We had AC issues, for the first time ever, the week before Keeley checked in. The AC company came out and did the repair in less than an hour and the AC worked until this past Wednesday. Keeley and her family checked in on Sunday 7/6/25. She messaged me on VRBO on Wednesday 7/9/25 that the unit wasn’t cooling. We called an AC company to go and were told it was the blower which could not be fixed until the next morning on 7/10/25. I notified Keeley and offered to cover all of her expenses to move her to a different unit in the same resort for the night. She politely accepted. We were notified the following morning on 7/10/25 that the AC was repaired and was cooling. I was able to check that online and saw the temp was 70 all day and evening. The next morning I checked it around 10:00 am and saw it was 75. I messaged her on VRBO to see if it was ok. She did not respond. I then texted her on her phone and several minutes later she responded that it wasn’t cooling. We called the AC repair guy to check again. Before he arrived to check it, Keeley sent me a message that she was leaving early, instead of tomorrow 7/11/25, due to the AC not cooling and was requesting a refund. I asked her if all 10 people were leaving and she said no, everyone else was staying. I called VRBO and asked for advice on how to handle the situation. I’m the meantime, the AC guy came by and said the unit was frozen and would need a few hours to defrost for him to check it. It was now after 2:00 on Friday and he said there wasn’t anything he could do. We called his manager and opted to replace the unit. They don’t usually change units on weekends but for $1500 more, they come out the next morning to replace it. We paid them over $10,000 with the plan they be there on the morning of 7/11/25 to replace it. VRBO advised I give Keeley options 1. Everyone leave now (since the AC would most likely be out all night) and I’d give a full nights refund plus an inconvenience fee of $150 or I would find them a new unit for tonight and pay all of their expenses. She did not like any of the options and gave excuses as to why they’d just stay in our unit but still wanted a refund. I then messaged her multiple times and she did not respond until this morning. One of my messages offered them to stay an additional night 7/11/25 at no charge due to the AC issues they encountered. This morning, She claimed the AC repair guy told her we were aware the unit needed to be replaced prior to her checking in which was false information or a lie. She then attacked me verbally and said how terrible I am of a renter. I defended my position and asked them to leave. I also called the AC people and they deny telling her that I knew the AC unit needed to be replaced. They called her and told her that was wrong and they sent me a text showing the conversation they had with her. Also, if Keeley was supposedly told by the AC guy that today, how??? If she truly left yesterday, that couldn’t have happened or she actually didn’t leave and is still wanting a refund. She continues to say the unit was 80 degrees and the AC guy said it was 73 when he arrived. I feel Keeley is lying and trying desperately to get a refund even though they stayed the whole visit. She also threatened a review… This is retaliation bc I didn’t pay her what she felt she was entitled to. That’s wrong! Please read all messages on the VRBO platform. I’m attaching messages I sent to her phone when she didn’t respond on the platform. I’m also attaching the message sent by the Ac company saying they didn’t tell her that and that the AC was 73, not 80 when they arrived.,
