State Tax #21272215 Convenient location, near midtown Tucson. Casita P is a 522 square foot one bedroom with king size bed, one bathroom with walk-in shower, great room with kitchen and living area. The unit has a nice size south facing walled private yard near the pool which is accessible from the great room. Carefully chosen fixtures and furnishings are for your comfort and enjoyment. All casitas are furnished with linens, blankets, and towels. The living room has leather furniture, a flat screen TV (cable tv), and the kitchen is fully stocked with cooking and dining utensils. The casita has its own full size washer and dryer in the unit. We do provide free secure parking in our gated parking lot for one car per casita. All parking is in assigned parking spaces. Traveling with a second vehicle, they are able to park on the street outside the complex, or if available we do have a few additional parking spaces for rent at $10 per night extra. Dogs up to 60 pounds allowed provided they are not a 'pit bull or pit bull mix', do NOT bark, and are not left in the unit alone unless crated. There is a limit of 2 dogs per unit. NO OTHER PETS ARE ALLOWED!
Please note: hosting a party, or group gathering such as a wedding, funeral, circus, baby showers, birthday parties, dinner parties etc are not allowed and will result in immediate eviction. Plan to have a couple of friends for family members over please just let us know. They will need to park on the street and you will need to escort them in. The site is an acre in size, there are 8 cameras that record 24/7 on the property. The cameras are located on the exterior of the buildings and allow the Owners to view the parking lot, property entrances, pool area and rear portion of the site. No cameras view or record inside the building or in the private rear yards of each unit.
This is a non-smoking property. If you must smoke you are required to do so in the parking lot only. You are required to dispose of buts in the garbage-not on the ground! You will be asked to leave the property and forfeit the remaining portion of your payment if found to be smoking in the unit or refuse to smoke only in the parking lot. If smoking is noticed inside the rental, you will be charged for a thorough professional cleaning at a minimum of $250 to clean all bedding, furniture, walls, etc.
There are a total of 8 exterior cameras are located on the one acre property. They record 24 hours a day 7 days a week. The recording is for use by the Owners only. Two cameras focus on the parking lot, there is one camera at each entrance from parking lot to the units, there are 2 cameras on the pool area, and the final 2 cameras view the entrances to the rear units. All cameras can be seen on the buildings. There are NO cameras or listening devices in the units.
Pool: there is a large pool in the center of the property that is open 8 am to 8 pm and is for use by paying guests only. All kids 18 and under must be supervised by an adult-the adult must be in the pool area when their underaged guest/child is in the pool area. We do not heat the pool.
Additional charges-
Rental rate is based upon double occupancy (meaning up to 2 people in a unit) We charge for additional guests above 2-this includes kids. Additional guest fee is $30 per person per night. Have someone stay just one night-you need to pay for that guest for that one night ahead of time. You must notify us ahead of time if you do have additional guests stay the night so we can collect the additional fees.
Sales tax is 12.1% and collected for all rental payments and fees.
