Casa Karma Beachfront Bliss, Playacar, Playa del Carmen

Our private, tranquil home is on the beach in Playacar Phase 1, Playa del Carmen. It's safe. It's beautiful. And a 10-minute walk to town.

We have just completed updating and remodeling and we are ready for you!

The Space:
Four suites. Additional powder room. Workspace. Laundry room. Open living, dining and kitchen layout with ocean views.

The Annecy Suite is the master bedroom. It opens up to the patio and ocean views. It has a king bed, spacious bathroom with large closet, shower, bathtub, two sinks and a Toto washlet.

The San Francisco Suite is the smaller of the guest rooms. It has a queen-size bed, large closet and a full bathroom with a shower.

The Mérida and Napa Suites have the option to be configured into two single beds or one king and each has a large closet and a full bathroom with a shower.

Each bedroom has AC, ceiling fan, Sonos speaker, automatic shades (one sheer and one blackout), robes, yoga mats, quality bath products, hair dryer and a safe.

The Zoom Room is a workspace with a new iMac desktop, wireless printer, TV, couch and PS5.

There’s LED lighting and art throughout the house from artists from Mérida, Mexico City and Puerto Vallarta.

The kitchen is stocked with top-of-the-line cookware and gadgets, quality knives, as well as spices, oils and the like.
For the coffee lovers, there's an automatic espresso machine, drip coffee maker and coffee beans.

Water:
There is a water softener installed for the entire house. For drinking water there a R/O water filter for the refrigerator water and ice maker and the sink drinking tap. There’s also a 5-gallon water cooler and the refill bottles are delivered by administration.

The patio overlooks the gorgeous blues of the Caribbean and is perfect for enjoying the beach without getting sandy.
There’s a gas BBQ , pool floats, outdoor shower, comfy furniture for lounging and outdoor dining. There’s two standup paddle boards and boogie boards.

Beach Access:
There’s a gate with a keyless lock to access the beach directly.

Guest Access:
During your stay you will have the support of our amazing management team. They will check you in and show you around the property and are available daily for any questions or issues that may arise.

Keyless entry.

Included in the nightly rate is airport transportation, housekeeping and pool cleaning.

We will pre-shop and stock the frig with groceries of your choosing.

On-site parking is available.

Cozumel is a fun day trip.
Sailing/catamaran, fishing, Mayan archeological ruins of Tulum, Chichen Itza and Coba, nearby ecological water parks of Xel-Ha and Xcaret, diving, snorkeling, horseback riding, jungle and cenote tours are available.

Also nearby are the Xaman Ha Aviary and a championship golf course designed by Robert Von Hagge.
Other things to note
Playacar is a gated community with HOA rules. It's clean. It's secure. It's beautiful. And it's quiet. No loud music playing after 10pm please.

Family-friendly. However, this property is not childproof and not suitable for young children and people who cannot swim. There is no gate around the pool and no pool cover.

Beach conditions and weather change daily.
Please note that this region is affected by shifting seasonal currents and weather patterns causing an influx of seaweed (Sargassum) at the beach. This is more common in the summertime months but can occur anytime. At times the beach is unusable and has an odor.
Sometimes there is a large beach and once in a while the waves can come up to the base of the house. Sometimes it’s windy. Sometimes it rains. But it is always beautiful and these times are great opportunities to visit the cenotes, shop, enjoy spa services and explore all the other amazing things Quintana Roo and the Yucatán have to offer.
(And the patio/pool area is always wonderful because it’s above the beach.)

Hurricane season lasts June to September.

General Rules:
8 people max.
Playacar HOA has quiet hours from 10pm - 7am. Please no loud music or gatherings outside on the patio during this time.
No parties or large gatherings allowed.
No pets/animals allowed.
Please keep the house clean and care for it like it is your own home.
No dirty feet or shoes on the furniture.
Do not sit on the furniture with wet clothes.
Do not rearrange the furniture. Do not bring outdoor furniture inside the house.
Absolutely no smoking inside the house or near the patio furniture.
Close all windows and doors when leaving the property.
Keep the beach gate closed.
If something breaks or gets stained or soiled, please contact us immediately so we can replace it and/or get it laundered.
**Guests who do not respect the rules will be escorted out of the property**
