This charming 3-bedroom, 2-bath residence boasts mountain views and wildlife, making it an ideal city retreat. Nestled on a 47-acre working farm, it is equipped with all the necessary amenities. Unwind with family and friends at the seasonally heated pool, available from May 15th to September 15th. Savor snacks around the backyard fire pit or pay a visit to our farmer friend, Mr. Brian, and his cows. Discover tranquility and peace in this welcoming home.

Our ranch house spans 2,000 square feet and features a modern, comfortable, and inviting design. It showcases stunning light-colored hardwood floors throughout. As you enter the house, you will be greeted by a spacious and bright living room. Adjacent to the front door is a coat closet where you can hang your coat and leave your shoes. Walking into the living room, the dining and kitchen areas share a large, open space. The kitchen table has seating for six people. Three additional chairs can be found in the hallway closet.

LIVING ROOM - The living room offers a range of seating choices for relaxation, gaming, TV viewing, or just unwinding. Feel free to pick a board or card game from the shelves, enjoy a book, or take some time to relax. You'll have access to Netflix, Hulu, Disney+, and other apps on the 55-inch smart TV in the living room. With internet speeds of 500-550 Mbps, the home is perfect for simultaneously streaming from multiple devices.

KITCHEN - The cook-friendly kitchen features a full-sized refrigerator, stove/oven, toaster, microwave, dishwasher, Keurig coffee maker, and a regular coffee maker, as well as pots, pans, dishes, and utensils. All faucets provide clean, filtered well water. There is salt/pepper, sugar, basic seasonings, and olive oil spray.

BATHROOM - The hallway leads to a full bathroom with a walk-in shower, washer and dryer and a hair dryer. There are towels and hand towels.

BEDROOM 1 - The first bedroom includes a full-size bed featuring an 8-inch mattress topper for a softer sleeping experience, a small dresser, a small smart TV, and two closets.

BEDROOM 2 - The second bedroom is very kid-friendly. It features a full-size daybed with a twin trundle bed underneath, as well as another twin bed. The room also includes a closet.

MASTER BEDROOM - The master bedroom features a queen bed, a dresser, a 43-inch smart TV, two closets, and a full ensuite bathroom.

MASTER BATHROOM - It also includes a walk-in shower and a heat lamp to keep guests warm in winter. One inflatable mattress is available for guest use upon request only.

FRONT DECK - The front deck offers a great spot to enjoy stunning mountain views both day and night. It includes a dining table with chairs for outdoor meals, a propane grill, and a cozy propane fire pit, ideal for cool evenings.

BACKYARD - **Starting from mid-October to April, the yard will be inaccessible due to manure being spread to grow grass. The fire pit will be on the side of the house. The private backyard features outdoor dining seating and a wood fire pit. You'll find s’more sticks in the kitchen for making delicious marshmallow treats. Feel free to bring your own firewood, though options are available. My daughter has bundled firewood into large portions for sale at $10 each. Alternatively, you can pre-request firewood when booking your reservation.

LOCATION - The 47-acre property is situated on a small mountain amidst the trees, approximately 1/2 mile off the main road. Park anywhere in the driveway, just not in the grass. Your stay includes the use of the garage bay nearest to the living space. (Right one when looking at the house.) There is plenty of space to park an RV or boat on a trailer.

POOL / SWING SET - May 15th to September 15th. Your rental grants access to the heated in-ground pool, which is open seasonally from May 15th to September 30th. This fun area features a slide, a children's swing set, multiple lounge chairs with umbrellas, sofas, tables, a ping pong table, cornhole and a pool house equipped with a shower, toilet, and changing room. Guests can also enjoy scenic mountain views. Both the pool and swing set are conveniently located next to the host's house, just a short stroll up the road. Additionally, your rental includes the use of a golf cart for easier access to the pool area, but only licensed drivers are permitted to operate the cart.

**Please be aware that the pool is shared with another rental house on the property. It features a deep area of 6', An adult MUST supervise children at ALL times. Do not swim alone.

WE PROVIDE - We supply two rolls of toilet paper for each bathroom, along with linens, pillows, towels, and blankets. In the master bathroom, you'll find shampoo and conditioner, and Keurig cups are provided in the kitchen. Please remember to bring your own paper towels, napkins, and other similar items.

PET FRIENDLY - The house welcomes dogs, allowing up to 2; exceptions may apply. Please ensure dogs do not go on any furniture or bedding. Your dogs must be part of the reservation count. Unfortunately, we cannot accommodate cats because of significant allergies.

FRIENDLY FURRY VISITORS - Our two small dogs, Chico and Scarlett, have access to a doggy door that leads outdoors and might come over to greet you if you're outside. Both are very friendly. You might also encounter some sociable barn cats on the property. Smudge, in particular, loves to visit this house.

BABY EQUIPMENT - Baby equipment, such as a pack-n-play, high chair, and baby bathtub, can be left in the house for use if requested.

EV CHARGING - If you drive an EV vehicle, you'll have access to a 240v outlet that is separate from the house. Remember to bring your own charging cable to plug in. An additional fee of $20 per night applies for this service.

WINTER ADVISORY - Our driveway is steep and winding. We strive to keep it free from snow and ice, but it may still be slippery at times. During winter conditions, such as snow or ice, 4WD vehicles are required.

RULES - Parties, Gatherings, and Smoking are not allowed. If you are planning to have a party or gathering, please note that this will not be tolerated, and your reservation will be immediately cancelled, and guests will be vacated from our property. There is a $1,000 fine for any illegal party or gathering. For any exceptions, you must have our permission prior to your arrival ONLY.

If you would like guests to visit, please just ask.

AVOIDABLE FEES:
*Smoking indoors- Cigarettes, marijuana, pipes etc- minimum $250
*Excessive messes $80 per hour to clean
*Party fine $1,000 and immediate removal
*Extra guests above the ones on the reservation $150 per guest, per night.

Dogs—We charge a minimal pet fee, so we ask that pets not be allowed in beds or furniture. Removing pet hair is very time-consuming, and our cleaning crew will charge an extra $80 per hour, which we would have to pass on to our guests.

We appreciate your understanding. The fees are the unfortunate result of guests not respecting our home, so we like to disclose this up front. Save your money. It will get expensive if you break the rules.

Hillside Farms- Fresh dairy and visit with animals.

We have lots of great bike trails and state parks nearby.

Frances Slocum State Park has great hiking and biking trails as well as a lake for non-motorized water activities and a playground. It is less than 10 minutes away.

Lackawanna State Park is a beautiful state park with hiking, fishing, boating, picnicking and more. It is approximately 35 minutes away.

Ricketts Glen State park has great hiking trails, a beach lake and amazing water falls. It is about 50 minutes away, but worth the drive for sure.

In the winter, skiing is available at Montage Mountain, 25 minutes away. Many ski resorts in the Poconos are within an hour's drive.

Many restaurants are in the area, but the independently owned ones are the best. Some of our favorites that we recommend are: Agolino’s, Grico’s, Valenti’s, Kevin’s, Fire & Ice, Rikasa, Bravo Tex Mex & Fuji’s Pittston.

Recommended nearby Italian/pizza places are: Napoli’s, Antonio’s, Demuro’s Pizza, TC Reily’s & Tomasino’s.
