On arrival, there is a large driveway which will comfortable fit 4 large cars (Range Rover sizes) or will snugly fit 5 small cars. There is additional space for a smaller 5/6th car in front of the garage building. Leading down a lit grand staircase, central to the bifold doors which leads into the spacious open plan first floor living space

This living space offers an open plan first floor leading out via large bifold and 2 sets of french doors to a large decked terrace which includes an 8 person sunken hot tub; swing/slide set for the children; and a bespoke granite stone topped outdoor dining area that can seat 20, with a top of the range Webber Summit S Series gas BBQ, as well as multiple other seating areas to give a relaxing outdoor environment, with a XL sized cantilevered Parasol, that can move over the table or the patio as required. There is also a designated dog mess area, but as previously stated pets will be approved on a case by case basis as the property wouldn't lend itself to all dogs etc.

From the outdoor area you enter into a large luxurious kitchen, which includes all Fisher Paykel appliances including an American fridge freezer (ice/water) 2 standard ovens, plus an addition 2x Combination microwave/ovens. 7 Hobs (gas/induction), a quooker tap supplying Hot/Cold/Sparkling water, 4 large larder cupboard areas, well equipped with Stella cutlery, a large selection of Le Creuset pots, pans baking trays etc. The huge 3.2metre island features a breakfast bar with 4 bar stools for the early risers.

The kitchen leads onto a bespoke stone and steel dining table which can comfortably accommodate 12; this is lit by a large one of a kind 1.5metre contemporary light, there are also a further 2 tables that match this table, that can be added on to the table to create a further 4 seats, seating a comfortable 16. (20 seated) if you include the 4 spaces at the breakfast bar)If you were hoping to sit more at the dinner table, then there are further options available, where we can remove some of the kartell seats and replace with far more basic fold out chairs, it would however be very snug, but you could probably get another 2 on the table this way if you were so inclined.

All lighting on the first floor is fully controllable and customisable via the Rako app. Situated within the dining area is a large bar which includes 2 wine coolers, inbuilt fridge and a further in built freezer. A large variety of glasses. At request we can fully stock this bar before your arrival with whatever you require for your stay.

The lounge has a Sonos sound bar and sub; the first floor has 4 Sonos zones including an external set of speakers.

There is a cloakroom that serves this area, just off the kitchen

There is only one bedroom upstairs, which has views over towards the cathedral, a double tv bed, wardrobe and ensuite wet-room.

As you walk down the stairs to the ground floor, you will approach a double bedroom which consists of a double TV bed, dressing table and a spacious walk in wardrobe. This bedroom has an en-suite wet room, with a monsoon shower and a panoramic curved Art Deco window to the front

Walking through the downstairs hallway you will come across the smaller single bedroom, however can become a double on request. A beautifully lit room with all the natural light of a further panoramic curved glass window.

Further along the hall, the next bedroom offers 2 single beds (Bunk Beds), this is opposite the main bathroom which serves this room and the single room at the front.

The main bathroom has an enormous free standing bath which faces an in built Smart TV with various mood light setting, toilet and sink.

One of 2 master suites offering a king size bed, dressing table, wall mounted Smart TV, dressing room and a wet room bathroom with Sonos.

Master 2 - you are immediately in the dressing room which leads to the wet room (en-suite) or bedroom with superking sized bed, with a dressing table and wall mounted Smart TV.

Bedrooms feature wall mounted lighting either side of the bed, which also feature reading lights, and USB points, which are in addition to the various USB points located all around the house.

In all bathrooms/en-suites there are low level lights, that activate on motion to avoid main lighting when using during the night. There is also a walk way of low level lighting from the first floor to all bedrooms downstairs that is sensor activated, to make travel to and from rooms at night simple.

Into the Library/snug with 2 comfortable arm chairs, a huge variety of books and another wall mounted Smart TV (Please note, this room does not have a door from the hallway - it is open, so limited privacy, it is also a thoroughfare for the cinema room and playroom)

From the Library, you walk into the spacious cinema room which features a 102inch HD Protector screen alongside full sky, Apple TV, PS4 and the surround sound system is a Dolby Atmos 7;1 system. This room converts into a bedroom sleeping 4 in 2 double sofa beds. Also one of the built in cupboards features a Treats & Sweets cupboard with drinks fridge/freezer.

Through the ‘secret’ bookshelf door you’ll come into the play room which has a comfortable sofa bed and a wall mounted smart tv.

Property sleeps 18 in beds, Cots and other baby hire items can be provided via a company we work with (please message for info) and will fit into most of the rooms
