It is conveniently located near Mount Rushmore, Crazy Horse, Custer State Park, and other major tourist destinations. It`s less than 5 minutes to Hill City! We believe it is the ultimate location to immerse yourself in the beauty of the Black Hills.

Other things to note

* Fires are not allowed on the property. This includes campfires, fire pits, or any open flames. They are illegal and pose serious safety risks in this area. Thank you for helping us keep everyone and the property safe!

* The primary renter is required to sign the Renter`s Agreement before checking in. This document comprehensively outlines the rules, policies, and terms governing your stay with us.

* Propane Exchanges: We do not directly exchange propane tanks. During business hours, if our team is available, we may be able to assist with an exchange.

* Maintenance aside from emergencies will only be able to be tended to during business hours, 8am-5pm.

* Reservations made by local residents require additional review and approval before confirmation.

* Any request to host a small gathering that exceeds the standard occupancy limit will incur an additional $250 fee.

* All gatherings are subject to prior approval by management and must be disclosed before booking. Please note that visitors are not permitted to stay overnight

Cancellation policy
- We offer free cancellation or a 100% refund of the amount payable if you cancel 30 days before the check-in date. If canceling, we will charge a processing fee (to cover credit card processing and administrative fees).

This book contains information about the cabin and to help you enjoy your stay. You should find everything that you need, but if you have a question that isn’t covered in here, please don’t hesitate to reach out.

Lastly, this is our home away from home and we treasure it. We are happy to share it with you and hope you truly enjoy your time here as we do whenever we are able. We just kindly ask that you treat it with respect so that our family and amazing guests like you can enjoy it for years to come!

Additional rules

1. If any issues arise during your stay, it’s essential to communicate with us promptly. Good communication between the guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we may need to send our case manager to review the situation in person to fully address any concerns.

Maintenance aside from emergencies will only be able to be tended to during business hours, 8am-5pm.

2. It is a `must` to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies.

3. No unregistered guests/visitors unless preapproved

4. Follow state laws when using fire pit

5. Please keep noise to a minimum after 10PM and always be respectful of the neighbors.

6. No parties or events unless previously organized in writing with the host. If there’s evidence of a party or event, there’ll be an additional charge of $200.

7. Outdoor Quiet Hours: 10:00 PM – 8:00 AM
To respect our neighbors, outdoor amplified audio (including TVs and speakers), as well as loud gatherings, are not permitted during quiet hours. Please move any conversations or entertainment indoors after that time.

8. For noise complaints

8.1 If we receive any noise complaints from neighbors a security guard will be called out to the property at a cost of $85 to guests for the first call out.
8.2. If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay.

9. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house you will be charged $300 for extra cleaning.

10. The Host is not responsible for items left behind. A $65 fee applies for return shipping and staff handling. Items not claimed within 14 days will be discarded.


Follow all check-out procedures:
1. Take out all trash
2. Wash dishes

Note:

* A $200 extra cleaning fee may be charged if home is left unreasonably dirty and requires more work than usual to clean (for example: mud on the carpet). All damages will also be charged to guest.

* Check out time is scheduled for 10:00 am on the day of departure unless previously agreed with the host. If the guest is more than 90 minutes late checking out guest will be charged $200.

*Any costs incurred by the host as a result of a late check out will be passed on to you.

Wildlife – There is plenty of wildlife in the area. Please be sure not to leave any food items or trash outside the cabin that might attract unwanted visitors. Any trash items should be placed in the trash bin outside.

Water & Septic – You’ll find our water to be some of the best tasting water in the Hills! We have our own well and septic system. Please note that water pressure will decrease when using multiple sources, e.g. washing machine, toilet flushing, showering. We also have a limited septic system, so please limit your laundry use to 1 load per day and showers short.

Trash – Please place all trash in bags in the trash bin outside of the cabin. If you are at the cabin Thursday, please put the trash bin down by the road before you leave or before 6am on Friday. The trash bin can be brought back up to the cabin when it is empty.

Heating the Cabin: The cabin is heated by propane heaters and electric baseboard heat. Please keep all heating sources clear of any clothing, blankets, pillows, luggage, furniture, or other items that could start a fire.

For the Upper Level there are thermostats in each room for the electric baseboard heaters. We recommend turning them to ‘Comfort’ to begin with and then adjust as needed. If you choose to open windows in any room, please turn the thermostat to ‘Off’.

The Upper Level also has a gas fireplace stove. This heats up the space quickly, so if you want the ambiance, turn off the electric baseboard heat in this area. The gas fireplace stove thermostat is on the wall by the stairs. Slide the switch on the thermostat to ‘Heat’ and adjust the up or down arrow as needed. We find keeping the temperature at 68ºF is quite comfortable. If the stove does not ignite, check to make sure the switches on the back are switched to ‘On’ on the left and ‘Remote’ on the right. PLEASE NEVER TURN THE RIGHT SWITCH TO ON. Also make sure the gas fireplace stove is plugged in to the wall so the fan will blow.

For the Lower Level Great Room, we prefer you utilize the propane wall heater and not the baseboard heaters. The thermostat is on the wall by the stairs. Slide the switch on the thermostat to ‘Heat’ and adjust the up or down arrow as needed. We find keeping the temperature at 68ºF is quite comfortable.

For the Lower Level Bathroom and Bedroom we recommend turning the thermostats to ‘Comfort’.

When you leave, please turn the propane wall heater thermostat down to 50ºF (or ‘Off‘ in the summer) and turn all electric baseboard thermostats to ‘Off’.

Cooling the Cabin:

There are wall mounted air conditioning units throughout the cabin that can be used as a fan to circulate air as well as for cooling. These are controlled by the white remotes. You can turn the fan operation on by pressing the red circle ‘Power’ button. Press the ‘Mode’ button to select from a variety of cooling options.

Kitchen Items: The kitchen is fully stocked with most everything you should need for preparing meals. Feel free to use anything that you find in the kitchen. Please just wash, dry and put away when finished.

Games - Please feel free to use and enjoy any of the games in the game room. We just ask that you please pick up the pieces and return them to the game that they belong to in order to keep them organized for the next guest.


TVs: The TVs are smart TVs with wifi.


Washer and Dryer: The washer and dryer are standard units with standard operation. Due to the limits on our septic system, we ask you to limit your loads to one per day.

Grill and Outdoor Heater: Feel free to use the outdoor grill or propane heater on the deck. There is a propane tank connected to the grill that can also be used for the heater
