Il Podere Bianco is a farmhouse nestled in the peaceful Maremma countryside, just 800 meters from the sea and steps away from the border between Lazio and Tuscany.

Fully renovated in 2023, it blends rustic charm with modern comfort.

The Podere Bianco Farmhouse includes: the main villa, a separate dépendance (now integrated as an additional lounge area), a swimming pool, multiple patios and terraces, a large private garden, and a parking area.

The Villa

The villa is divided into two independent 70 sqm apartments, one on the ground floor and one on the first floor.

Each apartment features:
- 2 double bedrooms (bed size: 160x195 cm)
- 2 large en-suite bathrooms
- A living area with an open-plan kitchen


The Dépendance

The 35 sqm dépendance has been redesigned as a multi-purpose lounge with its own bathroom.
In daily use, it serves as a cosy indoor sitting room, ideal as a shared social space (especially in winter).

It is also equipped with a double sofa bed, allowing the space to be converted at any time into an extra bedroom for up to 2 guests.

This flexibility brings the maximum capacity of the property to 10 guests, while ensuring the dépendance remains a valuable indoor living area even when not used for sleeping. If needed, capacity can be extended to 11 guests with the addition of an extra single bed.

Please note: by Christmas 2025, the dépendance will be fully redesigned. For the moment, it is still set up as a double bedroom with an en-suite bathroom. As soon as the transformation is completed, we will update the listing with new photos and replace the current ones of the existing bedroom.

Amenities

The property is equipped with everything you need for a comfortable stay:
- Free Wi-Fi (available in buildings, patios, and partially by the pool)
- Independent A/C and heating in all bedrooms and living rooms
- Smart TV in every bedroom
- Nespresso machine and kettle in each apartment and in the dépendance
- Hairdryers in all bathrooms
- Washing machine, iron and ironing board
- 2 dishwashers (one per each internal kitchen)

Garden & Pool Maintenance

- The garden is automatically watered at night, between 1:00 AM and 7:00 AM, to keep everything lush and green.
A gardener visits once a week, usually on Thursdays. The grass maintenance takes approx. 3–4 hours (it is a big garden!) and it must be done on a weekly basis. We kindly ask that all outdoor furniture is left in its original position and that no additional items are placed on the lawn, so the gardener can carry out the work as quickly and efficiently as possible. It would be greatly appreciated if, on the day of the gardener’s visit, guests could enjoy some time at the nearby beach, allowing the maintenance to be completed smoothly and without disturbance.
- The pool is thoroughly cleaned before each new booking.
- A net will be available for guests to remove anything that may remain on the surface. Since the pool is outdoors, if for any reason it gets dirty during your stay, just let us know and we’ll do our best to come and clean it again as soon as possible.

Villa's water supply

As a precaution, we classify the farmhouse tap water as non-potable, as there have been brief periods in the past when the local water supply was temporarily declared unsafe to drink. Although the last occurrence was over 10 years ago, we prefer to maintain this precaution for the safety of our guests.
The water is, however, perfectly safe for washing and cooking and is commonly used throughout the area, including by local restaurants and businesses, without any need for filtration.
You will find a few bottles of water in the fridges upon arrival. For drinking water during your stay, we recommend purchasing bottled water from the nearest supermarket.
