Rose Haven is a spacious and comfortable home with a view of woods in the back. The neighborhood is quiet and upscale. Four of the five bedrooms each have their own TV (50` to 65`) plus an additional TV in the living room.

We genuinely want your stay to be a delight. If the home is not perfectly clean or you see anything we can improve for you, please let us know. We are reachable at nearly all hours.

Some things to know:

TINY BEDROOM. In addition to our four regular bedrooms with king beds (2 rooms) and queen beds (2 rooms), we also proudly offer the `Littlest Bedroom.` It has a desk, a single bed, and a single bunkbed: 3 single mattresses total. The Littlest Bedroom does not have its own entrance from the hall. You must walk through the Gold-White bedroom in order to access it. This is only a concern if you need all five bedrooms. Each of the other four bedrooms has its own independent access, like normal.

APPROVED EVENTS. We are happy to host wholesome and responsible events, with the number of guests you booked for, as long as they do not involve parking violations or outdoor noise. We set up the property with this in mind! We love memorial weekends, church retreats, team-building workshops, football game nights, some birthday parties, and more. We are usually happy to approve a few extra daytime guests for free. Please just let us know your plans.

WILD PARTIES: Do not attempt to throw a loud or wild party, such as an after-prom night or frat party. Your event will be caught by our outward-facing security cameras and dispersed.

UNSURE? If you are not sure if your intended event counts as wholesome and responsible, or as loud and wild, please ask us. We are happy to help you think it through.

LARGE GROUPS: We have lots of hot water! 100 gallons. 🔥🚿💦 We also have sleeping accommodations for up to 16 guests. Please be aware that we only have 4 parking spaces and 3 tubs/showers.

THERMOSTATS. The top floor and the main floor are on two separate thermostats. You can control both.

MASTER TV. The TV in the master bedroom is on a lightweight, easy-to-move rolling stand. Depending on how large you like the screen to appear, you can position it near the bed or further away. The plug for the TV is on a cord at the foot of the bed. The stand is exceptionally easy to move. If you encounter any resistance when rolling the stand, pull up on the tab on each wheel to unlock the wheels.

HOUSE RULES
CHECK-OUT. Check-out is at 10 am.
► You`ll have a 30-minute grace period.
► At 10:30 am, and each thirty minutes after, a $100 late checkout fee accrues.

AUTHORIZED GATHERINGS: We are generally excited to host your QUIET, RESPONSIBLE GATHERINGS such as:
- Memorial weekends
- Corporate workshops
- Family reunions
- Church retreats
- Sports-watching weekends
- and more!
Rose Haven is delightful for these! Please just get our written permission in advance for any event.

UNAUTHORIZED EVENTS: We will absolutely not permit AFTER-PROM NIGHTS, FRAT PARTIES, or BINGERS.
► Any unauthorized event will result in the immediate termination of your booking, police escort from the residence, permanent disbarment from our properties, and the maximum fine permitted by law.
► There is a $500 fine per incident of tampering with, disconnecting, or obscuring any camera.

UNREGISTERED GUESTS. Each unregistered guest must be pre-approved by us in writing. We usually allow four extra guests during daylight hours at no additional cost and further guests beyond that, up to a reasonable limit, for $10 per guest. Any unauthorized guest carries a fine of $50 per night of your booking. Your stay may be cancelled without refund if any unauthorized guest is present.

NOISE: No noise may be loud enough to disturb any neighbor. It is extremely rare for indoor noise to cause any problem. Unless you are playing outdoor music, repeatedly slamming car doors, cutting up loudly on the patio at night (e.g., drinking and hooting and hollering), or playing very loud bass beats, you’re probably ok.

LIABILITY: The individual who books the reservation (“the booking guest”) is responsible for ensuring that all members of their party and any visitors comply with these House Rules. To the maximum extent permitted by law, the booking guest assumes all risk, responsibility, and liability for themselves, for anyone they allow to be present, and for all such persons` conduct. This includes covering the full amount of any fines levied as a result of such conduct against the Host (Richard Davis), the Host’s LLC (World-Class Investment, LLC), or the property owner. If another booking is impacted due to your or your guest`s behavior (such as smoking, excess mess, damages to furnishings, or late checkout), you agree to cover our full resulting expense and loss of income.

PARKING: By law, vehicles must park only on the driveway and in the garage. They may not park on the grass or on the roadside. Improper parking may carry a municipal fine of up to $1000 per incident. We provide adequate parking for four standard vehicles. Please take this into account when planning your trip.

FOOD: Please do not eat in the living room or bedrooms. In the event of a spill on any furniture or rugs, please clean and dry it immediately and promptly let us know.

SMOKING / VAPING / DRUGS: Absolutely no smoking or vaping indoors. Evidence of indoor smoking/vaping may result in a remediation fee of up to the sum of (i) our full reasonable remediation cost and (ii) our costs and actual or reasonably foreseeable loss of income due to impacted future bookings, including any damages paid to the booking parties, with a minimum fee of $300 per incident. Our reasonable assessment shall count as sufficient proof of smoking/vaping, including in cases without photo evidence. No illegal drug use on the property.

THERMOSTAT: Please keep the thermostat set within 68 to 72 degrees F.

TAXES: Any fine or fee also may also incur taxes of up to 15%, as required by law.

PROBLEMS. If you encounter any problem during your stay, please let us know asap through messaging on the booking platform.

ACKNOWLEDGEMENT: Within 12 hours of placing of your booking, please do one of the following:
— (a) confirm with us through messaging on the booking platform that you’ve read and accept these House Rules; or
— (b) cancel your booking.

PETS. If bringing pets (otherwise, no need to read):

Pet Fees: $20 per pet per night, but with a minimum of $100. Any pet fee doubles if not paid before you arrive. You may already have paid some or all of the pet fee when you first placed your booking.

Pests: Pets must be up to date on their flea and tick treatments. If live fleas or ticks are found after your stay, you will cover our full cost in having them removed.

Pets must:
-not be left alone, except in crates or the bathroom beside main kitchen
-not bark repeatedly outside; please immediately bring inside any noisy pet
-be leashed/carried outdoors
-not enter neighbor`s property ($200 fee)

Please leave the provided couch/chair/beanbag covers on and clean up any pet messes with the spray provided.

No illegal breeds or pets with a history of violence toward a human being.
