Tucked away on three peaceful acres near Sardis Lake, our cozy private lower-level guest suite feels like a little retreat in the woods - while still being just 9 miles from the Ole Miss campus, 6 miles from mTrade Park and minutes from everything Oxford has to offer.

The suite is located on the lower level of our split-level home with its own private entrance and outdoor area on a quiet side of the property. We live upstairs, but your space is completely separate. Inside you’ll find a comfortable double bed with luxurious European bedding, a sleeper sofa, private bathroom and fully stocked kitchenette.

Outside is where our little property really comes to life. Start your morning with coffee on our one-of-a-kind tree deck in the sky, relax in the net hammock, let your inner child take a turn on the big swing, or spend the evening around the fire pit watching the sun go down.

You’ll also meet the residents of The Coop @ 182 - our very spoiled collection of chickens who live their best lives here and lay eggs in just about every color you can imagine: blue, green, pink, gray, olive, chocolate and more. When the girls are cooperating, we’re happy to share fresh farm eggs with our guests.

Wander around the property and you’ll find gardens, a wildflower pollinator area, unusual driftwood and eclectic little surprises tucked into unexpected places. At night, lights throughout the garden give the property an entirely different kind of magic.

Just beyond our little retreat is Sardis Lake, with plenty of opportunities nearby for boating, fishing, hunting, hiking or simply finding a quiet spot to watch one of our beautiful Mississippi sunsets.

You’ll feel tucked away in the country, but Oxford, Ole Miss, restaurants, shopping and game-day excitement are only minutes away.

A little good-to-know: Because we live upstairs, you may occasionally hear normal household noise from above. Your guest suite, entrance and outdoor area are private, and we’re close by if you need anything while otherwise leaving you to enjoy your stay.

Ty's place was cozy and clean and perfect for our weekend in Oxford for an Ole Miss football game. Check-in instructions were clear and easy, and the location was about 15 minutes from campus. We would happily return for another visit!

We absolutey loved staying there it was very quiet cozy and for sure the hosts were great. We spent much of our time away from the property exploring other things but definitely plan on going back.

Amazing hosts, clean and quiet stay, and comfy bed!! It was so relaxing and refreshing to stay with the Freeman’s. They were there if we needed anything at all!! Highly, highly recommend staying here if you have business or are planning a weekend trip to Oxford - it’s the perfect distance from town.

The place was just as described and fit my needs perfectly. It offers a mostly quiet and peaceful evening after returning from whatever you're doing downtown. I would have loved to have had a way to have brought the fresh eggs home with me.

Perfect getaway spot

I was looking for a weekend getaway to relax, meditate and step away from it all, and this place was ideal. It's an apartment under the main house on several acres with its own private entrance and was very cozy. The treehouse was great for sitting and relaxing, and the place is just down the road from Sardis Lake and close to good mountain bike trails. The hosts also left farm fresh eggs which were delicious. The only sounds I heard were the wind blowing through the trees and the occasional rooster crow in the morning. A great place for a relaxing getaway.

Unfortunately, this property did not match the listing. The rental is a basement unit underneath the owners' home with interior stairs connecting the spaces which was not disclosed. The photos solely show the exterior of the house and do not accurately represent the basement entrance, layout, or parking situation. We would not have booked had the listing been more accurate and transparent.The interior door connecting the unit to the main house only has a lock on the homeowners' side, with no way for guests to secure it from inside the rental. While this may not bother everyone, it made us uncomfortable and is something prospective guests should know.Parking was a major issue. We brought a boat for a lake weekend, and after returning from the lake, the designated parking area was full of the homeowners' employees' vehicles while paying guests had to park our truck and boat on the road.There was a plethora of cats outside. They climbed on our new vehicle, leaving paw prints and slide marks, and there was a strong odor outside the basement entrance.Because the unit is directly beneath the owners' living space, we could clearly hear footsteps, TV, and other noise, making it difficult to sleep. The advertised gym was also misleading, consisting of only a tiny alcove with a mirror and a couple of dumbbells.After one restless night, we booked another place for the rest of our weekend. Overall, we found the listing to be misleading in several important ways.

Probably the fact that it doesn’t feel much like a typical rental! The private guest suite sits on three peaceful acres filled with little places to explore and relax - a tree deck in the sky, fire pit, hammock, big swing, gardens, nighttime lights and plenty of outdoor space. Then there’s The Coop @ 182, where our very spoiled chickens provide colorful farm-fresh eggs when they’re in the mood to cooperate. 😊
