SPACE TO ENTERTAIN & UNWIND Upon entering, you are welcomed into a large, open concept space designed for entertaining. The light-filled living area has an oversized sofa and a large Smart TV w/ YouTubeTV subscription for cable streaming. An oversize sliding glass door off the dining room leads out to the private fenced-in backyard with swimming pool (pool is not heated), outdoor sofa, propane grill, table for dining al fresco, and a wood burning firepit! The den off the kitchen is a second hang out spot with tons of games and puzzles, fooseball table, dart board, and a large table that could be used as an extra work-from-home space if needed. The home has a full-size washer/dryer that you are welcome to use, as well as 2 free parking spots in the driveway.
BEAUTIFUL STOCKED KITCHEN The HGTV-inspired kitchen renovation was just completed in 2021! Featuring gray cabinets, stunning Quartz countertops, GAS RANGE, wine/beverage fridge, and 8' Island with seating for 4. The Kitchen is stocked with all the comforts of home for prepping savory meals and insta-worthy cocktails. Everything is provided from silverware to cooking utensils, pots and pans, plates and bowls, standard drip coffee maker & filters, Keurig, blender, toaster, serving platters and more. The island has ample seating for 4 and the adjacent dining area has a large dining table with seating for 8.
THE GOODS This home is fully furnished (including fresh bed linens and fluffy towels for each guest) and is stocked with a "starter pack" of home essentials to get you going the first few days of your trip, including soaps, paper towels, hangers, garbage bags, cleaning supplies, ground coffee + filters, tea, basic spices and oils. Please plan accordingly to purchase/bring enough supplies and groceries to last for the duration of your stay.
ADDITIONAL CLEANINGS REQUIRED FOR STAYS OVER 29 DAYS Please note for guests staying over 29 days, we require 1x/month cleanings by our team to maintain the quality of our home. Cleanings are $250/cleaning, in addition to the standard check-out cleaning fee, and will be charged prior to your arrival in a separate fee request.
DOG-FRIENDLY We allow one dog, under 50lbs. There is a non-refundable $250 pet fee. Additional fees may incur for additional dogs, longer duration stays, excessive pet hair/deep cleaning, pet damage to the property, or not cleaning up the yard after your pet. Dogs are *NOT* allowed on the furniture or beds, and are expected to be crated when you are not home. If you arrive on-site with an unapproved pet, your reservation may be terminated immediately. FREE ONSITE PARKING There is complimentary parking in the attached covered carport for 1 vehicle, and 1 spot in the driveway. You may also park in the street in front of the home, in the direction of traffic.
SMART HOME DEVICES We use smart home technology throughout the property to improve your experience and ensure our vacation home does not become a nuisance in any way to the neighbors. Devices may include Nest Thermostat, Video Doorbell, Outdoor Security Cameras and NoiseAware. NoiseAware is a privacy compliant noise monitor which immediately alerts the host if there is a violation of the noise policy.
GUEST ACCESS & CHECK IN/OUT TIMES Guests will receive their welcome message and custom code a day prior to arrival. Check-in is after 4:00PM and check-out is before 10:00AM. Guests will access the property through the digital keypad at the front door.
SHORT-TERM RENTAL OCCUPANCY CODE Per the City code: “All Dwelling units, including Vacation Rentals and Short term rentals, shall have a maximum family size of 6 adults and their related dependent children.”
SCOTTSDALE STR POOL BARRIER REQUIREMENT, REVISED AG105 § 31-68 This home proudly meets Scottsdale Revised Code § 31-68, AG105 (Short-term Rental Pool Barrier Requirements) which went into effect May 2023, now REQUIRING all Scottsdale vacation homes to have a fully fenced in swimming pool for stays of 30 days or less.
EXCESSIVE ENERGY USAGE POLICY This property is intended for standard residential use only. Activities that result in excessive or abnormal utility consumption are not permitted, including but not limited to: - Cryptocurrency mining - Data or server hosting - Running commercial-grade equipment - Any activity designed to generate income or requiring unusually high electrical load Utility usage is actively monitored. If a guest’s usage significantly exceeds normal household consumption levels, the guest agrees to be financially responsible for excess utility charges. Excess usage will be calculated based on the property’s historical average utility consumption for the same time period over the prior 12 months, adjusted for seasonality and occupancy. Charges will be billed to the guest after checkout and may be deducted from the security deposit or charged through the booking platform. Violation of this policy may also result in immediate termination of the reservation without refund.
