The moment you walk into the Royal Sea Cliff Resort, you know you are in Hawaii. The layout of this property's unique design offers panoramic ocean views. Make memories that will last a lifetime at this two-bedroom, two-bathroom penthouse.

The open layout of the living area, kitchen, and lanai offers ample space for guests. Enjoy the fully stocked kitchen and upgraded stainless steel appliances. Keep your chef company at the bar stools or play a game of cards in the dining area.

The living room has an island-style theme and a sleeper sofa. The lanai has access to the living room and master bedroom. Enjoy the Kona air and open the lanai doors or turn on the air conditioner and watch your favorite show in the living room. The lanai has panoramic ocean views you will not want to miss. Enjoy dinner outside while catching a sunset or the early morning breezes with a cup of Kona coffee. Relax in the lounge chairs and watch the palm trees sway.

The primary bedroom has a king bed with ample space to unpack and feel at home. Slip out your private lanai door and watch the palms trees sway. Or you can simply enjoy the mountain and ocean views from your window. Enjoy the large ensuite bathroom with a bathtub and shower combination. There is a desk and office chair to take any meetings or get some work done as well.

The guest room is located on the other side of the home for extra privacy. It has a queen bed, television, and a large closet for guest use. Just off the bedroom is the guest bathroom. It has a bathtub and shower combo.

The Royal Sea Cliff is located along Ali'i Drive, on the ocean side. Even the pool area and hot tub have an ocean view with plenty of lounge chairs around the area. Just over a mile down the road, you can stroll the historic Kailua Kona Village. Explore the shops and restaurants, or hop in the car to discover all the island has to offer.

The location of the condo and the facility as a whole was great. The condo itself was lacking in cleanliness. It had plenty of supplies. It was well stocked in the kitchen but the knifes were rusted, pans very scraped. The towels were still in the dryer and not dry. The master bathroom door was not operable. Master bed needs a new mattress as it smelled terrible. Pull out couch did not have proper bedding and was very soiled. The manager brought new sheets for the pullout. We overall made the property work but were disappointed coming so far and spending what we did to not feel fully comfortable in the space.

The amenities were poor. We arrived exhausted went to bed the next morning discovered that the sheets were never changed and there was blood on them. The bathroom door which was a pocket door was stuck in the mid position. There were no safety mats anti-skid mats in the shower/ f bathtub. The sink was clogged and would not drain. Notified the establishment. They sent a cleaning crew to change the seats in both beds. There was also Blood on the second bed. We had to live with a bathroom door stuck in mid position remember it's a pocket door. They sent up two days later Auntie slip pad for the bathtub and shower. Also sent up a can of Drano. This will live with us for a very long time. I have pictures of us trying to get in and out of the bathroom. Why I had to fix the clogged drain? They did send up a maintenance man to investigate the pocket door and also to repair the toilet handle. Apparently the maintenance man could not fix the pocket door so he left it as it was midway. I would just love to send you the pictures of the crap we lived with.

Great stay

The apartment was clean and spacious and we had a fantastic stay. It is close to everything Kona has to offer. The complex itself is very well maintained as well.

Nice views of ocean

This is a nice location which has everything 2 couples may need for their visit. As others have mentioned- we could see whales from the balcony which was a nice bonus.

Graduation trip

The condo was beautiful. Great location, close to beaches, shopping and restaurants. Beds were very comfortable. My granddaughter and I had a fabulous time celebrating her high school graduation.

Wonderful trip!

We enjoyed our time in Kona! This property is a great location on Ali'i Drive....close to restaurants and beaches. We loved sitting out on the deck each morning and evening watching the ocean. The property had ample room for our group of 6.

Roomy and Beautiful common areas

Royal Sea Cliff is an amazing condo complex with lush foliage, two pools and amazing views of the ocean and sunsets. Common areas in the front of the units provide a magical place for sunset maitais. Will definitely stay here again.

We stayed at 3 properties during our month long family vacation and this was our favourite....Clean, well equipped, good location, and staff CBstaff very accommodating with early check in and late check outs, which was appreciated very much.

Amazing

This place was perfect for me and a girlfriend. Well, equipped, spacious and super clean. PS after a day at the beach you were definitely appreciate the AC in the elevator !! I will definitely book again.

Fabulous view on a beautiful island

This condo was very well located and well laid out. The only complaints we had were that the light in the master bath over the sink was out and the remote on the living room tv didn't work (battery?). Other than that, it was a very nice stay and we would definitely book it again.

Beautiful location

The views were gorgeous and the overall grounds were beautiful. The unit was outdated. The bedding and towels were ripped and stained. The tv remotes were missing batteries. Overall if the owners would update a few things and invest in new linens

Rating Details: The property manager was more than helpful. The vacation rental was very clean. I was more than happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Nice location. Unit was as described. It seemed like a first time rental as it wasn't complete. The staff were very helpful. We enjoyed reading books from the bookcase in the lobby! Very nice pools.

Multiple whale sightings off the balcony

Location was good. I did have to drive to the main restaurant/shopping area but there was plenty of parking every single time I went. The condo itself was very comfortable. Loved the wicker recliner in the main room. There was a nice gift basket left in the fridge for us. Spent a lot of time out on the balcony and saw multiple whales!!! Bring your binoculars. Had an amazing sunset 1 evening. Looked like an erupting volcano. If I ever return to the Big Island, would rent this condo again.

Won't Stay Again/Left Early

We book every year for 10-15 days over the holidays for work. There is little to no wifi which made it very difficult for us since we are working and rely on wifi. The bedding had stains. I think it was "clean" but stained. The towels were falling apart. The refrigerator had puddle of water so we had to keep a towel in it. The iron was spitting out black stuff so we couldn't use it and the sink smelled like rotten food, maybe because the disposal wasn't working. NO ONE responded to us the entire stay so we just left. It could be a nice place to stay with amazing views, etc. but the unit needs some serious attention.

1) Uncomfortable chairs in dining area and on lanai are too low to reach the table for reading, eating, playing card; floor pads are missing on several dining room chairs 2)Washing machine needs instructions; so does dishwasher; freezer shelf is in upside down 3)Dishes: too few (barely enough for 3 people) and too heavy; needs small dishes. Top shelves could not be reached w/o climbing on kitchen stool 4) smoke alarm on stove top goes off when broiling; very annoying 5) suggest checking with other units in complex for improvement ideas

BEWARE

I am a native Hawaiian and return to Big Island every year. This was a special visit for my sons 40th birthday. I rented unit 705. It did not even come close to being comfortable. The furnishing are extremely worn, dated and need assistance..broken lampshades, light switches toggles are missing, master bed mattress has a huge worn area in the center as it is also, well past it's replacement date. There are holes in the curtains sheets and towels, stained bedspreads, sluggish drains in bath so you stand in a few inches of water when showering, old toilets that are slow flushing. No filtered water and had to buy a britta. got locked out 3x since they changed the door code on us and it was after hours when we returned and were exhausted. Door bell is broken, 2 out of 3 tvs did not work and it took 5 days for anyone to assist. first stay in Kona in the last 50 yrs I have come to visit that was so problematic and spent a lot of time dealing with these situations Renting a property should be a two way street.The fact that there is a code to enter the parking garage, a code for the unit, a code for the pool and a code for the pool restroom is overkill. All the codes are different and our unit code was 9 digits....seriously! Do yourselves a favor and look elsewhere

Great location, but very dated

We enjoyed the location, and the pictures definitely make it look nicer than it is. Furnishings are quite dated, but mostly comfortable. The bed, in particular I was pleased with the comfort level. The "house rules" asked us to walk around without shoes, but the floor was absolutely filthy. My husband washed his feet before getting into bed and the washcloth was black when he was done. That did not make me feel comfortable that the rest of the place was properly cleaned. I'd also suggest replacing the showerheads with ones on hoses. With such a low flow and pressure, it would be nice to be able to direct the water where it is needed. The shower floor/tub is VERY slippery and it took us a while to locate the non-slip mat which was hiding in an unlikely spot (also the mat looked nasty). The Sofa needs footrests. Housekeeping should check all lights to ensure they work. Some of the switches are not in intuitive spots, but eventually we figured it all out. I would also suggest room darkening shades on the bedrooms, and some kind of shade on the window in the second bathroom. Even though it's obscured glass, at night with the light on in the bathroom you can see inside quite clearly. Luggage carts don't quite fit in the elevators, which is a major issue while loading and unloading. Location is super convenient and we did enjoy our time there. It was quiet, the pools looked nice (we spent our time in the ocean!), but the BBQs are a LOOONG way from the condo.

Wonderful time

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The apartment had everything you needed, I didn't have to buy anything except food. There is air conditioning in the room, which made our stay more pleasant. There was also parking on site.I will recommend it to everyone :)
