THE HOUSE & PROPERTY



Escape to BoHo Farm House, a newly renovated luxury retreat featured in PureWow’s “15 Pet‑Friendly Airbnbs Near NYC.” Designed from our years of experience hosting guests in our film/photo studio and managing multiple properties, this 3‑bedroom, 3‑bath sanctuary sits in the scenic Hamlet of Accord. Perfect for a romantic escape, a weekend with friends, or an unforgettable family vacation.



The Scandinavian-style ranch mixes clean modern design with mid-century flair. Vaulted whitewash wood ceilings create an airy feel, and the decor exudes modern yet comfy charm. Enjoy natural light flooding the open living spaces, offering picturesque views of the 8-acre property.



Cozy up by the indoor fireplace, enjoy a soak in the tub, or prepare a meal in the chef’s kitchen. Outside, you’ll find fire pits, out door games, a stream side gazebo, BBQs, and a seasonal pool.



We’re dog-friendly, with a spacious, fully fenced area around the home where your pup can roam safely. A $100 pet cleaning fee ensures a spotless stay for future guests.

Experience culinary heaven in the chef's kitchen at BoHo Farm House. Equipped with top-of-the-line appliances and ample counter space, the chef's kitchen is perfect for creating delicious summer meals. Let us know if you're interested in a private chef, cooking lessons, or meal planning with locally sourced groceries before you arrive to make your summer stay even more delightful. We also have a seasonal help-yourself veggie garden to enjoy the freshest possible.



BEDROOMS & BATHROOMS



Each of the 3 bedrooms includes premium linens and its own ensuite bathroom with spa-like details. Wake up to a rainfall shower or unwind in a deep-soaking tub.

BoHo Farm House is your launchpad for exploring the Hudson Valley. Just minutes from Stone Ridge, Kerhonkson, High Falls, and Rosendale, you’ll find year-long events, farm-to-table eats, cool indie shops, and a thriving arts + music scene. Head 30 minutes to Kingston for more restaurants, galleries, and culture.



Relaxation:

Craving downtime? Hit the spa at Inness (5 mins away), take a scenic drive to Mohonk Mountain House for a luxe day pass, or stay in and treat yourself to an in-home massage by one of our go-to therapists (advance bookings recommended).



Local food :

Discover local delights just minutes away. Indulge in exquisite produce at High Falls Co-op, Accord Market and Saunderskill Farms (seasonal). Enjoy craft brews and eats at Arrowood Brewery and cider, full bar and amazing pizza and more at Westwind Orchard and for modern Mexican and amazing cocktails at Upstate Taco.



Get physical:

For outdoor enthusiasts, BoHo Farm House is a gateway to adventure. Enjoy the incredibly scenic hikes or cross country skiing in nearby Minnewaska Park, Monhonk Preserve, Rosendale and the Scenic Rail Trail or many other hikes to experience the beauty of the landscape. Immerse yourself in nature's wonders as you traverse scenic trails and take in awe-inspiring vistas. If you’ve watched Severance, this is where the epic mountain scenes were filmed.



Family friendly for any age:

Families can enjoy ice skating, horseback riding or hiking at Mohonk Mountain House or go retro and get skating at SkateTime just a few minutes away!



Ski & Snowboard:

Spend a day on the slopes—Belleayre, Hunter, and Windham are all within a scenic drive for skiing, snowboarding, or tubing.



STAYING IN



Sometimes the best plan is no plan at all. Slow down and savor the serenity—discover the grounds, lounge with a book, or build a snowman. Cook in and then cozy up by the fire pit for s'mores.



At BoHo Farm House, we've created an oasis of luxury and relaxation. Whether you seek tranquility or adventure, this property offers the perfect balance for your desired escape.



Guest Access:

The entire property of 8 acres is for your use. This includes the immediate area around the house that is fully fenced in, the maple forest, and fields. Please respect our neighbor's property by not crossing onto their land. Please keep dogs on leashes when outside the enclosed fenced area around the house.

The house is very private and you have the entire property to yourself. The only people who might come by are maintenance staff for essential tasks like mowing the lawn or cleaning the pool and we will do our best to arrange this at the most convenient time for you.



While the house is not fully equipped for handicapped access, it is wheelchair friendly with a few lifts up some steps.



Early check-ins and late check-outs are complimentary provided there are no prior bookings on your dates. Confirmation for these can only be given the evening before after 7pm of your stay, so please message me if interested after that time. If your travel plans hinge on early check-in or late check-out, it's advisable to book an extra night to guarantee availability, potentially at a reduced rate.



Please note, if we do grant a free early check-in or late check-out, we reserve the right to accept last-minute bookings that may require you to revert to the standard check-in/check-out times listed. You will be promptly notified in such cases, so please be prepared to check out from the standard checkout time onwards..



Pool Availability & Water Temp Info:


Our pool season usually runs from April through October, but the water temperature always depends on the weather.



July 1 – August 31:

-The pool heater (a “heat pump”) is set to 84°F.

-On most days, it can raise the water temp about 10–15° above the outdoor air temperature.

-Since it works by pulling heat from the air, cool nights or chilly days can keep it from reaching the full 84°.

-Remember: the “average temperature” is based on both day and night temps.



Before July 1 & After Sept 1:

-The water temperature will vary more with the weather and is unlikely to reach any higher than the average (day/night) air temp.

-Even if the heater is on (at the owner’s discretion), it may not always feel “swimmable” to everyone.



Other things to know:

-The pool is large (30,000 gallons), so it can take a couple of sunny, 80°+ days to warm back up after cooler weather.

-The heater only runs during the daytime.

-Setting the thermostat higher than 84° won’t heat the water faster—it just makes the system keep trying, even if the weather won’t allow it.

-We don’t use gas heaters because they cost about $10/hour to run (one weekend once used a $600 tank). The heat pump is the most sustainable and fair option for everyone.



In summary:
 We can’t guarantee an exact water temperature, but we’re always hoping for blue skies and perfect swimming weather for your stay! If the pool isn’t swimmable during your visit, we hope you’ll still enjoy everything else the home and the Hudson Valley have to offer.

For those seeking a slower pace, Accord's peaceful charm extends to its local farms and orchards. Getting Around:

You will need a car to get around and in winter we suggest an all-wheel drive one as the snow can get deep in places.
