We OBSESS over cleanliness and ensure all surfaces have been thoroughly washed and sanitized with disinfectant wipes and all linens and towels are bleached. - Main bedroom features a King sized bed to rest & relax in. - Large back yard. - TONS of free street parking in our safe neighborhood. - Lightening fast Wi-Fi - Large 48" Smart TV which features complimentary Netflix. - Home has been professionally decorated by a local designer to ensure all the comforts of a home. - Easy self-check in via. secure door keypad. - Only a short 5 minute drive to downtown Edmonton - Only a 20 minute drive away from Edmonton Valley Zoo! -Our home is pet friendly, but $30/pet/night fee must be paid prior to reservation and needs approval first prior to check-in.
What some of our guests do not love as much about our listing: -This home is a basement suite with another short term rental unit on the main floor. The space is not shared as it is a completely separate unit with it's own entrance. There is a possibility that the upstairs guests may have pets. - Our back yard is NOT fenced in, so anytime you let your pet outside, please ensure they are on a leash (and all pet droppings are picked up immediately) -Our home does not have A/C, however, we do offer tall tower fans to help cool down the space in those warm summer months and opening the windows as well will create a great cross breeze!
This guest suite comfortably sleeps 4 with one king size bed and a comfortable queen pull out/fold down couch in the living room! All beds complete with fresh sheets changed after every single guest. Our suite also has a full sized washroom that is sparkling clean with shower/ tub combination, sink and toilet so everyone can get ready for their day quickly!
Complimentary Wi-Fi, Netflix, tea and coffee. Your kitchen comes fully loaded with brand new appliances such as a microwave, fridge, electric stove, washer and dryer, other small appliances and wine glasses, mugs, dishes and cutlery.

Other things to note ✦ Please note✦ Our homes are fully stocked with the essentials you’ll need for a comfortable stay. Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require.
- For Winter Weather: During the winter season, snow is removed within 24 hours "after" the snowfall has ended.
Rates for Pet Fees per Pet: Nightly Rate: $30/night per pet Weekly Rate: $150/week per pet Monthly Rate: $300/month per pet *Please note the pet fee charges are not included in our advertised pricing and are charged separately after the booking is confirmed. This must be arranged and paid prior to arrival. Please inform us when you book if you are bringing pets as it needs approval first by the property owner.
PET RULES *Pets are not allowed on the beds under any circumstances *Please clean up after your pet and keep them off the furniture where possible. A $75 clean up fee may be applied if pet droppings are left in the yard or in the property. *Pets must be kept on a leash at all times when in the backyard. This area is a shared space, and we appreciate your cooperation in maintaining a respectful environment for everyone.

To ensure a safe, seamless, and high-quality experience, we kindly require all guests to complete the following quick steps after confirming their reservation:
1. Sign our short-term rental agreement This is a standard document that outlines the terms of your stay, our house rules, and general policies. It protects both parties and helps us maintain the quality of our homes and guest experiences. The rental agreement will be sent automatically after your reservation is confirmed and can be signed digitally in just a few clicks.
2. Complete ID verification All guests are required to verify their identity through our secure platform. This one-time step helps us ensure the safety of our community and property, and only takes a few minutes.
3. Choose your damage protection option You’ll have two options to finalize your booking: – Pay a $50 CAD non-refundable damage waiver, which provides up to $700 CAD in coverage for accidental damage during your stay. OR – Choose a refundable $700 CAD security deposit, which is a pre-authorized hold on your credit card taken 2 days before check-in and released automatically 5 days after check-out, provided there is no damage or violation of house rules. Please note: A 2% processing fee is retained by our payment processor, so the refunded amount will be $686 CAD. However, if you cancel your reservation before the deposit is processed, you will not be charged this fee.
Completion of these steps is required to finalize your booking prior to receiving check in instructions and entry codes.
We have exterior cameras on both the front and back of the house which are recording to the cloud 24/7.
Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.

Great spot to stay in Edmonton! Perfect location (and easy parking) and near schools with playgrounds and was nice and safe at night!
