- Properly zoned short-term rental!
- There are two (2) flights of stairs for this property. Please be ready and willing to climb stairs while staying at this property.
- Motorized shades are installed in office/loft for optional privacy.
- There are two (2) king beds, which each sleep two (2) adults. In addition to those two (2) beds, the third sleeping accommodation is a daybed with a trundle located in our loft which sleeps two (2) adults. The fourth sleeping accommodation is a queen-sized fold out sleeper sofa which may sleep two (2) adults.

- There is a doorbell camera at the front door entrance to this property and a myQ garage camera facing the garage door entry/exit to help us monitor occupancy.
- Garage access will only be remotely accessible via the myQ application. Access may only be provided by invitation once corresponding email is provided.
- The daybed with trundle is located in our loft and is not in a self contained room with a door.
- The queen-sized sofa bed is located in the main living space and is not a self contained room with a door.
- The townhouse is equipped with NoiseAware, a smart home device that measures decibel levels throughout the property and allows us to respond to noise nuisances in a way that limits disruption of your stay.
- Magnolia Avenue is one of the more lively urban streets in Fort Worth. There is associated noise from time to time, but generally guests find the space peaceful and relaxing.
No additional guests or visitors allowed unless agreed to by host.
Without prior approval, any guests beyond the number listed on your itinerary will be charged a penalty of $100 per person per night. Guest entry will be monitored by external cameras. We reserve the right to terminate your stay without refund if you exceed the maximum occupancy of eight (8) guests.
No Third Party Booking. We require Airbnb reservations booked for personal travel to be booked by the person who's going to stay at the listing. Unless booked through a company account, it is a violation of the terms of service for both Host and Guest.
Quiet hours after 11:00 PM local.
No smoking is allowed inside townhouse, to include patio, balcony and garage. Violating the no smoking policy will result in an additional $250 fee.
Tampering with safety, smart home and noise monitoring devices to disrupt intended use is strictly prohibited and may result in $250 fee. Further, we reserve the right to terminate your stay without refund.
Late checkouts, without prior approval from host, are charged at a rate of $50 per half hour.

Tim and Whitley have been married for 8 years and have 3 wonderful children. Tim is a Fort Worth native and Whitley is originally from Montana. We have spent the last decade moving around while Tim was active duty Air Force. We have been luck enough to make Fort Worth our permanent home!

We love this area! We actually live on the other end of Magnolia and Whitley works at Baylor All Saints Hospital.

We love the walkability of this neighborhood. So much easy access to amazing restaurants and experiences. As our guests you will have access to our curated Guide Book with shares all of our favorite spots. We are also short driving distance to many of Fort Worth's best areas. We have put a lot of effort into making this a place our dream stay and can't wait to have you as our guests!
