Guest Access
Guests have exclusive, private use of the entire home and its 6-acre grounds, including all bedrooms, living areas, the game room, the hot tub, the front porch and back deck, and two bays of the attached garage for parking. The locked owner storage closets are not part of the rental. Entry is contactless through a smart lock; your unique door code is sent 24 hours before check-in.

• Maximum occupancy: 15 registered guests.
• Minimum booking age: the primary booking guest must be at least 21 and must stay at the property unless approved in advance.
• Bathrooms: 3 full + 1 half bath across three levels connected by stairs.
• Hot tub: included; the booking guest signs a short hot tub usage agreement before arrival. Not for children under 8.
• Parking for 6 vehicles; additional vehicles require approval.
• Dogs: up to 2 dogs with prior approval; $125 per dog, per stay. Dogs over 50 lb require manager approval. Clean up required. Service animals and emotional support animals are exempt from pet fees.
• Quiet hours: 10 PM–8 AM.
• Parties and events: allowed only with prior written approval. Otherwise, only registered guests and disclosed visitors may be at the property.
• No fireworks anywhere on the property.
• Fire pit: keep fires small and contained and avoid use in windy conditions. Firewood is not provided.
• Wildlife is common — deer, bats, and more. Please do not feed or approach.
• Streaming: log in with your own accounts on Roku TVs.
• Essentials provided: towels, linens, shampoo, conditioner, body soap.
• Security: 1 exterior camera at the driveway, mounted near the first garage door (the one closest to the house) and facing out, away from the property. There are no interior cameras.
• Noise monitors: Minut devices in the living room (by the front door) and on the back porch measure sound level only (decibels); they do not record audio.
• Owner storage: locked owner closets (master bathroom and basement) are not part of the rental and are off-limits to guests and visitors at all times.
• Rental agreement: guests must complete our Short-Term Rental Agreement before arrival.
• Guest verification is required before arrival through our secure Hospitable guest portal. Verification includes a government-issued photo ID and identity confirmation.
• Security deposit: a refundable $250 security deposit is collected through our secure guest portal about 2 days before check-in for Airbnb, direct and other eligible reservations, and is refunded about 2 days after checkout when there is no damage, excessive cleaning, missing property or rule violation.
• VRBO reservations follow VRBO’s platform-managed security deposit process.
• Please complete guest verification and the security deposit at least 72 hours before arrival to avoid delays in receiving check-in instructions.

House Rules
We want guests to enjoy Bear Cove Escape while respecting the home, the grounds and our neighbors.

• Maximum occupancy is 15 registered guests; visitors must be disclosed in advance and count toward occupancy while present
• Primary booking guest must be at least 21 and must stay at the property unless an exception is approved in advance
• Parties and events are allowed only with prior written approval
• Quiet hours are 10 PM–8 AM
• No smoking or vaping indoors. Smoking and vaping are allowed outdoors only, away from the house, with windows and doors closed so no smell gets inside
• No fireworks anywhere on the property
• Park only in designated areas; no grass or road parking unless specifically approved
• Dogs require prior approval (max 2; over 50 lb require manager approval) and must be cleaned up after indoors and outdoors (service animals exempt)
• Hot tub: sign the usage agreement, follow the posted rules, no glass, keep the cover latched when not in use, no children under 8
• Keep fire pit fires small and contained, avoid windy days, and clean up after use
• Clean the grill after use
• Do not move indoor furniture outside
• Locked owner closets are not part of the rental and are off-limits
• Follow the trash and recycling instructions in the guidebook (Wednesday pickup)
• Early check-in/late checkout: Guest Portal, $25/hr, up to 4 hrs
• Do not tamper with the security camera, noise monitors, smart lock, Wi-Fi equipment, smoke/CO detectors or other safety equipment
• Short-Term Rental Agreement and guest verification must be completed before arrival; the refundable security deposit is collected through the guest portal about 2 days before check-in

Significant violations, including unapproved parties or events, exceeding the approved guest count, illegal activity or underage drinking, entering locked owner areas, or tampering with security or safety equipment, may result in additional charges and may result in termination of the stay.

Charges may apply for property damage, smoking remediation, unauthorized pets or guests, hot tub misuse or damage, excessive cleaning or trash, missing items, unsafe fire or grill use, repeated noise complaints requiring intervention, or other costs caused during the reservation.

Downtown Lyndon Station, with restaurants, bars, gas and a small grocery, is about 4 minutes away.
