Hemmingway Retreat was updated in June 2020 from remodeled modern but country kitchen with appliances to updated baths being remodeled for you. Lots of space with for privacy and views throughout every room. All 4 sofas make into queen sofa beds that offer extra sleeping which could for additional beds as needed. New furniture and comfort mattresses will offer rewarding relaxing rest. Lots of common space offers plenty of possibilities in the house for family get togethers to corporate or yoga retreats with up to 16 guest. Outside on the scenic 10 acres offers even more with lots of new changes have been made including the updated pool with plenty of patio and lots of seating of all types for relaxing. With 2 wood burning firepits you can have those perfect marshmallow nights that will allow you to have memories to last a life time. We also offer a full size tennis court which also set up for basket ball and close by is a children`s swing/play area. Inside the house we are always adding more from board games and toys to arcade games like Pacman, Star Wars, pinball, out door games from volley ball, horseshoes, croquet, basket balls, tennis racquets and balls and much more. If that`s not enough we have a profession cotton candy and popcorn machine with all the start up supplies for you. We also have a 15` inflatable movie screen with a HD projector. Yes we have Direct TV with 4 TVs set up and over 240 channels. We have Satellite internet with Hughes which is good but may be slow with several guest on at once. We have other TVs with DVD players or Roku for use. The house in the center of the 10 acres with lots of privacy and scenic sunsets that will allow you so many possibilities. Its in Wine Country and lots of breweries all with in 5-10 miles.

Peaceful relaxing farms and wine country. You will have views of horses and farms from the house. Located in wine Country there are over 45 wineries and breweries with in 10 miles. Some of our favorites are Sunset Hills, Hillsborough Winery, Breaux, and 8 Chains winery but there are so many wonderful places. Also lots of local restaurants with in a 15-20 min drive including Pennys Diner, Andy Italian, Monqs barbeque, Magnolias and much more. The C & O trail, train station, tubing, white water rafting, zip lining and many other adventures are in scenic places are 15-25 mins away in Brunswick Md, Harpers Ferry WV.

Its just about 4 miles from Waterford or Lovettsville. About 15 mins to Leesburg with lots of shopping and a Premium Outlet Mall

House rules

1. In some cases we can allow a late check in or check out (providing we are not having an immediate check in) Check in is 4P and check out is 11AM (if you stay beyond 11A you will be charged $400 per hour unless you confirm a later checkout).
2. Outside music must and noise outside must be kept a low reasonable volume from 11A till 10P.

3. All loud outside activity must end at 11p till 7A including the pool and inside.

4. Quiet conversation is allowed at the hot tub(as we have neighbors and County rules for short term rentals that we have to respect quiet hours)

5. ALL music outside must be off at 10PM and till 11AM everyday. Music must be at low reasonable volume as there is a County ordinances and we cannot have loud. Music.

6. No parties or additional Guest allowed other than the number listed. Maximum of 16 people allowed on property (without prior written permission) and any number more than this will result in everyone being dismissed from property.

7. We have a map of our property on the side of the refrigerator.

8. Please stay in the 10 acre area including fenced areas and property lines and please do not feed the neighbor`s horse

9. Parents with children/elderly/handicap guest beware of the stairs, patio pool/hot tub.

10. There is a playground for children (parents are recommended to be attentive at all times. Note we are in a beautiful wild area and although we are not aware of any we have heard there are rare times with black bears and coyotes in the area . Use common sense and be on guard with small children.
11. With gas only use pre-made fire logs (fireplaces must Oct. 15-April 15 and you must be present till the fire is out.

12. Fire extinguisher is provided and should be within 20 feet of any fire. Only you can prevent forest fires Only YOU!

13. NO use of candles inside. Candles should only be used if there is loss of power and birthday cake but must be attended at all times (flashlights are provided) which can happen about 1-2 times a year during big storms. Proper candles are permitted for bugs outside only(citronella candles) and must be attended at all times and must be keep in the glass containers provided.

14. Full use of kitchen The common area kitchen is available for full use including the spice pantry (if we have private cabinets they should be marked).

15. We have 1 private cabinet marked in the corner. and 1 separate refrig in the laundry. If you need something help yourself but if you a lot of it help to replace it

16. No Fireworks of any type are allowed on the property or candle use except birthday cake candles

17. No Hunting or firing of any type of weapon is allowed

18 The fire pit can be used. Stay with all fires and NEVER leave unattended Fires as we are in a wooded area, all grilling must be maintained at all times and must be properly extinguished when done. The grill must be left at the far end of the deck where it is located (or 50 feet from the house if you use the charcoal A fire extinguisher is provided and should be within 20 feet of any fire. Only you can prevent forest fires Only YOU!

19. Smoking Outside Okay but not inside at all is allowed and cigarettes should be disposed of in ash tray provided. Always properly put out smoking materials. Smoking allowed in the outside on the porch or deck (please clean up afterwards). Any smoking of any type in the house will forfeit the $1000 deposit plus cleaning cost.

20. Guest Only limit to 16 the number of guest you listed on the reservation is permitted on the property. Any additional guest must be approved and there is a fee for this with approval. Failure to do so will result in losing your privilege to stay.

21. Parking is for guest only and guest parking no large buses or RVs allowed without prior permission. Up to 12 cars allowed over this you must get approval.
PET RULES
22. Pets allowed with fee. Rules with pets.
A. Pets must ne kept on the first floor only.(there not allowed on the top floor) B. You must pick up any pet droppings with in 100yds of the house
C. you can not leave your pet alone if you go out you must crate your pet
D. Pets cannot be left on furniture or beds or deposit is forfeited,. We insure guest of a pet free allergy house
E. Any pets with out permission the premises forfeits the $1000 deposit plus damages because of cleaning and guest being allergic to cats and dogs.



POOL RULES-Hot Tub-Outside rules

1 A. The pool is check when you arrive for safe use. It you are staying for a week we have a check on by the 4th day. It has constant chlorine tablets which keep it safe but you can request extra service for an additional fee.
The pool is open from 7A-11P. It is up to you to check your hot tub or pool when using. We provide chlorine tablets and shock if needed and if you are not sure please ask. We offer full service for an additional feel $125 per check

2. No loud music or noise allowed outside.(Alexa volume 9 is okay for example)

3. Music at reasonable volume allowed from 11A till 10P

4. Always swim with 2 or more at all times.
Never leave anyone under 18 in the pool area without adult supervision.

5. Parents must be responsible at all times with being present with children at the pool and limit the number of inflatables as it can be dangerous with children and has been one of the number 1 ways for drowning. There is no glass allowed in the pool gated area at any time.

6. No glass or bottles are allowed in the pool fenced areas.

7. No diving except on the diving board and no flips, No running or No jumping in the pool.

8. No Water balloons inside the pool or pool gated area (they will clog the pool filter system)

9. Pool Toys are OKAY but limit the number to a few for safety reasons with children and remove after each use so that the pumps and skimmers dont get clogged 10. Food is allowed in the pool patios but not in the Pool

11. Low volume Music is allowed outside from 11am-10P outside and no DJS or loud speakers are allowed at all. After 10P the music has to be turned off (inside for the most part as loud as you want and DJS inside are okay)

12. Hot tub area is easy to operate and make sure the cover is on when not being used (it will take sometimes up to 4 hours to achieve the temp you want before getting in as it is set at 80 but we recommend it for use at 98.
