Stunning Lakehouse:

Lakefront property & house on 1-acre on Pontsoosuc Lake in western MA, 2600 sq.ft., 3 bedrooms / 2.5 baths, attached garage, in the heart of the Berkshires. New England - Cape Cod style property with open concept interior; tasteful, clean, and comfortable furnishings. Multiple work space options for keeping up with work on-the-fly while enjoying all that lake life has to offer.

A large primary suite (King) sits on one side of the home, w/ two guest bedrooms (King, Queen) on the other end of the house. The three bedrooms are spacious, comfortable, and well-appointed. The master / primary en-suite includes an over-sized tub as well as a stand-up shower.

Kitchen, dining, and living room areas are spacious and open, with high ceilings & skylights. Large screen hi-def flat screen tv in the main living room also has gas fireplace and a private library. Queen guest bedroom and den overlooking the lake also have smaller TV's, all 3 TV's have Roku devices for access to streaming services. New washer & dryer available in full laundry room.

Cozy closed-in lakeside backporch opens to a small back deck. Large front side porch is set back from main road. The beautiful back porch sun room has wall-to-wall windows looking out at the lake.

Wicker rocking chairs are available in the garage to sit on the east-facing front porch for your morning coffee, or consider happy hour with a sunset on the private dock to wind down the day looking west out over 511 acre Pontoosuc Lake with the Berkshire hills as your backdrop.

We loved this house. There were only 3 of us but the house is spacious enough to accommodate many more. It had a lovely view of the lake and nice large yard. We did not cook but the kitchen was well-equipped with a large center island so you can eat and have a lake view.

We had a great time. House was clean, spacious and the views of the lake were perfect. Our kids enjoyed the dock and the yard. Stephen, the host was easy to reach and was very nice in helping us with a special accommodation while we were there. I would stay here again :)

Property was even nicer than VBRO posting. Everything you need for either a short weekend or weeks long stay. Clean, organized, well equipped and located within walking distance of an ice cream/food stand. If you are attending an event at Lake house Guest Cottages of the Berkshires it is the perfect location, one house away. Host was responsive and the properties information notebook was full of helpful information. Highly recommend .

Our family had an incredible experience. Before check in, the host was extremely helpful and responsive to any and all questions, going above and beyond. The house itself far exceeded our expectations - this is a great space for a family and a beautiful lake view and access. It was very clean and great AC units in every room. Kitchen and living room are well stocked with everything you need and a great 3 season porch. Would recommend this to anyone looking to visit the Berkshires!

This house is very clean and well appointed. Overall, the stay was comfortable and we enjoyed the direct access to the lake.There was a wedding being held at the venue next door on one of our nights. The music was loud from the afternoon into the evening but we didn’t really mind since we were just grilling outside with family. I can see how this might be an issue in other contexts, however.The owner was responsive and polite, and my family would stay here again.

This house was awesome! We had a wonderful ski weekend. The house was close to Jiminy Peak and restaurants. Stephen was wonderful to work with the house was very clean comfortable for our group. We will definitely be returning!

Very clean, well stocked property. There is plenty of space and it was perfect for our girls’ weekend. Lake access was great and the yard was nice for relaxing by the water. The venue next door did have a wedding Saturday night but the noise was at a reasonable level for us as a group of adults who even appreciated the joy of the event. Hosts offered flexibility with check in and check out which was greatly appreciated. Would definitely stay again.

Pontoosuc getaway

This is an outstanding rental with superb amenities. The layout is perfect for families with children or just adults. Spectacular view and property. No disappoint here. We will be back.

Wonderful house, LOUD neighbors

The property itself is lovely, and the owner Stephen was kind and responsive. Nonetheless, I would not return. There is a wedding venue next door, and oh boy, it was loud. When providing the door code the day ahead of our stay, Stephen also warned us that the property directly next door hosts events, including many weddings in the summer and fall. During our stay, there was an event on the Friday and Saturday nights. Music began around 4:00 and continued—getting progressively louder—until 10:00. By 8:00 the music was so loud that the bedroom furniture on the south side of the house was vibrating with the bass. When I messaged Stephen he was nice and assured us that the music would stop at 10:00 sharp. If we didn’t have young children, it would have simply been a nuisance, but having my kids up two hours past their bedtime two nights in a row made for some real misery. The wedding tent was clearly visible from the house. That’s how close you are to this venue. It could be a blast if you want to sit out back and enjoy the lake views accompanied by a DJ’s playlist. Maybe a property better suited to people looking for a party atmosphere? Sadly, I would not recommend this property to families with kids or anyone looking for a quiet, relaxing weekend away. Though, I imagine it’s quieter during the weekdays!

Jillian and her family were great guests at our Lakehouse, and a pleasure to host. It was nice to hear from them initially how they were enjoying the property and the fishing right off the dock. We are of course aware of the weekend events that the property next door hosts regularly, including weddings, and no doubt the weekend (Sat nt.) music from these Berkshire Guest Cottages can be loud and is definitely audible at our home until 10pm (there is always a hard stop right at 10pm per local ordinance), We do disclose and address this within our VRBO listing, and I also always send a personal message to guests in advance to advise of this potential issue or factor for some guests. Our home and property are definitely kid- and family-friendly (we have young kids of our own), and the home is stocked with kids games, books, and yard/lake toys. The vast majority of the time it is a peaceful, quiet, and relaxing lakefront property. Although I regret the next-door event impacted Jillian's experience, unfortunately we as owners (and many local neighbors) do not have much recourse as of now to change how the neighboring property and business manages their events.

We enjoyed this beautiful, clean, spacious house. This lake front property has beautiful views and easy access for swimming/water play. We brought our fold up kayaks to enjoy on this peaceful lake, but there are plenty of inner tubes, boogy board, floats and water toys provided by the host. When an issue arose Stephen responded quickly and arranged for the necessary repair. The location was convenient to all local attractions. We loved every moment of our stay. We would happily return.
