball, air hockey, board games, books, and more.

Relax or entertain on the large deck overlooking Bootjack Valley. This inviting outdoor space is perfect for morning coffee, an evening glass of wine, stargazing, or simply soaking in the panoramic Sierra views.

The driveway provides 5 uncovered parking spaces. Entry is easy with a personalized keypad code at the main front door on the upper level. For added security, the property is equipped with exterior cameras.

Great family vacation with all the amenities

The house was fully stocked with linens & all the kitchenware we needed for a 2 family vacation. The kids loved the game room so much that it was hard to get them out of the house. The host was very responsive. I emailed her about a slow leak in the hall toilet & she sent someone to fix it the very next day while we visiting Yosemite. Smart home features were very convenient, especially during hot weather. Downtown Mariposa was only 15 mins away so we could easily pick up supplies in town or eat out. I would definitely stay here again when visiting Yosemite.

Wonderful time at this house

Excellent communication with the owner who responded quickly to all our questions. The house is very comfortable, clean, and was beautifully decorated for the holidays. The game room was a hit with both adults and kids. We highly enjoyed our stay.

We will definitely return!

From even before we arrived, we felt well prepared by the host with the info given for arrival and entry to the property. We arrived at night and despite it being dark, the driveway and property was well lit and easy to enter. You never know what you're really going to get with a rental property but we were very pleasantly surprised at the condition of the home and the comfort of the furnishings. It's a home that's very amenable to a family and there's plenty of space for everyone. The kitchen was well stocked and set up with the necessities for preparing a meal (ample pots/pans, knives, silverware and plates). The game room was a huge hit with our teenagers (and us too) and of course the sweeping sunrise views from the deck were just beautiful. We enjoyed going into Yosemite a couple days but we equally enjoyed our time just hanging out at Villa Alta Vista and taking walks on the nearby country roads. The town of Mariposa was a short 15 min drive away, for a grocery run and restaurants. And our youngest son was stoked to find a skate park in town also! Thanks so much for a fantastic stay! We will definitely return for more of what this property offers!

Fabulous House and Close to Yosemite

Our group had a great time at Villa Alta Vista! The wraparound deck was where we spent each morning enjoying the sunrise with our coffee and spectacular views and each evening where we watched an endless amount of shooting stars. While the house was remote with land surrounding it, it was also close enough to the charming town of Mariposa and to the entrance to Yosemite. Any questions we had about the property were quickly responded to and any issues were resolved in a timely matter (the pilot light for hot water needed to be re-lit during our stay). We would highly recommend this property to anyone with a group who wants plenty of space, attention to detail (local coffee and wine were provided), and beautiful deck to take in the surrounding views!

Lovely house and perfect location to stay near Yosemite Park

If you are looking to stay outside of Yosemite Park in a safe, clean, well-equipped, and decorated house, the Villa Alta Vista will not disappoint you. The accommodations were not only accurate as described in the listing but exceeded my expectations. The house has everything you need to accommodate eight people. The housewares provided are name brand with good quality and matching set. The decors match the scheme of Yosemite Park. Every bedroom has its own bathroom. One even with a decent size walk-in closet. There is no need to "fight" for using a warm shower after a busy day of sightseeing/hiking in Yosemite. The game room has all sorts of fun things to do that will definitely keep your kids, and even the adults busy. Every accommodation is carefully planned and thought thru by the host from decorating a Villa Alta Vista plate at the beginning of the long driveway of the house so you know you found the right place, placing detailed instructions with signs and labels thru out the house on how to use the houseware and equipment, providing a welcome wine tray, and towel-made animal decors on the master bedroom. It really gave me a sense of just checking into a high-end hotel. The location is only a 1-hour drive on highway 140 to the Arch Rock entrance in Yosemite. The drive was not winding or near the cliff. If you have driven into Yosemite Valley from the south entrance thru Oakhurst, you will know what I meant. My family's 3-night stay at this lovely cabin was excellent and I would strongly recommend it.

Brian is a VP of Engineering for an online health insurance company, and Jennifer is a Special Education Teacher for middle schoolers. We are avid travelers and love to visit and explore new cities and countries. Our recent passion has been exploring the beautiful locations in California since the pandemic has limited our ability to go farther.
