Wake up every day in paradise when you book this seven-bedroom villa! This gorgeous retreat offers expansive ocean views right off of the front deck. For an alfresco dining experience, gather outside at the dining table where you will find a private and refreshing heated pool. Rejuvenate in the jacuzzi or sauna and reconnect to your zen. After a long day at the beach, relax on the hammock while listening to the crashing of ocean waves.

Relax indoors and socialize with friends in the evenings - the open-concept area offers an inviting living area with comfortable sofas, a large Smart TV, and books, a well-appointed kitchen with all major stainless steel appliances (no dishwasher), and a 12-person dining table. The main home features five comfortable bedrooms, while the other two bedrooms are separated from the home, offering endless privacy and gorgeous vistas.

All guests shall abide by Vacasa’s good neighbor policy and shall not engage in illegal activity. Quiet hours are from 10:00 p.m. to 8:00 a.m.

* Please take into consideration that the road to the property it’s not paved. A car is a must to visit the region and 4x4 is highly recommended during raining season (Jul - Nov)
* Bear in mind that this property has a maximum capacity of 16 pax. Any extra person will result on a 50 USD fee per day per person and is subject to the property discretion, needs to be notified prior arrival.

A beautiful home host was very good. Limited English. But very willing to make our stay enjoyable. Nver had to worry about drinking water always had lots. The place was clean and great AC in all rooms. No laundry on site. They charged us 1000 pesos for the laundry but it was a large amount amount.

Dream house — the sea is literally in the backyard, and this villa is truly unique.The bedrooms are large, spacious, and beautifully designed.The bathrooms are good, and the pool along with the sea-view jacuzzi is exceptional. The private dock adds an extra special touch to the view.Maria and JosĂ©, who live on the property, are very available and helpful whenever needed.I highly recommend this villa — I had a magical stay with my friends and family for my birthday.If you’re a group of more than 15 people, you might also want to consider hiring a private chef or caterer.The only downsides were that several speakers weren’t usable even after multiple requests to the owner, the absence of a dishwasher, which can be inconvenient for a group of 15–16 people and the BBQ was not really easy to use..

First of all, I can’t thank Vacasa enough for our wonderful stay at the villa! I brought a group of 9 guests and everyone was extremely pleased with the accommodations. The home was beautiful, functional, and perfectly comfortable for all of us.Maria and JosĂ©, the housekeepers, were incredibly helpful — they truly went above and beyond! They even provided yoga mats and extra silverware for our special chef-prepared dinner, which made the experience unforgettable.The weather was amazing, and the overall stay exceeded our expectations. Being Mexican myself, communication with the staff was easy and seamless, but even for my group everyone felt very well taken care of.We will absolutely be coming back next year — no doubt about it!I noticed some earlier reviews expressed concerns, but I can confidently say we did not experience any problems at all. Traveling abroad means embracing cultural differences and adapting when needed — and doing so allowed us to have an amazing stay. My entire group was very happy here.

Bachelor Party Success

Had friends down for a bachelor party and it was an incredible stay. Loved it being right on the beach, in a gated area off the main road and the space itself was lovely. Would definitely stay again!

Great space for our family. The house attendant lives right behind the. Son house. They are available to help though we were constantly asking for towels and toilet paper. The house seems it is not rented frequently as there were lots of kinks with the plumbing and kitchen appliances that needed worked out in the first few days. The house has an en-suite bedroom on floor one, on floor two there are two en suite bedrooms (only rooms with a king), and two smaller bedrooms that share a hallway bathroom. There are two small en-suite disconnected posies that sit behind the house. We would likely stay here again but would have preferred a location on the south end of town where there are more restaurants and tourist options.

Such a breathtaking property

I booked this place for my bachelorette trip for our group of 14 and it was absolutely amazing!!! The listing doesn’t mention this but there’s someone guarding the community (at least during the day) which was a nice surprise! We had asked Mari if there were any disposable cups and she said no but went out and got them for us, she also did a few pieces of laundry for us for a small fee. It was great to have her and Jose near the property. She doesn’t speak English but we had a Spanish speaker with us. Me and the girls were very happy with the place!!

Lovely Tulum Stay

We loved our stay at this villa and would likely return again!Pros- We used chef Davide (rec by owner) and highly recommend. Probably two or so walkable restaurants, and transpo to town about 130 so plan accordingly.- We loved that we had kayaks for the ocean and we used them a lot.- There was plenty of seating outside and hammocks.- We used the large outdoor table for dinner nearly every night. Between the indoor and outdoor tables, you would have enough dining seating for a large group.- AC worked really well.- House staff was great. Cleaning offered every day. Any minor issues were fixed quickly.- Ice machine was connected to clean water.- You can’t beat the location - on the beach, with a pool and hot tub. Can walk to Casa Cenote.Cons- Incorrect check in instructions that referenced a lockbox without a code. Turns out there was staff there to welcome us, but a stressful 24 hours trying to sort out prior.- A couple of minor cleanliness issues in showers, some ants in kitchen. Missing wash rags and hand towels.Other: - While they do refill the clean water from time to time, I would recommend bringing your own as well.- You do need to be sure to plan for a grocery store run on your way in for trash bags, TP, paper towels, etc.- Neighbors are a bit close and quiet hours start at 9. We were outside later (very quietly) without issues though.Lovely stay! Felt very taken care of, safe, and relaxed.

Beautiful home and great location

Overall we had a great time at the house. With pool, sauna, kayak, dock, grill, pizza oven, there was plenty of things to do at the house. The power did go out every day from 30 mins to 6 hrs but that is likely not the owner's fault. However, it does impact the stay as when the power is out, it can get hot even with the windows open. Also without power, the water pump doesn't work so there is no water to wash, shower, even flush the toilet. But overall a beautiful home that I would not hesitate to recommend.

Spectacular Location in Tulum

Out jaws dropped the moment we opened the front door and could see through the open floor plan, right out to the gorgeous beach front. Could not have asked for a more private, relaxed, luxurious place to stay. Will visit again!
