- If your group includes 7 guests, I can provide a comfortable inflatable queen bed in addition to the three regular beds. This requires host approval and may incur extra guest fees.

Both full bathrooms include hygiene essentials and towels for your reserved guest count. Please use them respectfully and only during your stay.

Next to the living room, you’ll find a dedicated workspace featuring an electric standing desk, an iMac (guest profile access), charging ports, and Apple cables. There’s also a large, comfy pillow chair for relaxing.

The open-plan living room offers a comfortable sofa and a 55” 4K Smart Fire TV for your entertainment.

Cancellation policy: Cannot be adjusted beyond the set period or for non-refundable bookings.

✦ Upon Arrival:
Please take less than 90 seconds to read the 3 laminated sheets on the standing desk—they contain useful info about the home.

✦ Mail Delivery:
Receiving items is possible, but I am not responsible for missing or damaged mail.

✦ Security:
A Ring doorbell camera is installed at the entrance, plus a Ring floodlight camera on the driveway for your safety and neighborhood security.

✦ Guest Limit:
Maximum of 7 guests total. No additional overnight guests allowed without prior approval.

✦ TV Info:
TVs do not have online subscriptions but include all usual apps.

✦ A/C Notes:
The A/C was tuned this summer, (2025) Cooling may take a couple of hours. Setting to 60°F won’t speed it up—set it to 73°F and allow time. New Unit arriving by late August 2025.

✦ xtra Bed:
For 7 guests, request the inflatable 4th bed in advance. Otherwise, use any of the 3 beds, especially the California king in the master bedroom.

Unauthorized overnight guests incur fees. Please notify me if you expect visitors.
Undisclosed pets will incur a $350 cleaning fee each.
Parties are strictly prohibited. Violations lead to immediate cancellation without refund and a $750 penalty. If you plan parties, please book elsewhere.
