Summary:

Just minutes from Cruz Bay, Pirates Villa offers direct beach access, beautiful Chocolate Hole Bay views, and relaxed indoor-outdoor living. This spacious two-story townhome is ideal for families or friends seeking comfort, convenience, and true island lifestyle at an exceptional value.



The Space:

Most living areas are conveniently located on the ground level, including an open-concept kitchen and dining area, living room, half bath, and a king bedroom with ensuite—perfect for guests who prefer fewer stairs. Large glass doors open to the patio, allowing you to enjoy sea breezes or cool the home with AC after sunny days.

Upstairs are two additional ensuite bedrooms: one with two queen beds and balcony seating, and a more private deluxe king suite with stunning ocean views. All bedrooms include AC, ceiling fans, smart TVs, and ensuite bathrooms.

For safety and to ensure house rules are being followed, there are Ring door cameras in place.



Check-In Process:

BookVI typically arranges a personal greeter to meet you at the villa for check-in, provide a brief tour, answer property-related questions, and share helpful island insights. Arrangements are based on your arrival time, party size, and familiarity with the villa. Guests who have stayed with us previously or are familiar with St. John may request a self or virtual check-in, which can be provided upon approval.



The Neighborhood:

The beach is just ~50 yards from the villa—perfect for swimming, kayaking, paddle boarding, and snorkeling. Close to town yet peaceful and uncrowded, this location offers the best of both worlds.



Getting Around:

BOOKVI highly recommends renting a 4-wheel drive vehicle for navigating the terrain on St. John. We can provide a list of trusted local rental companies and also have a few villa vehicles available.



Other Things to Note:

You will receive a contract to finalize your booking. Once your flights are booked, please provide us with your flight information to help plan your arrival. We can assist with arranging private transportation from the airport to the villa, private water service, boat charters, private chefs, and massages. You will receive a few emails to help you plan your vacation. We look forward to welcoming you to St. John. Please let us know if you have any questions.

Pirates Villa is professionally managed by BOOKVI, a knowledgeable hospitality based booking and concierge company. Additionally, a property management service representative is on-call for any maintenance needs throughout your stay.

Perfect Family Getaway

We really enjoyed out stay at Pirates Villa. The villa was just like the listing photos. It is conveniently located and a quick drive into Cruz bay. The BookVI team was extremely helpful and responsive. We hope to come stay again soon!

Winter stay

The property was great - clean, spacious (family of 5 - plenty of room), close to town and groceries. Communication with the property manager was fantastic - very responsive. The bugs were tough, so be prepared with bug spray so you can enjoy the outdoor space.

Christmas in St. John

We really enjoyed our stay Christmas week at Pirate’s Villa. Brandon and his team were amazing from check in to check out
very friendly and responsive. The house is in the perfect location to town and we loved having access to the paddle boards. The house also had several coolers, beach chairs and sets of snorkel gear which was perfect for our beach days and kept us from having to rent. We had more than enough space for our family of four, you could easily sleep 8, it was clean and the view from the master bedroom is so beautiful. I would definitely recommend and hope to be back one day.

Our accommodations were beautiful, spacious and close to town ( Cruz Bay). Many amenities including paddle boards and Kayaks. Our host Brandon was exceptional! He gave many local dining and fun suggestions to make sure we had fun and plenty to do. Any questions we had were immediately answered and we all had a delightful time. We would certainly consider this location for our next stay on St. John.

Great stay on quiet Bay

Great new Condo with excellent amentities. Plenty of space. Everything you need is close by car or taxi. Cruz Bay is about "1 song away" by car. Quiet little Bay with very simple beach for a place to relax after a long day. Chairs, towels, and coolers provided are a bonus.

Spacious and clean condo, beautiful views, nice and quiet. unfortunately the property is still under construction and the entrance is unsightly. We also couldn't figure out hoe to work the stove. a manual or instructions would help. Overall a fantastic place to stay!

Spring Break Trip

This place honestly could not have been any better! The location was perfect! The overall condition of the place exceeded everyone's expectation. Our family of 4 had more than enough room and can accommodate many more. While there are so many wonderful beaches and places to enjoy in St. John (our first trip) we had a great time relaxing at Chocolate Hole Bay, kayaking and fishing - just steps away from the back door!! It was extremely easy to communicate with the property managers and they were very helpful with information before and during the stay. If I could give more than 5 stars, I would!!

Top notch property & property manager!

This property had everything we could have asked for and more! When we arrived, the property manager, Shauna, met us close to the ferry and led us to the property. She went over everything there was to know about staying at the Pirate Villa and more. She also let us know the best restaurants and beaches to visit during our week on St John. She was available to text with all week whenever we had questions or wanted her opinion. The owner made renting baby equipment and ordering food/beverages to be stocked at our Villa prior to our arrival a breeze. The property was less than a 10 minute drive to downtown, which was a major perk. The condo had plenty of towels, beach chairs, coolers, rafts, and life jackets. Every room had a beautiful en-suite bathroom and a large TV. The only thing the property was missing, which would have made it even better visit for the kids, was a pool; which will probably be finished next time we visit! Highly recommend this property!!

Overall really good

We really liked this place a lot. It had everything that we needed. They kept it really clean and updated. We really enjoyed having ice chests, beach chairs, beach toys, etc. there was even a little hand-held vacuum that I used to vacuum up the sand out of the rental car! The check in and out process was so great. The property management was very communicative and helpful (thank you Brandon). We love having a washer and dryer when we go to beach locations to always have clean and dry towels at our disposal. The only reasons we didn’t give this a 5 in every category is because the beds are well used and they bow and aren’t super comfortable. Even though it was really clean and we know that this is difficult to manage, there were still a couple cockroaches that we found inside and quite a few mosquitoes. Mosquitoes don’t bother me personally, but my wife and kids had quite a few bug bites. Lastly, there are power outages on the island and we’ve stayed in places with back up generators, which this place does not have. Again, overall, this is a really great place. I do not want this to sound like a bad review bc that wasn’t our experience. It’s a really nice place. We felt comfortable and relaxed there. It had everything we needed, just thought I would add those other things bc it might be important to some people.

Emphasis on Hole

Booking was seamless and agents at Book VI were, without exception, highly responsive and helpful. Dabney, the property manager, was also pleasant, exceedingly helpful and easily reached when issues arose. In sum, the service was excellent. Regrettably, the property itself was the disappointment. The townhouse was nice, newly constructed, well appointed with luxurious bathrooms and beautiful tile floors. The master bedroom featured large glass doors which opened onto a pleasant balcony and a view of
a massive unsightly construction pit full of rubble and rimmed by battered pick-ups and a skid-steer. To be fair, a glimpse of the beach is visible beyond that and it is accessible by a short walk skirting aforementioned hole and thru an active construction site. The beach is fine though small and not comparable to the many other beautiful beaches for which the island is renowned. Another review has said that the nearby construction did not detract from their enjoyment of their stay here but waking up to construction din every morning and the decidedly un-scenic surroundings which were notably omitted from the listing left us feeling like we’d been had. Everyday we packed up the beach gear furnished by the property (a much appreciated amenity) and headed somewhere more idyllic. Happily, on St. John there are many such places so we weren’t forced to squander our precious vacation days in a generic suburban construction zone. Maybe once the community is completed it will be a pleasant place to stay.

Beautiful new home!

We had a wonderful stay! The house was spacious, clean, and bright. The kitchen was well stocked. We loved the proximity to town and beaches. Good communication with hosts who made arriving and departing very easy. While there was construction in the nearby houses, it didn't disrupt our stay. We'd stay again!
