This expansive 40-acre private ranch estate offers wide-open spaces both indoors and outdoors, making it an ideal retreat for large families and groups looking for a memorable getaway. The home comfortably sleeps up to 32 guests in beds, with ample additional space for flexible sleeping arrangements.
Surrounded by premier ski, golf, and lake destinations, including Park City and Heber City, this serene mountain estate is perfect for both summer and winter escapes. The property is located just 10 minutes from the Deer Crest/Deer Valley lift, 25 minutes from Park City, 5 minutes from Heber City Main Street, and 3 minutes from Heber City Airport.
Set at the base of the stunning Wasatch Mountains, guests arrive via a private gated drive and are greeted with truly jaw-dropping views. This professionally cleaned home accommodates 30+ guests in its maximum configuration and is thoughtfully designed to support groups of varying sizes.
The estate features:
Two kitchens:
One large gourmet kitchen with brand-new high-end appliances
One half kitchen with refrigerator, microwave, and sink
Four refrigerators total for ample food storage
Radiant floor heating throughout, central air conditioning, and three gas fireplaces
A dedicated laundry room with large washer and dryer
Multiple HD TVs with Viasat Network Premium
Indoor entertainment including a pool table, air hockey table, and games
Outdoor amenities include a 13-person swim spa, an 8-person hot tub accessible via a dedicated entry with adjacent wet room and bathroom, a massive fire pit, extra-large BBQ, and outdoor furniture. There is abundant parking, including a three-car garage, and expansive grassy areas suitable for recreation.
Events & Special Use:
While the estate offers expansive outdoor space, large events or gatherings with extra guests are not automatically permitted with a reservation. Any event use must be approved in advance and is subject to a separate venue agreement and additional fees.
Guests have access to the entire house, garage, and property. As this is a working ranch, guests are asked to stay away from the barn and animal pens unless accompanied by the property manager or staff.
The property is conveniently located just minutes from Heber City and offers multiple transportation options. Parking can accommodate 8+ vehicles and is limited to the garage and driveway unless otherwise approved. Vehicles must remain on paved surfacesâplease keep all cars off grassed areas.
The surrounding area features a nearby reservoir with a public beach, boat and jet ski rentals just 5 minutes away, street-legal ATV access on city roads, and hiking and biking trails accessible directly from the property. Additional nearby amenities include a state-run gun range, public golf courses, horseback riding, fly fishing, and snowmobile tours.
