The Space-
The condo includes:
• Full kitchen
• Walk-in closet for storage
• Full bathroom with bathtub
• Queen-size bed
• Comfortable L-shaped sofa seating two guests
• Dining table with seating for two

The unit also features:
• 50-inch Smart TV (streaming apps only – no cable)
• High-speed Wi-Fi
• Central air conditioning

Guests may log into their own accounts such as Netflix, Hulu, or Amazon Prime. Please remember to log out at checkout.

The kitchen is fully equipped with essentials including:
• Cookware and utensils
• Silverware
• Stainless steel stove and oven

• Stainless steel refrigerator
• Keurig (K-Cup) coffee maker

• Air fryer

Guests also have access to the condo community amenities:

Parking-
Your stay includes one assigned parking space.

House Rules-
No smoking of any kind is permitted inside the unit or on the property. This includes cigarettes, cigars, vaping, and marijuana.

Violation of this rule will result in additional cleaning fees and possible fines.


Important Property Notes

Please note this is an older unit and is priced accordingly for the area. You may notice some cosmetic wear such as cracked floor tiles and dated kitchen and bathroom finishes. We recently installed a new electrical panel in the kitchen which is fully operational. Cosmetic wall repairs are scheduled, and you may currently see a temporary wall covering in that area.

Despite these cosmetic details, the condo is professionally cleaned and fully equipped with everything needed for a comfortable short-term stay.

South Florida Environment Notice-
Because the property is located on the water in humid South Florida, occasional insects or small outdoor wildlife may be seen (this is common throughout the region), including:
• Ants
• Palmetto bugs (large Florida water roaches)
• Mosquitoes
• Small lizards outside the property

While this is uncommon and has not been a recurring issue, we want guests to be aware this is part of the tropical environment.

To minimize this:
• The building receives monthly professional pest control service (typically the second week of the month)
• Guests are encouraged to keep doors closed and dispose of trash regularly

Occupancy Policy-
This unit is designed for a maximum of 2 registered guests only.

No additional overnight guests or visitors are permitted without prior approval.

Security Cameras-
For safety and property protection:
• A doorbell camera is installed at the front door facing the exterior entry only
• Security cameras are also located in common outdoor areas such as the pool, dock, and shared spaces

There are absolutely no cameras inside the unit.

Pet Policy-
No pets are allowed.

Service animals are welcome in accordance with VRBO policy.

Emotional Support Animals (ESAs) must be disclosed prior to arrival and may require an additional cleaning fee where permitted by VRBO guidelines.
