○ By booking this property, you are agreeing to sign our rental contract & provide your email address after booking so we can send you our rental contract.

○ Minimum age of primary renter: 30

○ Quiet hours go into effect at 9:00 pm, No amplified noise or musical instruments outside.

○ Parking is limited to 6 cars in the driveway at the property.

○ Standard occupancy is 16 guests, and maximum occupancy is 21 guests. Each guest exceeding the standard occupancy will be charged an additional guest fee of $30/night per guest per night.

○ Up to 2 dogs allowed for an additional fee with prior approval.

○ Renter shall not store/park any trailer, boat, mobile home, RV, camper, machinery, equipment, or commercial vehicle on the driveway or street.

○ Early check-in/late check-out may be available upon request for an additional charge. Written approval is required.

○ For bookings made within 48 hours of check-in, we do our best to accommodate regular check-in time of 4pm but it could be as late as 6pm.

Family Retreat

We had an amazing stay at this property. Our guests ranged in age from 4-73 and every person was comfortable and had a great time. There is plenty of space for everyone and tons for the kids to do. We had a great time!

Easter Getaway

When our camping trip got derailed by bad weather we decided this house would be great for our large group from children to grandparents. Plenty of space to getaway and large enough spaces to all be together. Never a dull moment or boredom with so many entertaining options inside and out. 5 stars from the whole fam!

As we drove into town a snow came down and we woke up to the most magical snow experience. This house had everything, we never needed to leave and we didn't want to leave. WIll be back.

My family and I had a great time at this property while we were in Flagstaff. This house would be great for multiple family gatherings, but it was also perfect for my family of five. We’d definitely stay here again!

Flagstaff retreat

Amazing house. Lived up to all of our expectations. Unfortunately no snow at the house but that’s hit or miss. Was fully stocked with everything you need, only suggestion was there were no cooking pans or big tray pans, also i would like to see a couple bigger trash containers, possibly in the laundry area which would be accessible from both kitchens . Besides that, top notch. Will stay here again.

Pre Christmas family time

The house was perfect for our family visit. Great space and layout for a large group. We really enjoyed the fireplace and hot tub. The children’s play areas indoors de and out were a huge hit with the little ones 3 & 6. I highly recommend this property.

Lots of space and great design

As advertised, lots of amenities and space for big families. The playroom for the kids is wonderful! We celebrated New Years here and had a blast. The hot tub was a nice addition too.

The interior of the house is amazing, lots of comfortable rooms and common areas. Very clean. The exterior is a little underwhelming with tons of weeds, barely any covered patio, uncomfortable/tired patio furniture, no pathways to the courts etc… The house only had 4 wine glasses and 3 working pickleball paddles. They did Instacart more when I brought it up, which was nice but seems like a house of this caliber should have adequate supplies from the start. The management company is not flexible and definitely nickels and dimes everything. They wanted a 1,000 non-refundable fee, for two house trained dogs for 4 nights. Which seems extremely high when they advertise being pet friendly. Also, after spending almost 7,500 for 4 nights they still charged hourly for an early check in or late check out. So zero flexibility when you compare to an owner managed home. The communication was ok, sometimes slow. Again, the house was beautiful inside and great for a large group but I do think they could improve some things and be a little more flexible with guests spending a lot to be there.
